This old farmhouse, completely restored, stands alone on its hill surrounded by age old olive trees and an open view all around. Higher up the next hill is the village of Castel Rigone, in the valley one can see the first houses of Magione and on clear days one can even see the tops of the Sibillini mountains. This comfortable private villa is a very spacious vacation villa in the midst of olive trees and green hills. The restored farmhouse is only four kilometers from Magione which is at Lake Trasimeno, and the highway connecting Siena with Perugia. An ideal starting point to explore Umbria but it is also easy to make some trips to Tuscany from here. Perugia is at 20 minutes driving whilst one drives to Siena in one hour. There are five bedrooms in total, sharing three bathrooms, a well equipped kitchen and a large living room. And there is a separate appartment with kitchen and bathroom. So the house can sleep 8 or 9 +2 guests easily. There is a terrace outside in the shade of old olive trees. From here as well as from the large pool beside the house, the views are stunning. We recently built a Yoga platform of 30 sqm which helps you stay fit and do your daily exercises. The area is full of trekking and cycling routes and there are many sporting activities around. It is a full immersion nature place where sun and moon and night sky enrich your daily schedule. We like to walk up the hill (35 min) every other day to the beautiful village of Castel Rigone, enjoy the tremendous view over the lake and have a capuccino with a brioche at one of the bars. The pool is 6 meters by 12 meters and from 0,90 to 1,50 meters deep. There are 4 sun beds and 5 sun chairs. There is free wi-fi in the house and parking on the premises. The WiFi normally works well, but we cannot guaratee for the providing company as it is via antenna. The gravel road to the villa is bumpy and preferably needs a car with a higher wheel case.

Payment Methods
Credit card payments are not accepted. Direct Bank Deposit
Booking Deposit
The booking is confirmed with a deposit of 50 percent of the rent. Long Term Stay booking is confirmed with a deposit that is 50 percent of the rent.
Payment Balance
Balance of payment is due 21 days prior to arrival.
Cancellation Policy
Cancellation 14 or more days prior to arrival, 25 percent of all payments are refunded.
Security or Damage Deposit
A refundable security/damage deposit of 500 EUR is due on arrival. When warranted, the deposit (or portion thereof) is refunded within 10 days of departure.

Pet Policy, Deposit & Fees
Pets are not allowed due to bylaws/regulations/policies. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.
Cleaning on Departure
A fee is charged for Cleaning on Departure One-time fee of 260.00 EUR for stays of any number of nights or occupants.
Property Heat/ Elec/ Energy Fee
A fee is charged for Property Heating A metered fee is collected on departure.

Parking is free.
