    This is a palazzina located in the Medieval village of Codiponte which is situated in the area of NW Tuscany called the Lunigiana. The two floor house was built in the Medici-style in the 1700’s to be the owner’s main and fancier living quarters to the 800 year old farm-house, il Poggiolo. As it often happens in Italy, death divided the property between the heirs so, the house was never completed as intended. It was completely re-built and updated in 2009. The entrance to is underneath the tall archway at the top of il Poggiolo’s ramp after crossing the Medieval bridge of Codiponte. Codiponte in the local dialect means at the head of the bridge. Inside is immediately the DR off of which there is a fully complete Kitchen through the left hand sliding door and a GBR with 2 single beds through the right hand door. Up the stairs is a large salotto or, LR with an enclosed fireplace. A short hallway from the LR leads to the MBR with a double-bed and with views over the Aulella River, and the Bathroom with shower. The entire house is charmingly decorated with a mix of antiques, flea-market finds and contemporary artwork and furnishings. Outside the front entrance is a gate to another ramp which, taking the first left through the cantina of the farm-house, takes you to a double-door leading out to the 2,000 sqm. Of grassy terraces planted with fruit & olive trees. There’s even a Fish Pond. A little something about Codiponte & the Lunigiana… Codiponte is the home to 150 year-round residents. The population swells in the summer months to over 300. The village supports two convenience stores for basic food & cleaning items, a bar… The Social Center of the community… a green-grocer, an excellent butcher shop, “Macelleria da Massimo”, and a few other shops for household & clothing items. Casola in Lunigiana, the next town above Codiponte, has a post-office, bank, the Carabinieri & similar food & retail shops. Gragnola, the next town below, has a grocery-store, bank, an assortment of shops like the other two towns and the train station for service to Aulla & Lucca. The nearest hospital is in Fivizzano, a 25 min. Drive away. The beauty of the Lunigiana is its convenient position on the Italian peninsula. The nearest beaches are a 40 minute drive away from Codiponte at Marinella. The resort town of Lerici on the Bay of the Poets is just as close. The Cinque Terre can be reached easily by train from Aulla or by ferry-boat from Porte Venere or La Spezia, about 45 minutes by car. Pisa and its airport, Parma & Lucca are all a little over an hour’s drive away. Genoa & Florence are close enough for day-trips. The Apuane & Apennine Mountains are laced with stunning hiking & bike trails. And, for history buffs, there are over 120 castles & towers and innumerable Romanesque churches to visit & explore. The Lunigiana is also noted for its cucina locale… or, local cuisine, of sgabei, a fried bread served with salami e formaggi… panigacci, a rough flour crepe topped with various sauces from pesto, parmigiano & olive oil to a hearty meat sauce, the local pasta of testaroli and una tagliata of seared beef with rucola.     The Casa is the heart of a farm-house in the Medieval & historic village of Codiponte in the Lunigiana. Originally an assorted collection of barns, stalls & living quarters, the Casa, after extensive renovations, remains a house with two distinct aspects. The Ground Floor is entered through a door at the dining Loggia, has high-ceiling Living & Dining Rooms, a complete Kitchen and below, passing the huge wine making barrels called "tini", is the Laundry Room & Bathroom... Whereas, the Sleeping Quarters, the original living quarters of the house... And now listed as Property 203716... Are on the First Floor. It's separate entrance is reached by a grassy ramp from the Courtyard. Here is an open-space Living/Dining Area with a basic service Kitchen and an enclosed fireplace. Above is a Sleeping Loft with two single-beds reached by a ladder. A short corridor leads to the Master Bedroom with an antique double-bed and the apartment's Bathroom. Off the bedroom is a Terrace with lovely views over the village of Codiponte and the olive & chestnut groves on the surrounding hills beyond. There is a 2,000 square meter garden surrounding this charming farm-house with grassy terraces planted with fruit-trees, crepe myrtles and other flowering bushes and is available to guests to use & enjoy. There is even a fish pool. The village of Codiponte has over 300 year-round inhabitants with two convenience stores for basic food & household items, a bar & tabaccheria... The social centre of the village... And other shops for clothing & household goods. Gragnola, the town below Codiponte, has a grocery-store, shops, post-office and the station for train service to Aulla & Lucca. Casola in Lunigiana, the town above, has a bank, shops and the Carabinieri station. The nearest hospital is in Fivizzano, a 20 minute drive away. The Lunigiana is the region of Tuscany at the feet of the Apuane Mountains, peaks revered by ancient peoples of the area and by the Romans. The area is still one of small stone borghi... Or, stone villages... Many with their own castles, surrounded by unspoiled mountain scenery. Yet, Codiponte is only a 40 minute car drive to the nearest beaches on the Mediterranean Sea. The Cinque Terre is an easy train trip from Aulla. Parma, Pisa and its airport, and Lucca are a little over an hour away by car. Florence & Genoa are near enough for easy day trips too.
