Terms

VACATION RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between the Property Manager and _____________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1. Property. The property is located at:

2. Rental Party: The guest must be 25 years old. The rental party shall consist of Guest and the following persons:



3. Maximum Occupancy: The maximum number of guests is limited to X persons.

4. Term of the Lease. The lease begins at ___4__ p.m. on (the “Check-in Date”) and ends at __11___ a.m. on (the “Checkout Date”).

5. Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods.

6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner..

CANCELLATIONS: A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will receive a full refund of their deposit. Cancellations or changes that result in a shortened stay, or that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellations made less than 10 days from arrival will be charged the full amount of reservation. Cancellation or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately

RENTAL RULES

1. Smoking is NOT allowed OR Smoking is allowed outside only.
2. You must be 25 to reserve a unit. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. Keep the property and all furnishings in good order
5. Only use appliances for their intended uses
6. Pets are NOT allowed. OR PETS are permitted only with prior approval and the Pet Addendum must be completed.
7. Parking:
Option A: PARKING PASSES – Parking passes are located inside the unit. Renters must display parking pass on their dashboard at all times. Failure to display may result in towing of vehicle at renter's expense. Vehicles are limited to two per unit and space is not assigned.



8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
9. Hot Tub: [No children under the age of __3_ permitted in hot tubs at any time] [without adult supervision]. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our maintenance staff drains, sanitizes, refills and replenishes chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. [DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement.] Remember when not using the hot tub, leave cover on so hot tub will stay warm.


10. Storms:
Option A: If there is a storm or hurricane, no refunds will be given unless:
• The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area"

• The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
? Any unused portion of rent from a guest currently registered;
? Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
? Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period

Savannah Vacation Once again staying at Beachside Colony was a wonderful experience. Staff were very friendly and helpful. Rental was very clean and well maintained. I will be back again next year!

AWESOME relaxing time at Beachside Colony We enjoyed an amazing STAY-CATION at Beachside Colony just before school started. Everyone was so friendly and the accommodations were fantastic! Can't wait to go back!

Family 4-Day Labor Day Weekend Getaway Our condo was very clean, beautifully decorated,with a nice view and the perfect distance from the beach. Although the information we received discouraged early arrivals, the office graciously allowed us to check in an hour or two early. We loved our accomodations and enjoyed the surrounding area.

Not Worth The Money We couldn't check in until 5 PM, which made life difficult with a wedding venue to attend. Our bathroom light was out, which also made things interesting when attempting to get ready for a wedding. The king bed was hard as a rock, and there was dried spaghetti stuck on the ceiling. At least half of the luggage carts were beyond use. With as much money as this place is charging you would think the quality of the amenities would be far better.

Tybe island dream vacation Our condo was very comfy. It's view was blocked by Palm trees. It still was beautiful. We had our two grandsons with us, they had lots of fun. The only negative thing was the pools were very small and closed much of our stay. That is something that should have been repaired in one day. The furniture should be replaced worn tables. The money spent should reflect better than a motel.

Tybee in April Condo was very nice. The biggest problem I found with Tybee was the limited nice places to eat.

Very nice and roomy condo We really liked this condo. It was a great size and nice view of the beach. Overall, the management company skimps on extra garbage bags, no sponge or dishwashing wand. No laundry detergent. This was fine except I've alwatys had those provided when renting houses. And sugar for coffee. a heads up on what to bring would ahve been find. I realize they keep costs low by providing the minimum, but no one wants to buys sugar or bring a dishwashing sponge for a long weekend. Besides that, beach was great, pool was great. Restaurant on property is ok. So-so food and service--the servers were just slammed!

Great escape from reality! My family and I had a great time! The condo was very spacious and great pool/partial ocean view. The master shower was enormous-wish I had one like it at home. I love that Beachside Colony has three different pools and that Marlin Monroe's restaurant is located poolside for if you get a hankering for something good to eat! It was a very short walk to the beautiful beach-perfect for all ages. This is the second time we have stayed at Beachside Colony and definitely plan on returning again next year!

Loved our week here! The condo was clean, well decorated and supplied. We were there with our 3 kids, and we were very comfortable. The pools were small, but the ocean just steps away. We enjoyed the poolside restaurant and bar. The service there was fast and attentive. The management company was very responsive, brought extra sheets immediately.

Love this place This is our second time staying at Beachside Colony Resort-but the first time in this specific unit. I really just love the whole set up-It was perfect. The unit was very clean and updated. Would definitely stay there again!

Overall a nice getaway Room was clean but a few minor repairs could have been done prior to checking in could have been in order. Large gash in bedroom door for example. Breakfast bar only had one bar stool. The main plus was the staff especially Charlie!!

40th Wedding Anniversary Celebration in Tybee at Beachside Colony The dishes were not clean. Towels were very cheap. Furniture in this unit was very good. Baseboards need attention. Some of the lounge chairs by the pool were ragged. <br/>The convenience to the ocean is wonderful. Beachside could use a larger pools as the two become very crowded. The Merlin Monroe has good food and is affordable. We love Tybee and will probably choose Beachside on our next visit. Thank you, The Brocks

Tybee Island Condo-Oceanview Very nice accomadations. Family atmosphere and not too noisy at <br/>The poolside even with music playing. Small bar extends on one side of <br/>The pool area. Good lunch menu offered at the bar/restaurant. Beach is visable from the pool side but approx a 40 Foot walk to the beach.
