Ideally situated in phase 1 of the resort our home is just a hop skip and a jump away from the fantastic water complex ,clubhouse and restaurant and is extremely popular with repeat guests , some who have been coming for the past ten years . Whether you are a seasoned visitor or a first time traveller , Regal Palms Resort and Spa promises a unique Orlando experience by allowing you to stay in an affordable 4 bedroom town-house located in a 4 star resort . Picture yourself in the evenings curled up on a comfy sofa watching your own channels and not having to fight with kids for the remote ( they have their own TV in their own bedroom) or brewing yourself a cup of gourmet coffee in a kitchen brimming with everything you need . Have fun in a large 2.5 acre heated swimming complex surrounded by palm trees with blissful lazy river, waterfalls , water slides ( big hit with the kids ) and jacuzzi or relax on the extensive sunbathing terraces with a book and a drink served to you by waiters from the poolside bar. Our Resort also boasts the Banana Jacks, family restaurant serving food indoors or on a balcony overlooking the pool , icecream parlor, a Sports Bar showing live sports event ( including football) on several large screen plasma TV's , a games arcade with a pool table , basketball, Car Chase and other token operated games along with a ATM machine in the clubhouse lobby for your convenience. A Dedicated concierge desk to assist you with dinner reservations or pre-purchase tickets to any attractions.( save queuing at the gate!) is on site where multilingual staff can offer advice based on their extensive local knowledge. Pamper yourself in the Regal Palms health beauty and fitness centre offering wide range of beauty treatments including facials, specialized nail care, make-up artistry and massage therapies on site. With brand new flat screen TV's in all the rooms along with new carpets throughout , bask in the comfort and convenience of staying in a home close to the clubhouse and pool and walking distance from the nearest shopping centre. The resort fee of $20(+tax) - day - household charged by the Resort to access the club facilities is already included in our price. This includes unlimited access to the pools, water slide, lazy river, hot tub, gym, sand volleyball court, children's play area, outdoor hot tubs, steam room, sauna, fitness center, daily pool towels etc. Please do not pay this when you check in. Pets up to a maximum of 10 kg each are allowed. A one-off fee of $150 is charged. A maximum of 2 pets are allowed at any one time. Please contact me if your requirements are different from these stated. Pets must be house - trained and are not allowed on furniture or in beds. Please dispose of any waste from your pets in the home and in community. Please clean up any hairs or any other wastes from your pets prior to your departure. Please bring your own waste bags and bowls as these are not provided. As per community rules, pets are to be always kept on their leash. Any violations of these pet rules could result in loss of your security deposit. For guests without pets we do use professional cleaners but cannot guarantee absolute allergen - free.

Terms And Conditions
Booking Deposit
The booking is confirmed with a deposit of 25 percent of the rent. Long Term Stay booking is confirmed with a deposit that is 25 percent of the rent.
Cancellation Policy
Cancellation 60 or more days prior to arrival, all payments are refunded. Cancellation policy is 100% of deposit is refunded if cancelled 60 days before arrival, 50% if cancelled 30 days before arrival and 25% if cancelled before 14 days. There is no refund if cancelled within 14 days of arrival.
Payment Methods
No fees are charged for credit card processing. PayPal
Payment Balance
Balance of payment is due 30 days prior to arrival.
Security or Damage Deposit
A refundable security/damage deposit of 250 USD is due 15 days prior to arrival.
Quiet Time Policy
There is no specific quiet time policy, though guests are asked to be respectful of all neighbours.
Smoking Policy
Smoking/Vaping is not allowed inside or outside (applies to all occupants & guests).
Children Policies
Children of all ages are welcome. Children under the age of 16 must be supervised at the pool/hot tub.
Group & Min. Age Policies
There are group or minimum age requirements. Adult guests must be 18 years or older., Allow groups of families or couples.
Check In/ Out Times Policies - Property Access
Check IN: 04:00 PM Check OUT: 10:00 AM Check In/Out times are not flexible. Because there is key-less access, you can arrive as late as you wish.
Pet Policy, Deposit & Fees
Pets are allowed. One-time fee of 150.00 USD for stays of any number of nights or occupants.(Charged Any number of pets.) Size limits: Medium - up to 18 kilograms (40 pounds) Pets allowed:Any Pet A guest must request this optional service. Maximum allowed: Two Pets Do you have a dog or cat allergy? Dogs & cats have stayed at the property. A minimum "Fine" of 250.00 will apply if evidence of a pet is found in the property. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.
Cleaning on Departure
A fee is charged for Cleaning on Departure One-time fee of 105.00 USD for stays of any number of nights or occupants.
