You have no neighbours beside you , only behind you, because the villa is located at the beginning of the half circle around the pool and the sea... So optimal privacy at the beach is guaranteed. The villa is located on a quiet beach, so you have all kind of sea views of many islands like Marine National park, Koh Phanghan, Koh Tao.... We try to take care of our guests in a personal, familiar and individual way offering services that can easily compete to the services of a 5 Star hotel (We have also dish washing in our daily cleaning program ). We, the Owners, are here direct on site every day, all day long. This makes it very easy for our customers to decide spontaneously what they intend to do. Our job is to fulfill their dreams, without charging money out of every little favor that we do for the guests. And that is the reason why our most customers are repeating guests…. Airport Transfer Services & Fees
A fee is charged for Airport Transfer Services One-time fee of 36.00 USD for stays of any number of nights or occupants. A guest must request this optional service.
Property Heat/ Elec/ Energy Fee
A metered fee is collected on departure. Electricity charge is dependant on the personal consumption and will be charged with 0.24 $ per Kw (each villa has its own meter).
Smoking Policy
Smoking/Vaping is not allowed inside or outside (applies to all occupants & guests).
Check In/ Out Times Policies - Property Access
Check IN: 12:00 PM Check OUT: 12:00 PM Flexible Check In/Out times are possible, dependent on outgoing/incoming guests.
Quiet Time Policy
There is no specific quiet time policy, though guests are asked to be respectful of all neighbours.
Children Policies
Children of all ages are welcome.
Pet Policy, Deposit & Fees
Pets are not allowed due to bylaws/regulations/policies. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.
Booking Deposit
The booking is confirmed with a deposit of 30 percent of the rent.
Payment Balance
Balance of payment is due 30 days prior to arrival. DA Deposit of 30% has to be paid to confirm the booking. The rest has to be paid no later than 14 days before arrival.
Security or Damage Deposit
A refundable security/damage deposit of 200 USD is due on arrival.

Cancellation Policy
You will receive a 100% credit on a future booking if you cancel 30 or more days prior.
