VACATION RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between the Property Manager and _____________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1. Property. The property is located at:

2. Rental Party: The guest must be 25 years old. The rental party shall consist of Guest and the following persons:



3. Maximum Occupancy: The maximum number of guests is limited to X persons.

4. Term of the Lease. The lease begins at ___4__ p.m. on (the “Check-in Date”) and ends at __11___ a.m. on (the “Checkout Date”).

5. Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods.

6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner..

CANCELLATIONS: A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will receive a full refund of their deposit. Cancellations or changes that result in a shortened stay, or that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellations made less than 10 days from arrival will be charged the full amount of reservation. Cancellation or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately


8. Rental Rate and Fees

RENTAL RULES

1. Smoking is NOT allowed OR Smoking is allowed outside only.
2. You must be 25 to reserve a unit. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. Keep the property and all furnishings in good order
5. Only use appliances for their intended uses
6. Pets are NOT allowed. OR PETS are permitted only with prior approval and the Pet Addendum must be completed.
7. Parking:
Option A: PARKING PASSES – Parking passes are located inside the unit. Renters must display parking pass on their dashboard at all times. Failure to display may result in towing of vehicle at renter's expense. Vehicles are limited to two per unit and space is not assigned.



8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
9. Hot Tub: [No children under the age of __3_ permitted in hot tubs at any time] [without adult supervision]. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our maintenance staff drains, sanitizes, refills and replenishes chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. [DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement.] Remember when not using the hot tub, leave cover on so hot tub will stay warm.


10. Storms:
Option A: If there is a storm or hurricane, no refunds will be given unless:
• The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area"

• The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
? Any unused portion of rent from a guest currently registered;
? Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
? Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period

Nanher's Ocean Debut Once we got checked in, which was not a great experience, our trip was excellent!

Great view! View was great but I felt like the property was much smaller than it looked in the pictures. It sleeps 8 and thank goodness 2 people couldn't make it because it would have been close living! Bigger space in master bath where it didn't matter to us. Unit seemed a little old but this was our first time on Tybee so maybe it was par for the course. Couldn't beat the great views and easy access to the beach!

SLOW RIDE What I can remember, it's always the best!!!

Quick Spring Break Long Weekend We stayed 3 nights Friday to Sunday. Check in was quick, and we were in the condo within minutes. The layout was perfect and 2 balconies staggered from other units so had privacy. The weather wasn't the greatest, but we still went to the beach, into town to shop and rode bikes. (Tim's delivered and picked up bikes for only $10 each 24 hour rental.) We contacted maintenance twice-once for a toilet and other screen door fell off. Both were addressed quickly. We would definitely rent this condo again!

GREAT condo, cold weather We have been coming to Tybee for 10 years. The ocean and beach are beautiful. The last three winters have been colder and not as sunny, but then the weather in the North was worse.

Four Day Get Away We had an awesome time at Beachside Colony. The location is perfect, staff extremely helpful, and the condo was very comfortable. We can't until next summer to do our annual get away. We will be back!

My trip to Tybee Island My reservations were made through Travelocity. They called me twice saying beachside had overbooked and i didnt have a room. I called beachside both times and detrmined that was a lie and travelocity did not want to honor the price they had given me. The managers at beachside wee very helpful. Especially Pam. Well when i arrived travelocity had cancelled my reservations for the 3rd time so i thought i would be roomless but Pam and Rocky took care of me and put me up in a very nice condo for the weekend. Great gals. Travelocity not so good.

Oceanfront condo Our stay was very nice. The management company was terrific. The condo was very nice with an incredible view. My only complaint is that the condo was old and it showed. There was a little mold in the bathrooms, the faucets were dirty, the appliances were in bad shape. The Condo was clean to the best it could be. The location was great and the restaurant/bar on site had great food and service.

Very dirty condo We have stayed at beachside colony many times. This was the first time in this unit and it was very disappointing. I didn't take my sandals off except to sleep and bathe. The floors and carpets were unbelievably dirty. My sons feet were black. The sofa was cloth and looked filthy I didn't want to sit on it without a towel.

CAN'T GET ENOUGH OF TYBEE The ladies in the office are the best, it has to be tough to WORK at a vacation resort, they always work with me, which, my wife says is difficult. We come down a lot and they have everything ready when I walk in. Wish the bar next door would stay open everyday, at least till December. You can't beat the laid back atmosphere on Tybee and we love those kitty cats. The condos are great there are a couple of them that could use a little owner update, nothing critical. Hope to see ya'll real soon!!!

my beachside stay Love Tybee! Our condo was older with upgrades!Liv8ng area was small but comfy. View was awesome! My main complaint was the construction of dredging equipment with noise right in front of condo. Wish they woukd have informed us when wr called. Also air didnt work but maintenance got right on it! Overall good but the cranes and heavy equipment was a negative. Response from Beachside Colony Resort; Thursday, October 23, 2014 Thanks for taking the time time write a review. We appreciate all feedback from our guests. I am so sorry about the dredging equipment on the beach we actually were not informed that they would be setting up right out in front of Beachside. Unfortunately, as a barrier island Tybee is susceptible to beach erosion so beach re-nourishment is very important. They have posted a schedule for us on the city website and hopefully they will be done in front of us by next week.

Dr. Tybee As is always Tybee's the best, low key atmosphere,relaxed people everywhere, no traffic jams, but I just don't get to stay long enough! one thing room 443 needs a lot of work as in upgrades on furniture, rugs, appliances, T V's!!!, paint.

Beach House #443 Review I would rate the overall stay at a 4-5 star. Beautiful location, very nice condo, nicely furnished. Could not contact front desk, with a 0 or 9,0. so gave up. Also, the floors were extremely dirty, (crawling baby) so I just mopped them. Besides that which is minimal the place was perfect, would definetly stay again, had a great time, as always, at Tybee.
