Villa is located in a quiet neighbourhood with excellent sea view, private beach, private swimming pool, fully air conditioned and very modern design. It includes an outdoor kitchen with a BBQ, large green garden and terraces. The rooms are spacious and have plenty of natural sunlight during the day. Our villa is located 5km NW of Dubrovnik historical centre, direct on the coast, 25 meters from the sea where we have our private terraced beach with shaders, stairs to the sea and deck chairs. Next to it is our private dock with mooring for three boats sized up to 15 meters, as well slipway for the boats up to 10 meters and dinghies. Te villa is placed on a 4000square meters property which is mainly designed with stone gardens, olive trees, orange trees, lemon trees pine trees and other Mediterranean plants. The villa consists of 2 double bedrooms and 2 en suite bedrooms, huge kitchen with dining room and living room equipped 50 LCD SAT TV> On the second floor we have a separate apartment which has the access from the house but also a separate entrance from the garden. This apartment is part of the villa and it consists of double bedroom, kitchen, living room, bathroom with jacuzzi and dining room. The interior design is very modern, functional and equipped at high standards. Full air conditioning system, wireless internet access, SAT TV. There is also a big swimming pool and several sunbathing terraces, the gardens are lit during the night. One of the terraces is roofed and there is a summer kitchen with barbecue and dining for 12 persons. In front of the house there is garage and parking for 4 cars.

Booking Deposit
The booking is confirmed with a deposit of 30 percent of the rent.
Payment Balance
Balance of payment is due on arrival.
Cancellation Policy
Cancellation 45 or more days prior to arrival, all payments are refunded.
Security or Damage Deposit
A refundable security/damage deposit of 500 EUR is due immediately. When warranted, the deposit (or portion thereof) is refunded within 10 days of departure., Groups of young adults may be subject to a larger deposit.

Pets are not allowed due to bylaws/regulations/policies. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.
Cleaning on Departure
A fee is charged for Cleaning on Departure One-time fee of 200.00 EUR for stays of any number of nights or occupants.

Parking is free.
Tourism Marketing Fee
Tourism Marketing Fee applied to owner's portion of rent Fee of 1.50 per 1 occupant per 1 night.
