This villa has a beautiful overview over the tropical garden to the beach and sea. With its height of about 3.5 meter over the ground level, You can enjoy in the evening the illuminated gardens. The furniture is mostly Thai Style built-in and gives a warm feeling for guests. Live like a king within a spacious villa; even if it should be raining you will have no problems staying entertained. A closed and guarded area with mostly upmarket clients that are tired of living in hotels but want the same services and luxury ambient -on a bigger area inside and outside- as a Five Star hotel can offer... Normally you cannot hear and see too much from your neighbours if you don't want to meet them .... We try to take care of our guests in a personal, familiar and individual way offering services that can easily compete to the services of a 5 Star hotel (We have also dish washing in our daily cleaning program ). We, the Owners, are here direct on site every day, all day long. This makes it very easy for our customers to decide spontaneously what they intend to do. Our job is to fulfill their dreams, without charging money out of every little favor that we do for the guests. And that is the reason why our most customers are repeating guests…. The Royal Living Residence have also received the QUALITY SELECTION AWARD 2013 from the biggest European hotel evaluation company, Holiday Check, with a score of 5.9 out of 6 possible stars!

Property Heat/ Elec/ Energy Fee
A metered fee is collected on departure. Electric consumption will be charged per Kw at $ 0.24 which is viewed on a separate meter.
Smoking Policy
Smoking/Vaping is not allowed inside or outside (applies to all occupants & guests).
Check In/ Out Times Policies - Property Access
Check IN: 12:00 AM Check OUT: 11:00 AM Flexible Check In/Out times are possible, dependent on outgoing/incoming guests.
Quiet Time Policy
The quiet time is from 10:00 PM To 7:00 AM

Pet Policy, Deposit & Fees
Pets are not allowed due to bylaws/regulations/policies. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.
Booking Deposit
The booking is confirmed with a deposit of 30 percent of the rent.
Payment Balance
Balance of payment is due on arrival. A 30% Deposit is required to confirm the booking. The payment has to be done directly to one of our accounts at Krung Thai Bank / Koh Samui Branch or to our account in Germany (Kreissparkasse Lauffen). The bank details can be sent after your confirmation. This deposit is not refundable. That is why we always suggest a Travel Insurance with Trip Cancellation coverage. The balance owing can be done on arrival by Credit Card (signed and approved in our office).
Security or Damage Deposit
A refundable security/damage deposit of 200 USD is due on arrival.
Cancellation Policy
You will receive a 100% credit on a future booking if you cancel 30 or more days prior.
