The vacation villa offers approximately 200 ms of garden to the exclusive use of the guests, with shady places under the old fruit-trees,the veranda with dining table and chairs, a shared swimming pool (4x9 m) with sunterrace, beachchairs and outside shower as well as a fantastic panorama over the Tuscan hills. The property is entirely fenced and protected by an iron gate. The picturesque, a little bit sleepy village of Rivalto with bar and grocer's shop lies at 500-m height and is surrounded by forests, vineyards and olive groves.There are numerous beautiful footpaths arround for your daily walks. In Casciana Terme, the nearby health resort (approx. 4 kms) you find a very beautifully located swimming-pool, all important services ( post, bank) , cafés, restaurants and shopping possibilities and a beautiful spa area.

Payment Methods
For payments made via credit card and/or Paypal, there is a percent surcharge. PayPal, Direct Bank Deposit, Cash
Booking Deposit
The booking is confirmed with a deposit of 40 percent of the rent.
Payment Balance
Balance of payment is due on arrival.
Cancellation Policy
Cancellation within 60 days of arrival, the booking deposit is non-refundable.
Security or Damage Deposit
A refundable security/damage deposit of 200 EUR is due on arrival. When warranted, the deposit (or portion thereof) is refunded on check-out day.

Quiet Time Policy
There is no specific quiet time policy, though guests are asked to be respectful of all neighbours. Guests are asked to respect the neighbours. Property is not suitable for party groups. The local noise bylaws must be adhered to or risk a fine and/or eviction.
Smoking Policy
Smoking is allowed, but outside only.
Children Policies
Children of all ages are welcome. Children under the age of 10 must be supervised at the pool/hot tub.
Pet Policy, Deposit & Fees
Pets are allowed. A guest must request this optional service. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.
Cleaning on Departure
A fee is charged for Cleaning on Departure One-time fee of 60.00 EUR for stays of any number of nights or occupants.
Parking
Parking is free.
Property Heat/ Elec/ Energy Fee
A fee is charged for Property Heating A metered fee is collected on departure.
