Terms

VACATION RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between the Property Manager and _____________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1. Property. The property is located at:

2. Rental Party: The guest must be 25 years old. The rental party shall consist of Guest and the following persons:



3. Maximum Occupancy: The maximum number of guests is limited to X persons.

4. Term of the Lease. The lease begins at ___4__ p.m. on (the “Check-in Date”) and ends at __11___ a.m. on (the “Checkout Date”).

5. Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods.

6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner..

CANCELLATIONS: A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will receive a full refund of their deposit. Cancellations or changes that result in a shortened stay, or that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellations made less than 10 days from arrival will be charged the full amount of reservation. Cancellation or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately

RENTAL RULES

1. Smoking is NOT allowed OR Smoking is allowed outside only.
2. You must be 25 to reserve a unit. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. Keep the property and all furnishings in good order
5. Only use appliances for their intended uses
6. Pets are NOT allowed. OR PETS are permitted only with prior approval and the Pet Addendum must be completed.
7. Parking:
Option A: PARKING PASSES – Parking passes are located inside the unit. Renters must display parking pass on their dashboard at all times. Failure to display may result in towing of vehicle at renter's expense. Vehicles are limited to two per unit and space is not assigned.



8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
9. Hot Tub: [No children under the age of __3_ permitted in hot tubs at any time] [without adult supervision]. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our maintenance staff drains, sanitizes, refills and replenishes chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. [DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement.] Remember when not using the hot tub, leave cover on so hot tub will stay warm.


10. Storms:
Option A: If there is a storm or hurricane, no refunds will be given unless:
• The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area"

• The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
? Any unused portion of rent from a guest currently registered;
? Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
? Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period

Nice condo with lots of space but really dirty floors We had 6 people staying in the condo so having 3 rooms was great but the floors were really dirty. Also the trash pick up spot was located right next to the pool area so the entire area smelled really bad.

Pretty nice, room for improvement The rental was nice. It wasn't as clean as I would have hoped since it is not cleaned during the visit. Some of the dishes were dirty, bathrooms could have used a better scrubbing. Having to buy or bring extra toilet paper, paper towels and garbage bags because only 1-2 of each are provided was a little ridiculous. Staff was very nice, bar drinks were good, pool area though small was nice, beach was nice & quiet. Parking was a pain several times we didn't have a spot, assigned parking would have been preferred, it's not easy to maneuver in & out of the top level when their isn't a spot to back in & out of. The location is central to the activities on Tybee & in Savannah if you plan to drive or like to walk (the pier & pavilion is a 30 minute walk). Next time for something different we will look into a house rental since you don't get housekeeping services during your stay and also try and stay closer to pier.

July 4th Fun in the Sun The staff at Beachside Colony are wonderful. When we arrived, we found that the sound didn't work on the main TV (not that I care about a TV when I'm at the beach, but my son-in-law did.) They sent someone right over. He couldn't fix the TV, but promised to bring a new one in the next morning. Turned out to be the cable box, not the TV, so he rearranged the boxes moving one from a bedroom, and had the TV working by 10 AM the next morning.<br/><br/>The condo was lovely. Well-stocked kitchen, comfortable beds and covered parking right at our door.<br/><br/>The pools were awesome! My 4 year old granddaughter loved the kid's pool, and the poolside staff were exceptional - we had no idea before coming that poolside food and drinks were served by Marlin Monroe's - wonderful!<br/><br/>Only complaints: you should vacuum the AC intake in the hallway - filthy; no coffee filters - not usually something someone brings on vacay because - should I bring cone or basket style?; the floors turned our feet black within 5 minutes of walking on them - not sure if they weren't mopped or if that's usual because of the dark grout.<br/><br/>All in all - a lovely trip!

Tybee vacation I really liked the place until I went to take a shower and the water was freezing cold and there wasn't a shower head so there was barely any water pressure at all. I also didn't like the fact that the air could only be set as low as 72. I get hot very easy and that was disappointing.

Memorial Day Getaway Tybee Island is one of my favorite places to visit! It provides the reprieve that my family needs! I have stayed at Beachside Colony on two different occasions. Both times, I found Beachside Colony to be relaxing and clean. The staff is courteous and helpful. I strongly recommend Tybee Island and Beachside Colony as a place to get away and relax!

A place to plan to return real soon The property was more than I expected. apparently had recently been refurbished. Very tastefully decorated. relayed the "beachy" feel but not overdone. Immaculate. very well kept. as a women, loved the bed linens!! particularly the little hearts sewn on them i guess for identification. certainly plan to revisit. would like to have been facing the beach but only a very short distance to beach

Thumbs Up! My friends and I loved this condo! We were able to check in early since we arrived a few hours early. The place was very clean and we ALL enjoy the jacuzzi bathtub in the master bath. It was our first time visiting Tybee so we were all very impressed by the condo and its location. Already thinking about going back and would love to stay in this condo again!

Girls weekend well it started off bad air did not work, fridge did not cool. we did not have air for 24 hours, although the staff was very nice and helpful there was nothing they could do. I have stayed at Beachside in the past and have always been satisfied, but this time I was not totally satisfied. Did not like the room. cleaniness of the room sucked. It looked like someone came in there and hit the high spots and did not clean good. Like I said I stay at Beachside everytime I come to Tybee and most likely I will come back depending upon the rates, but I was not satisfied with this stay. Staff was very nice and did all they could to help but they are limited.

Satisfied My friends and I were very happy and satisfied with our stay! Very good location (sat right in the middle of the area...about a mile to the start of stores/restaurants on one side and about a mile away on the other). Clean and nice people. We had a small issue with the refrigerator not getting cold at first, they sent someone over right away and all worked out.

Tara's Wedding in Tybee Island Everyone there was so kind and helpful. Thank you! We did have an ant problem in the kitchen. We found the lamp in the spare room to be broken. Many of the dishes and flatware seemed to have been put away dirty. The parking spaces are entirely too small, especially for the handicapped.

Great convenient location The location was great! There were 3 pools and better yet... a BAR at the pool. Close to the beach, too. The floors were not clean - think grocery store feet walking around in the condo. The management company did send someone back over to re-mop the floors but they did explain that the grout in the tiles is what kept the floors dirty. There was thick dust on the baseboards throughout the unit. Also, the water pressure in the showers was very light. Just took longer to take a shower and get soap off. These issues were not "deal breakers" and I definitely would stay again. Can't beat the location!
