Le Priolet was originally an 18th century priory built on the banks of the Dordogne river. It has been beautifully converted into a luxury, 4 bedroom villa with a pool, gardens and private access to the river for swimming, fishing and bird watching.. Just 15 minutes east of the UNESCO World Heritage site of Saint-Émilion, you are surrounded by some of the greatest wine-makers in the world. Le Priolet is a tranquil escape, and the perfect home-base from which to explore the Bordeaux region. The open plan gourmet kitchen and dining area for 6-8 people is warmed by a large stone fireplace, and opens up to a patio and outdoor dining area overlooking the river. You will spend many hours with your coffee/tea or a glass of wine, watching the river drift by. And when the weather is warm, we eat outside every meal. It is not uncommon for swans and other water birds to spend their days in the river by Le Priolet, watching us as we enjoy their presence. You will be staying within Le Parc Naturel Regional & Geoparc Normandie Maineare, only 500m from Velo Vert cycle and walking path (V40 Paris to Mont St Michel), on the "Route de Poiré" with the Musée du Poiré @1km away, 10 minutes from historic towns of Mortain and Domfront and 50 Minutes to Mont St Michel. It is within 15 minutes drive of local supermarkets and the historic town of Les Arcs. It is also 10 minutes drive from Les Arcs main railway station. It is 50 minutes to the beautiful town of St Tropez, and also 50 minutes drive to Cannes and 55 minutes to Gorge de Verdon winch boasts an incredible turquoise blue lake. 25 minutes drive to Frejus seafront and sandy beaches and a fantastic aqua park. Nice is 1 hour and and 14 minutes by car. The local vineyards are superb with great quality wines. “We had a fantastic holiday in this spacious house with a magnificent swimming pool set in beautiful gardens in the hills above Les Arcs. The location is very peaceful and private. The swimming pool was the focus of our stay, the lack of chlorine was much appreciated and it has to be said that it was one of the best pools we have ever experienced. The pool is also toddler friendly because it has a gradual descent into the pool which gave our toddler the confidence to learn to swim. The house is tastefully decorated, clutter free, with modern furniture and mod cons. There is a functional kitchen with all the amenities we needed and an outdoor barbecue. The upstairs bedrooms have a shared balcony which gave us extra space and views of the surrounding area. As cyclists, we appreciated the use of the double garage for secure storage. We could descend down into les arcs for coffee and croissants at the excellent Le Tour cafe and return via traffic free roads through vineyards and leafy lanes. There is a local cycle path about 20 miles long, where the gradients were easy and gave panoramic views of the local vineyards. If you do this track, make sure you stop at the Station Rosalie (green caravan), west of Lorgues, serving the best bruschetta any of us had ever tasted. A trip to the Gorge De Verdon is spectacular and would make a great place to visit for either kayaking, cycling or walking. There is a big choice of local supermarkets, Boulangerie’s and a fruit and veg shop offering fantastic fruit and vegetables to die for, are within easy access by car or bike. The area seems to specialise in rose wine and the Chateau Saint Pierre is just south of Les Arcs selling great bottles for a good price. We had an incredible holiday and we can’t wait to go back! ”

This is a charming 15th Century stone house located in the heart of the village of Beynac, listed as one of the most beautiful villages in France. The chateau at Beynac is on the top of a 500-foot cliff and the village houses are positioned below - providing privacy and spectacular views from one side of the house, and village life on the other. Extraordinary views of the magnificent Dordogne river and the Valley of the Five Chateaux present themselves from each of the four floors. The front door opens directly from the cobblestone streets - just steps from our private and unique parking grotte - into the main room of approximately 60 sq. Meters. Honey-colored stone walls, stone tile floor, ancient wooden beams, and a huge medieval fireplace set the tone for this main floor. A fully applianced kitchen with granite countered cooking area is built into one of the old fireplaces. Antique carpets and leather seating offers a comfortable area to relax, listen to the stereo or view English satellite television on the 48" flat panel television. The large dining table suitable for seating up to 6 diners is next to the window offering spectacular views of the river, the sunset, and the colorful Montgolfiers (hot air balloons) drifting by at dawn and sunset most days in season. Our 2-bedroom house is in a charming village which sits on the River Yonne and Canal du Nivernais in rural Burgundy. The interior has been kept faithful to the style and decor of the prior owner, an old Frenchwoman. Fast wifi internet is available in the house. It features two good-sized double bedrooms, a large dining room, a sitting room and a small kitchen. The bathroom has a shower, toilet and illuminated vanity/sink. Our property is just outside the village of Vidou, about 2km from the little Gascony Bastide town of Trie-sur-Baïse. Built in the 1880s, a traditional L-shaped Gascony farmhouse, with the family living in one side and the livestock and winter stores in the other. It remained a working farm until the end of the 1990’s when the land was sold off and the barn side of the property was tastefully converted into a Pyrenees holiday gîte. The department of the Hautes Pyrénées is part of the relatively undiscovered and tranquil south west of France known as Gascony. A quiet corner, of a quiet corner of France. This is a converted water mill that dates to the 1760s. It is located on the banks of the River Aume, a tributary of the Charente and is surrounded by farmed fields. It is very quiet and very safe. It is suitable for families or groups of friends. The property is situated in sizeable gardens (see the overhead photo) which are perfect for children and pets to play in and for games of badminton, cricket or croquet. There is a pool (which is alarmed) which you can relax beside. A five minute drive is the large village of Aigre which has many amenities such a pharmacy, bakery, butcher, beautician, public transport links, supermarket, restaurants and post office. Further afield are Cognac (where the famous brandy is made), Saintes (Roman capital of the province of Aquitania) La Rochelle (seafood) and the Isle de Re (beaches). For cyclists the region is criss-crossed with cycle routes, indeed route 33 starts and ends in Aigre. For equestrians and walkers the Pilgrim’s route to Santiago de Compostela can be ridden or walked. Budget airlines fly to airports at Bordeaux, Poitiers, La Rochelle and Limoges. The journey time from Calais is 7 hours on quiet French motorways, though the ports in Normandy and Brittany are closer. The TGV stops at Angouleme which is on the fast line between Paris and Bordeaux. Paris is approximately 90 minutes on the TGV making it a viable day trip.

Nestling on a hillside in a beautiful valley, the home is situated on 14 acres of its own private farmland and woodland, ideal for walking. The garden is well-kept and completely secluded from view. There are two lakes in the garden; one in front of the house, the other at the side. The side lake is ideal for swimming, and well-stocked for fishing. There is a plum orchard behind the house and apple trees in the garden. The house is an 18th-century stone manoir with shuttered windows and a marble staircase. Three of the four bedrooms share the magnificent view across the front lake and the rolling valley beyond, each equipped with its own basin. The fourth room overlooks the garden and part of the side lake. The house sleeps 8 to 10 people; linen is included. There are two full bathrooms upstairs {large bath and shower, basin loo and bidet}, and a separate half bath on the ground floor. Downstairs, the fully equipped kitchen with an oven, microwave, toaster and coffee machines has a breakfast seating area with the fridge and washing machine in the boiler room adjacent. Activities abound: visits to prehistoric caves, impressive châteaux and the ancient city of Cahors, Moissac and Montcuq, wine tasting is available in the local vineyards, to name but a few. There is horse riding nearby, para-gliding and tennis courts in the local market village of Montaigu de Quercy. There are market days in local villages and towns most days of the week and leaflets on activities available in the information office in Montaigu de Quercy. The Lot river boasts various basins nautique which offer water skiing, windsurfing and canoeing. At the end of the day, tuck into the wonderful Quercy cuisine for which the area is famous, along with a bottle of wine from the Cahors A.O.C.

The house is an 18th century 'maison de maître', and we are trying to preserve its character (albeit with modern bathrooms etc!). The village of Cruzy has a boulangerie/patisserie, an épicerie, a butcher's shop which also does take away meals, a pharmacy and a café-tabac. The sister village of Quarante (2.5 km away) has a wider range of food shops and two restaurants. The Canal du midi is about a 5 minute drive away, with its excellent restaurant 'L'Auberge de la Croisade' being a must. The town of Capestang, with several cafes and restaurants in its lively square, and a market and supermarket, is 10 minutes drive away (or a bus ride on the Cruzy to Béziers bus route); enquire about local activities at the tourist office by the Canal, such a wine walks and tastings. For those who like to explore the region, the village is well placed, between hills and the Parc du Haut Langudeoc on one side and the coast (40 min drive) on the other. Narbonne and Béziers are both historic towns, worth visiting: the former has a wonderful covered market, a majestic Cathedral & Palais des Archevêques, and an impressive, recently opened Roman museum. There are plenty of interesting villages around, or you can walk or cycle along the Canal or on quiet roads between the vineyards (bike hire in Capestang). For those who want to go further afield, there are the amazing Cathar castles and of course Carcassonne. If your thing is seafood, there are plenty of places on the coast selling fresh fish and shellfish. If you like to eat in, the kitchen is fully equipped, if you prefer to go out, the choice is wide. Whether you are a family, or will have family members visiting, or a group of friends travelling together, you will find the the house offers you plenty of space, and a good base for visiting the area. Our chalet is situated in Les Granges, at the bottom of the ski slopes of Les Arcs 1600. The surroundings are beautiful and relaxed, 200m from the funiculaire. Recently constructed in a style typical from this area, with underfloor heating, 15 m² terrace and a big living room kitchen area perfect for groups of 6 to 12 persons. Why “l’Hirondelle” – because each year in the summer swallows visit Capestang and is area and can be seen performing their aerobatics against the back drop of an Azure sky. We started off with a stone built house just over 100 years old and over a period of 4 years we have lovingly restored it into luxurious maison de village in southern France, which sleeps 6, comprising of three double bedrooms, fully fitted kitchen, spacious open plan lounge/diner, two bathrooms and a ground floor toilet, terrace, garden, BBQ, spa pool, garage and is situated in a calm area of the village. It is in an ideal spot to wind down after the hustle bustle of everyday life, yet with plenty of attractions in the area you can do as much or as little as you wish. THE REGION: It is in a village called CAPESTANG (population approx 3,500), which is close to the PYRENEES, the MASSIF CENTRAL and just 25 minutes from the MEDITERRANEAN SEA. Why is it called Capestang? Prior to the Middle Ages the village was on land jutting into a lake or etang, so became known as Cap d’Etang. The lake was drained but remnants of it can still be seen from the top of the nearby L’Oppidom d’Enserune, which was a Roman settlement where many artefacts still exist, showing a dartboard appearance from the shape of the fields below. It is a village which is popular with tourists but is not spoiled by them. The essential character of a southern French village still being retained. It is an area is full of antiquity and items of historical interest dating back to 3,000 BC. This village has been in existence for at least 1,000 years and parts of the old village wall and other buildings still exist. It is a centre of the Languedoc viticulture region where the local wines have become exceptionally good over the last few years. There facilities for walking, lazing on the beach (some of which are family orientated, such as Valras Plage, where there is a kiddies playground and sheltered areas to make safe areas for the children and it is patrolled by lifeguards). There is swimming in the sea, lakes and nearby swimming pools with other water sports. You can hire a boat for a leisurely ride along the canal, or hire cycles for a ride. It is a very good area for cycling and walking. For the motorcyclists, there are some excellent roads for riding hereabouts but beware of the speed traps. There are even areas where you can do some light aircraft flying. Wine tasting, eating out and exploring old relics are also good options. In fact with such a good choice of restaurants which can be reached on foot the car can rest in the garage at night. The locals are so very cheerful, friendly and helpful and overall it has a calm and peaceful atmosphere and is an ideal place to wind down. It is also makes an excellent base for touring the region. Our house is situated within 300 metres of the village centre where there are a number of shops, cafe's, restaurants, a very striking church and other amenities. At the eastern end of the village, there is an InterMarché Supermarket with a Lidl supermarket at the western end. This area is blessed with a Mediterranean climate meaning that it is hot and dry in the summer and the winters are relatively mild, with lovely comfortable spring and autumns in between. LE CANAL DU MIDI crosses the northern part of the village and is about 500 metres from the house. ABOUT OUR HOUSE: Our house is mostly stone built and terraced. Having good modern insulation it is comparatively cool in the summer and warm in the winter. This is augmented by a “green” system which provides heating and cooling to the main living area and the three bedrooms. A wood burning stove gives added heat and comfort in the coldest months. It is built on two floors with the ground floor and is mainly open plan, consisting of a front porch, then a spacious lounge/diner extending into the kitchen giving a spacious living area. In here there is an HD multi channel flat screen satellite and local TV, an audio centre, a comfortable 3 piece suit and book shelves with a selection of books covering all interests. In the dining area there is a dining table with 6 chairs and also a dresser. There is an integral garage, large enough to accommodate most makes of car. At the rear of the garage there is the laundry area with a washing machine. There is a downstairs toilet with a wash basin with a rear porch area. The kitchen is fully equipped and includes an electric cooker, dish washer, fridge freezer, micro wave oven and a granite surface work top. To the rear of our house there is an outdoor terraced area with a barbeque and garden furniture to allow for outdoor eating and beyond this a garden in which there is a spa pool. After mounting the stairs to the second floor there is firstly a double bedroom furnished with a pair of single beds, built in wardrobes with ample hanging and storage space. From here the next room is the main bathroom which is quite large and has a tub, shower, wash basin and a W/C. The next bedroom is also fitted with built in ample sized wardrobes. It has twin beds and an en suite shower room with a shower, wash basin and W/C. The final bedroom is furnished with a double bed and again ample sized built in wardrobes and drawer space. The beams have been left exposed throughout the second floor and in the single storey kitchen giving high ceilings and a pleasing ambience. In the roof there are two Veluxe skylights allowing addition daylight to the stairs and upstairs landing, giving a light and airy feeling. In the bathroom there is a heated towel rail which can also be used to provide heat. The domestic hot water system is heated via solar panels on the roof feeding a 300 litre tank. We also have a telephone and inter-net access. GETTING THERE: Capestang is about 15 minutes from the Beziers West exit of the N9 Autoroute. It is about one hour from Montpelier, Perpignan and Carcassonne Airports, two hours from Toulouse and three hours from Barcelona Airports. Alternatively, if you prefer about 12 hours driving time from the channel ports. It is also an easy day’s drive from Bilbao in Spain. There is also a Motor-Rail terminus at nearby Narbonne and the journey by EuroStar, TGV and SNCF should take about II hours to Beziers from St Pancras, London.
