    Our 2-bedroom house is in a charming village which sits on the River Yonne and Canal du Nivernais in rural Burgundy. The interior has been kept faithful to the style and decor of the prior authentic, old Frenchwoman. Fast wifi internet is available in the house. It features two good-sized double bedrooms, a large dining room, a sitting room and a small kitchen. The bathroom has a shower, toilet and illuminated vanity/sink. Towels and washers are provided, and the cleaning costs are included in the price. The village is very well appointed for its size with amenities including a tiny but comprehensive supermarket, a superb boulangerie (bakery), cafe/bar, restaurant, doctor surgery (English-speaking), pharmacy, hairdresser, service (gas) station, marina on the canal, florist, wine cellar and more. The village is overlooked by a lovely old church which has a 9th century crypt. The neighbours are friendly, and the rural nature of the area makes driving easy. Don't miss the Thursday morning markets in the main square, or for larger shopping needs, Avallon and Auxerre are just 26km (16 miles) and 37km (23 miles) respectively. Or catch a train to Clamecy (17km). The village has a railway station (Corbigny line) which is 1km (0.62 miles) from the house - a 10-12 minute walk. We recommend drives in the country; walks or bike rides along the canal tow paths; fishing in the river and canal; visiting vineyards; chateaux and abbeys, sampling the delicious local cuisine and wines, and browsing in antique stores. Buy fresh bread, croissants and delicacies every day from the bakery, and on Wednesday (when it's closed), have a croque monsieur and a coffee at the cafe/bar in the main square while watching the world go by.     This romantic French country farmhouse nestled amongst the vines sits directly on the Dordogne river with private access and dock. This peaceful maison de famille lies just 15 minutes St. Emilion, with its world famous vineyards and chateaux and 50 minutes from the Unesco World heritage city Bordeaux. The open plan gourmet kitchen and dining for 6-8 with large stone fireplace opens up to a large double height living room with 2nd smaller dining or games table. The port of St Malo at the mouth of the River Rance is a 15-minute drive away and the seaside town of Dinard, with its magnificent beaches, is around 20 minutes' away. The city of Rennes, where you can find designer shops and wonderful restaurants, can also be reached in around 20 minutes. There is easy access from the various channel ports or through the Channel Tunnel. If you are flying, Dinard Airport has daily flight connections with Stansted and Bristol. And Rennes Airport connects with Southampton, Southend, Manchester, Dublin, Exeter, Edinburgh, Belfast and other airports in the UK and the Republic of Ireland. There are further details on the "Travel information" page. Our gite was a residential property until 1936. After that, it was used by a local farmer to store his cider barrels and apple press. We renovated it in 2004 and turned it in to a self-catering holiday gite that sleeps up to four people in two bedrooms. The gite has full central heating throughout and has a large log burner, making it suitable for holidays all year round. There is an open plan lounge/diner with a galley-style kitchen area. The focal point of the room is the large original fireplace. The lounge area has comfortable sofas, while the dining area has a pine table and eight chairs. The television in the gite receives all Sky free channels. There is a DVD and video player and a selection of DVD's videos, games and books. The kitchen has fitted units with an integrated dual fuel cooker. There is also a refrigerator with a freezer compartment and a large selection of kitchen utensils, cutlery, crockery, pots, pans and serving dishes. A patio door leads to the rear garden, where there is a garden table and chairs. The bathroom has been fitted with a large shower cubicle and a sink. There is a separate toilet next to the bathroom. One bedroom has a large oak double bed, with an oak wardrobe and side cabinet. The second bedroom has two pine single beds with a pine wardrobe and chest of drawers. For our smaller guests there is a baby bath, travel cot, stair gate and high chair if required. The large garden to the rear of our self-catering properties has been laid to lawn and contains a 15ft round, above-ground swimming pool. The garden is enclosed with gates at the entrances. At the front of the gite there is a graveled area which incorporates an ancient bread oven, with a walled pergola. We have also converted a small barn between the gite and cottage into a utility room that houses a washing machine, chest freezer, a sink, an airer, and an iron and ironing board. Barbecue equipment and garden furniture are provided for the use of guests. Outdoor games and equipment are provided, such as a paddling pool, badminton, tennis, soft ball, cricket, footballs, frisbees etc.

There is a large selection of videos and DVDs and a wide range of family board games and books for all ages. The well-equipped kitchen has been fitted with modern units, including a dishwasher. There is a large range-style cooker for those who want to practise their French cooking skills.     Michouat” is the name of our property here just outside the village of Vidou, about 2km from the little Gascony Bastide town of Trie-sur-Baïse. Built in the 1880s, Michouat is a traditional L-shaped Gascony farmhouse, with the family living in one side and the livestock and winter stores in the other. It remained a working farm until the end of the 1990’s when the land was sold off and the barn side of the property was tastefully converted into a Pyrenees holiday gîte.     Why “l’Hirondelle” – because each year in the summer swallows visit Capestang and is area and can be seen performing their aerobatics against the back drop of an Azure sky. We started off with a stone built house just over 100 years old and over a period of 4 years we have lovingly restored it into luxurious maison de village in southern France, which sleeps 6, comprising of three double bedrooms, fully fitted kitchen, spacious open plan lounge/diner, two bathrooms and a ground floor toilet, terrace, garden, BBQ, spa pool, garage and is situated in a calm area of the village. It is in an ideal spot to wind down after the hustle bustle of everyday life, yet with plenty of attractions in the area you can do as much or as little as you wish. THE REGION: It is in a village called CAPESTANG (population approx 3,500), which is close to the PYRENEES, the MASSIF CENTRAL and just 25 minutes from the MEDITERRANEAN SEA. Why is it called Capestang? Prior to the Middle Ages the village was on land jutting into a lake or etang, so became known as Cap d’Etang. The lake was drained but remnants of it can still be seen from the top of the nearby L’Oppidom d’Enserune, which was a Roman settlement where many artefacts still exist, showing a dartboard appearance from the shape of the fields below. It is a village which is popular with tourists but is not spoiled by them. The essential character of a southern French village still being retained. It is an area is full of antiquity and items of historical interest dating back to 3,000 BC. This village has been in existence for at least 1,000 years and parts of the old village wall and other buildings still exist. It is a centre of the Languedoc viticulture region where the local wines have become exceptionally good over the last few years. There facilities for walking, lazing on the beach (some of which are family orientated, such as Valras Plage, where there is a kiddies playground and sheltered areas to make safe areas for the children and it is patrolled by lifeguards). There is swimming in the sea, lakes and nearby swimming pools with other water sports. You can hire a boat for a leisurely ride along the canal, or hire cycles for a ride. It is a very good area for cycling and walking. For the motorcyclists, there are some excellent roads for riding hereabouts but beware of the speed traps. There are even areas where you can do some light aircraft flying. Wine tasting, eating out and exploring old relics are also good options. In fact with such a good choice of restaurants which can be reached on foot the car can rest in the garage at night. The locals are so very cheerful, friendly and helpful and overall it has a calm and peaceful atmosphere and is an ideal place to wind down. It is also makes an excellent base for touring the region. Our house is situated within 300 metres of the village centre where there are a number of shops, cafe's, restaurants, a very striking church and other amenities. At the eastern end of the village, there is an InterMarché Supermarket with a Lidl supermarket at the western end. This area is blessed with a Mediterranean climate meaning that it is hot and dry in the summer and the winters are relatively mild, with lovely comfortable spring and autumns in between. LE CANAL DU MIDI crosses the northern part of the village and is about 500 metres from the house. ABOUT OUR HOUSE: Our house is mostly stone built and terraced. Having good modern insulation it is comparatively cool in the summer and warm in the winter. This is augmented by a “green” system which provides heating and cooling to the main living area and the three bedrooms. A wood burning stove gives added heat and comfort in the coldest months. It is built on two floors with the ground floor and is mainly open plan, consisting of a front porch, then a spacious lounge/diner extending into the kitchen giving a spacious living area. In here there is an HD multi channel flat screen satellite and local TV, an audio centre, a comfortable 3 piece suit and book shelves with a selection of books covering all interests. In the dining area there is a dining table with 6 chairs and also a dresser. There is an integral garage, large enough to accommodate most makes of car. At the rear of the garage there is the laundry area with a washing machine. There is a downstairs toilet with a wash basin with a rear porch area. The kitchen is fully equipped and includes an electric cooker, dish washer, fridge freezer, micro wave oven and a granite surface work top. To the rear of our house there is an outdoor terraced area with a barbeque and garden furniture to allow for outdoor eating and beyond this a garden in which there is a spa pool. After mounting the stairs to the second floor there is firstly a double bedroom furnished with a pair of single beds, built in wardrobes with ample hanging and storage space. From here the next room is the main bathroom which is quite large and has a tub, shower, wash basin and a W/C. The next bedroom is also fitted with built in ample sized wardrobes. It has twin beds and an en suite shower room with a shower, wash basin and W/C. The final bedroom is furnished with a double bed and again ample sized built in wardrobes and drawer space. The beams have been left exposed throughout the second floor and in the single storey kitchen giving high ceilings and a pleasing ambience. In the roof there are two Veluxe skylights allowing addition daylight to the stairs and upstairs landing, giving a light and airy feeling. In the bathroom there is a heated towel rail which can also be used to provide heat. The domestic hot water system is heated via solar panels on the roof feeding a 300 litre tank. We also have a telephone and inter-net access. GETTING THERE: Capestang is about 15 minutes from the Beziers West exit of the N9 Autoroute. It is about one hour from Montpelier, Perpignan and Carcassonne Airports, two hours from Toulouse and three hours from Barcelona Airports. Alternatively, if you prefer about 12 hours driving time from the channel ports. It is also an easy day’s drive from Bilbao in Spain. There is also a Motor-Rail terminus at nearby Narbonne and the journey by EuroStar, TGV and SNCF should take about II hours to Beziers from St Pancras, London. RyanAir fly from Stansted to Carcassonne and Perpignan, to Beziers, Nimes & Gerona from Luton Airport - EasyJet Gatwick to Toulouse & Barcelona– Babybmi East Midlands to Toulouse.

With the large terrace overlooking the garden and pool you will be able to cook by bar-b-que every evening and relax. It is within 15 minutes drive of local supermarkets and the historic town of Les Arcs. It is also 10 minutes drive from Les Arcs main railway station. It is 50 minutes to the beautiful town of St Tropez, and also 50 minutes drive to Cannes and 55 minutes to Gorge de Verdon winch boasts an incredible turquoise blue lake. 25 minutes drive to Frejus seafront and sandy beaches and a fantastic aqua park. Nice is 1 hour and and 14 minutes by car. The local vineyards are superb with great quality wines. “We had a fantastic holiday in this spacious 3 bedroom house with a magnificent swimming pool set in beautiful gardens in the hills above Les Arcs. The location is very peaceful and private. The swimming pool was the focus of our stay, the lack of chlorine was much appreciated and it has to be said that it was one of the best pools we have ever experienced. The pool is also toddler friendly because it has a gradual descent into the pool which gave our toddler the confidence to learn to swim. The house is tastefully decorated, clutter free, with modern furniture and mod cons. There is a functional kitchen with all the amenities we needed and an outdoor barbecue. The upstairs bedrooms have a shared balcony which gave us extra space and views of the surrounding area. As cyclists, we appreciated the use of the double garage for secure storage. We could descend down into les arcs for coffee and croissants at the excellent Le Tour cafe and return via traffic free roads through vineyards and leafy lanes. There is a local cycle path about 20 miles long, where the gradients were easy and gave panoramic views of the local vineyards. If you do this track, make sure you stop at the Station Rosalie (green caravan), west of Lorgues, serving the best bruschetta any of us had ever tasted. A trip to the Gorge De Verdon is spectacular and would make a great place to visit for either kayaking, cycling or walking. There is a big choice of local supermarkets, Boulangerie’s and a fruit and veg shop offering fantastic fruit and vegetables to die for, are within easy access by car or bike. The area seems to specialise in rose wine and the Chateau Saint Pierre is just south of Les Arcs selling great bottles for a good price. We had an incredible holiday and we can’t wait to go back! ”

The chateau at Beynac is on the top of a 500 foot cliff and the village houses are positioned below - providing privacy and spectacular views from one side of the house, and village life on the other. Extraordinary views of the magnificent Dordogne river and the Valley of the Five Chateaux present themselves from each of the four floors. The front door opens directly from the cobblestone streets - just steps from our private and unique parking grotte - into the main room of approximately 60 sq. Meters. Honey colored stone walls, stone tile floor, ancient wooden beams and a huge medieval fireplace set the tone for this main floor. A fully applianced kitchen with a granite countered cooking area is built into one of the old fireplaces. Antique carpets and leather seating offers a comfortable area to relax, listen to the stereo or view English satellite television on the 30' flat panel television. The large dining table suitable for seating up to 6 diners is next to the window offering spectacular views of the river, the sunset and the colorful montgolfiers (hot air balloons) drifting by at dawn and sunset most days in season. Down the stone staircase is the Master Bedroom with an ensuite bathroom combining modern fixtures with stone walls. A King-size bed with temperpedic mattress, reading lamps, desk and a large private full width balcony with loungers, barbeque and dining table for two make this room the ideal spot to relax with the a glass of wine to admire the view. On this same level there is a very small bedroom with bunk beds for children, which is especially convenient for parents who want their young children to sleep nearby but in a separate space from the master bedroom. One floor down, the old merchants store room now is the second large bedroom, again with stone walls, ancient beamed ceiling and a river view. This room also has a king size bed. An ensuite bathroom, and a full laundry room with washer and dryer complete this floor. Because neither bedrooms are in the attic, and the thick stone walls offer a cooling insulator against the hot Dordogne summers, we sleep comfortably cool all summer long, many times with a duvet cover. Another floor down brings you to a flagstoned terrace with a grape and wisteria arbor for a shaded sitting area and a few steps down, the stunning swimming pool area - with panoramic views and full access to the sun. Wonderful views of the river from both terraces and views of the Chateaux of Fayrac, Castelnaud, Lacosse and Marqueyssac. Eat, drink and be merry. Mont Joie is truly a destination in itself.     The property has a 1000 m2 garden and a private access to the sea through our neighbor's garden by way of a right of passage. The path goes along the outer edge of his property after crossing a little garden bridge and opening a gate and goes down the steep coast line by way of steps and a path and a second gate. 5 minutes at most. Persons with walking disabilities might not want to go down to the water here. But a morning swim in the cove is stunning and private, mostly during the day also. Nearby properties are well hidden by vegetation. The area is a nationally protected area so we have quite a bit of wildlife in the form of wild boars ( not dangerous except to gardens so the gate must be closed at dusk systematically), fox, marten, squirrel, deer, and a lot of birds. The house has a gorgeous view of the sea and evenings on the terrace are marvelously serene. The house is very open inside and light. All the mattresses are new. Towels matching each bathroom are found in either the closets of the rooms close to the bathroom or in the closet in the bathroom itself. There is ample closet space. There is an inflatable buggy board in one closet and some masks and tubes and flippers.
