This air conditioned private home has a fantastic open concept main floor with full kitchen, dining space and living area complete with gas fireplace. Natural light pours in from the wall of floor to ceiling windows along the whole length of this open concept space. There is a full bathroom on this floor. The master bedroom is on the main floor and has a queen size beds. Bedrooms 2 and 3 are found on the lower walk out level. The 2nd bedroom is furnished with a queen bed and the 3rd bedroom has 2 sets of single bunk beds. The lower level features the media - games room with HDTV and home theatre system. This area also features a foosball table and air hockey. The wrap around south facing deck is accessible from the main floor and has a private BBQ and patio furniture. The deck has nice views of the Lake Windermere and the Rocky and Purcell mountain ranges. This property has a wireless internet connection and a washer - dryer for guest use. Kinsmen beach is only a minute or two drive away. This Invermere hot spot has a Splash & Spray Park, beach volleyball and a well laid out park for kids. In the summer months, enjoy the water slides and swimmers dock which are located in the lake and in the winter months, enjoy pond hockey, skating and - or cross country skiing at this location. Booking Deposit
The booking is confirmed with a deposit of 50 percent of the rent. Once a reservation is secured with a deposit, property or date change requests may be accommodated one time, subject to availability. A cancellation fee of 20% will be charged from the original dates if made within 60 days of arrival. No changes may be made less than 7 days of the arrival date.
Quiet Time Policy
The quiet time is from 11:00 PM To 08:00 AM The first warning comes with a $250 fee. If the first warning is not adhered too there will be an immediate eviction without refund.

A refundable security/damage deposit of 500 CAD is due on arrival. Groups of young adults may be subject to a larger deposit.

Balance of payment is due 30 days prior to arrival.

Cleaning on Departure
Cleaning on Departure is included in the rent Guests are expected to take out their own garbage, start their dishwasher with any dirty dishes and clean the BBQ prior to departure. They are also expected to lock all the doors and windows prior to leaving. If the property is left in an unreasonable condition extra cleaning fee will be applied to the renter's damage deposit at the charge of $30+tax/hour.

Cancellation within 7 days of arrival, all payments are non-refundable.
