Carport, alarm system, air conditioning and barbeque. Guest Access Private Beach Club with typical restaurant a 10min drive by car, public beaches 5min walk. Kitchenware, household appliances, linen-clothes. Interaction with Guests I will be reachable at any time by phone. Our private house-keeper can provide weekly cleaning if requested.(Not included in the price) The Neighborhood Fascinating small towns to be visited, like Porto Ercole with the beautiful Cala Galera harbour, Orbetello for shopping, Capalbio, a cozy village of the middle age on the Hills. Enjoy having a day at the famous Saturnia Spa and a visit to the Giglio Island, just in front of Porto S.Stefano. All the surroundings are worth a visit, as well as the many typical seafood restaurants!! Getting around Just behind the compound a small city-bus will drive you to all beaches and near towns. Booking Deposit
The booking is confirmed with a deposit of 40 percent of the rent. Long Term Stay booking is confirmed with a deposit that is 20 percent of the rent.
Payment Balance
Balance of payment is due on arrival. For a "Long Term Stay", the above payment balance policy is different and should be discussed with the owner.
Cancellation Policy
If you cancel anytime, payments (less 50 percent) are refunded if the property is re-rented.
Security or Damage Deposit
A refundable security/damage deposit of 1000 EUR is due immediately. When warranted, the deposit (or portion thereof) is refunded on check-out day., For a Long Term Stay, the deposit is 2000 EUR

Quiet Time Policy
The quiet time is from 12:00 AM To 09:00 AM Property is not suitable for party groups. The local noise bylaws must be adhered to or risk a fine and/or eviction.

Pet Policy, Deposit & Fees

A fee is charged for Cleaning on Departure One-time fee of 80.00 EUR for stays of any number of nights or occupants. Cleaning fee to be paid locally to Third Party/Resort

A fee is charged for Property Heating Fee of 50.00 EUR is charged on every week(based on a minimum of 1 weeks)
