* Your Vacation home away from home* Our Villa is located in Hilton Head Resort, a beach - ocean front , gated community. This newly renovated and newly furnished ( June 2018) 2 bedroom and 2 bath Villa in the heart of Hilton Head Island. The unit has a fully stocked kitchen with everything you need to cook a full meal plus free wifi. The master bedroom has a new queen size bed and flat screen tv. The 2ND bedroom will accommodate up to 4 people with a new full size size bed on one side and a set of twin bunk beds on the other side. We also have a beach closet with all the necessities. It's stocked with beach chairs, boogie boards,noodles, beach toys, shovels, beach cart, etc so you have everything you need for a day on the beach. The resort boasts wonderful amenities. There is always 24 hour security on the entire grounds. There are 2 outdoor pools and one indoor pool. There are 6 tennis courts available for use that are lighted as well for night play. There's a boardwalk to the beach (about a 5-6 min. Walk) or if you don't want to walk, the Resort offers shuttle service ( 6 seat golf carts) to take you to and from the beach that runs all day long during the vacation season. Coco's, on the Beach restaurant - bar is located at the end of the boardwalk as well. It's one of only a few beach front restaurants on the Island. It also offers year round restrooms even if the restaurant isn't open during your stay. The outdoor pool outside our front door also offers a poolside deli - bar as well bike rentals during the summer. The resort offers an outdoor grilling area if you prefer to stay in for dinner and grill !The resort is located at mid Island as such that you can enjoy the miles of bike paths on the Island. The Villa is located in building # 1 the most popular and closest to the beach in Hilton Head Resort. Building # 3 has a wonderful indoor area, it has a heated pool , hot tub, steam room , sauna, indoor walking track, fitness center and game room. Payment Methods
For payments made via credit card and/or Paypal, there is a 3.25 percent surcharge. PayPal, Money Order or Cashiers Cheque, Cash, Travelers Cheques, Personal Cheque. (Available for guests booking 45 or more days prior to arrival)
Booking Deposit
The booking is confirmed with a deposit of 33 percent of the rent. Long Term Stay booking is confirmed with a deposit that is 33 percent of the rent.
Payment Balance
Balance of payment is due 45 days prior to arrival. For a "Long Term Stay", the above payment balance policy is different and should be discussed with the owner.
Cancellation Policy
Cancellation 60 or more days prior to arrival, all payments are refunded. Cancellation 59 - 30 day prior to arrival: 50% refund.Cancellation less than 30 days prior to arrival: no refund.
Security or Damage Deposit
A refundable security/damage deposit of 100.00 USD is due 45 days prior to arrival. Long term rentals may be subject to a larger deposit.

Quiet Time Policy
There is no specific quiet time policy, though guests are asked to be respectful of all neighbours.

Pet Policy, Deposit & Fees
Pets are not allowed due to bylaws/regulations/policies. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.
Cleaning on Departure
A fee is charged for Cleaning on Departure One-time fee of 110.00 USD for stays of any number of nights or occupants. Guest is asked to leave soiled linens & towels in the bathtub or shower. Guest is expected to remove the garbage on departure. Guest is asked to start the dishwasher.
