With Salmon and cod fishing, scuba diving, paddle boarding and kayaking right out the front door. Sea lions, Killer Whales, marine birds of all kinds abound. You can see boats of all types travel between the Gulf Islands and the San Juan Islands and Victoria's Inner Harbor all day long. Quiet and secluded yet close to amenities. 6-minute drive to the University of Victoria, Uplands Golf course, and 20 minutes to downtown Victoria. Local restaurants include Lemongrass Thai, Matsuki An Sushi, Smugglers Pub. Also Peppers grocery, Caddy Bay liquor store and Bliss Spa. Gyro Park Beach is a great local walking beach.

Smoking Policy
Smoking/Vaping is not allowed inside or outside (applies to all occupants & guests).
Check In/ Out Times Policies - Property Access
Check IN: 04:00 PM Check OUT: 10:00 AM Flexible Check In/Out times are possible, dependent on outgoing/incoming guests.
Quiet Time Policy
There is no specific quiet time policy, though guests are asked to be respectful of all neighbours.

No children allowed under 12 years old.
Pet Policy, Deposit & Fees
Pets are not allowed due to bylaws/regulations/policies. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.
Booking Deposit
The booking is confirmed with a deposit of 100 percent of the rent. For a long term stay, the deposit will depend on the length of stay.
Security or Damage Deposit
A refundable security/damage deposit of 1000 CAD is due on arrival. The property will be assessed after check-out and the deposit released to the guest within 14 business days if there are no claims to be made. When warranted, the deposit (or portion thereof) is refunded within 14 days of departure.
Cancellation Policy
Cancellation 60 or more days prior to arrival, 75 percent of all payments are refunded. There is no refund if cancelling less than 60 days before arrival.
Payment Methods
For payments made via credit card and/or Paypal, there is a 3.50 percent surcharge. Visa, Master Card, Amex, Email Money Transfer, Personal Cheque. (Available for guests booking 60 or more days prior to arrival)
Cleaning on Departure
A fee is charged for Cleaning on Departure One-time fee of 260.00 CAD for stays of any number of nights or occupants.
Group & Min. Age Policies
There are group or minimum age requirements. Adult guests must be 25 years or older., Allow groups of families or couples.
Payment Balance
Full payment is due at booking time.
Cleaning During Stay
There is no cleaning/maid service available.
