CONFIRMATION OF GUEST
You confirm you are the Guest that will be staying on the property (corporate rental requests, please contact our office).
You confirm you are of legal majority age based the laws of British Columbia.
You confirm you will be using the property for Guest accommodation purposes only (if you looking to use the property for a special event, a wedding, family reunion please contact our company before booking online). Stags and Stagettes are not allowed.
You can provide two pieces of valid government issue ID (one photo) plus the credit card used to pay for the rental at check-in to confirm identity.

GUEST STAY AGREEMENT
Guests are required to fill out and sign the property Guest Agreement.
The Guest Agreement will be e-mailed to the you upon creation of your booking reservation.
You will need to print the Guest Agreement and return the Signed Copy to our office via FAX or PDF scan document and send via e-mail.
The fully executed Guest Agreement must be returned to our office within 24 hours of your booking.

PAYMENTS REQUIRED FOR YOUR BOOKING
Booking outside 45 days from your arrival date a deposit of 50% of the accommodation total plus applicable taxes and fees due at time of booking.
Booking inside 45 days prior to your arrival date, the full payment of the accommodation total plus applicable taxes and fees due at time of booking.

DAMAGE DEPOSITS
Processed within 7 days of your arrival date.
We per-authorize hold funds on your credit card for damage deposits on stays 31 nights or less.
We require a pre-paid damage deposit on bookings exceeding 31 nights.

PAYMENT METHODS ACCEPTED
Visa, MasterCard, American Express and a Bank Wire Transfer are all accepted methods of payment.
All payments are in Canadian dollars.
All reservations must be secured by a credit card.

CHECK-IN TIMES AND PROCEDURES
Check-in Time: 4:00 PM up until 10:00 PM
Check Out Time: 11:00 AM as early as 7:00 AM
Our Properties Require a Greeter to Meet You
Please Note: There is service fee of $50.00 plus applicable taxes for an after hours Check-In or Check-Out. The $50.00 fee also applies to Guest No Show Check-ins.
Ensure you book your travel times accordingly and to be in contact with our company in advance if you need to reschedule your property arrival or departure times. Greeters will only wait 30 minutes for your property arrival or departure time.

PETS
Pets are permitted in some of our vacation rentals. Please check with us before booking.
In properties that do not allow pets, any signs of pets the Guest is responsible for all cleaning costs.

SMOKING
No Smoking in any property.
Guests where found to have been smoking will be charged the full costs to clean the property.

TERMS OF EVICTION – IMMEDIATE
Guests will be evicted for breach of contract, excessive noise, common and private property damage, disturbing the peace, and unauthorized use of the property. Pets found on the property during the Guest stay where pets are not allowed. Smoking on the property where smoking is prohibited.

PROPERTY DAMAGE
Guest is liable for all damage at the property incurred by the Guest and the Guest's invitees throughout the term of the Guest's stay.

LIABILITY
We assume no liability. The Guest, and invitees of the Guest, agrees to be 100% liable for their own actions while staying on the property .
We are excluded from liability for personal bodily injury in any of our Vacation Rentals, while in transit to, or while staying at any of our owners listed rental properties.

HOUSEKEEPING
Conducted upon check out.
Additional cleanings are required for stays longer than 1 month stays.
Additional cleanings can be ordered for a fee during your stay if required.

MAINTENANCE EMERGENCIES
We can be reached on our emergency toll free number or direct.

By E-mail - Information will be E-mailed upon payment in full.

PARKING
Parking is dependent on the accommodation you book.
The Guest is liable for the security of their vehicles while staying in any of the rental properties.

CANCELLATION
If the Guest cancels a reservation more than 45 days prior to the Check-in Date, there will be no refund of the reservation deposit.
If the Guest cancels a reservation less than 45 days prior to the Check-in Date and has made partial or full payment, there will be no refund of funds received.
If the property is able to find a substitute Guest for the same term and value as the original reservation, the Owner will refund any amounts received, less a cancellation fee of 25% of the total value of the booking.
There will be no refund in respect of unused days or early departure by the Guest.

Location, Location, Location This rental turned out to be a longer term, 6 month rental versus a short term stay. The condo is small but well laid out and worked well for 2 people. Top floor is a bonus as it the outside deck space with seating and a BBQ. There were a few minor things that needed to be sorted out at the front end of the rental time with the EMR staff very efficiently and effectively addressing. The location for our needs was outstanding being central with easy access into downtown Victoria, the airport and ferries, going over to Sooke or heading up Island but having a vehicle is a must. Right across the street is a shopping mall with all the services you need to complete the stay - grocery, liquor and a few take-out food options. The complex that this unit is in well kept, and for the most part, quiet. As with all condo complexes, there was the occasional noisy neighbour issue but nothing that was tolerable as it seldom lasted.

Camden. All in a good place and convenient. Owners belongings made storage space a premium.<br/><br/>Had trouble with neighbours being over sensitive re my small pet. Gave wrong impression while he was adjusting. Had feeling of being spied on by cameras. No neighbourly contact.

A Wonderful Condo We enjoyed staying here very much while in Victoria and area. The condo was well equipped and very comfortable. Too Hot in Victoria I found the condo very hot, and there is no AC as such. it was between 26-27 degrees. And the toilet was plugged, which I solved. Great place, but too hot. Camden green This property was extremely comfortable and well equipped. Exactly as described, we were not disappointed in any way. For a winter stay, it was well heated - in summer it may be too warm. Great location close to the highway. Well located quiet condo We enjoyed our stay as the condo is centrally located and close to great walking locations and shopping. The condo was quiet with secure, safe parking and is generally well-equiped but could use some updating for pots/pans and furniture. Although the unit is non-smoking, people smoking in the hallways and neighbouring balconies can be an issue when the windows are open. Great convenient Location We enjoyed approx. 5 weeks at this location and found it satisfactory. It is quite small and there are no facilities/amenities within the building. Both sides of the building are a little noisy, we were on the back (quiet side). Our stay was through the summer and it should be noted that there is NO AIR CONDITIONING! Additionally, ventilation was poor despises 2-3 floor fans. A car is necessary but bus depots are close by the Hospital. New plaza across the road is handy. It Was A Good Stay We stayed for 12 days. Cons: The place was clean with the exception of the washing machine. It had some mold on the outer rim, inside the door. A couple of the walls had dirty hand marks. The Bar stools were too tall for the counter. The pull out bed was not really comfortable. My son ended up sleeping on the couch not pulled out. You could hear people talking in the halls on occasion. Pros: Liked having the secure underground parking. Plenty of space for the three of us. Excellent customer service. We needed to extend our stay by a couple of days and they were able to accommodate no trouble. Check in & out was simple. Additional days and Tipping recommendation We appreciated being able to get in 4 days early. We did tip but we wondered about the point of the tipping as all we got were the keys and "hello". Is a brand new centrally located one-bedroom unit and is the right place for vacationers who want to enjoy urban Victoria, as well as the amazing outdoor opportunities of the greater Victoria Area.. Is a brand new centrally located one-bedroom unit and is the right place for vacationers who want to enjoy urban Victoria, as well as the amazing outdoor opportunities of the greater Victoria Area. If you are coming to Victoria for business, this unit is a quick drive to the downtown area either via highway or surface streets. Should you need to be at Victoria General Hospital, the unit is within walking distance at approximately 1 kilometre away. Also, for alternative commuting options, the Galloping Goose and Lochside bike-way and walkway is a less than a 5 minute short stroll which you can use to run, bike or rollerblade to anywhere in the Victoria area. This unit is also a short drive to the new Uptown Center, the Millstream shopping centers and the Langford based shopping centers as well as the array of shopping opportunities in downtown Victoria.
Every item in this top floor unit was purchased in 2011 or since. As you enter the unit there is a small restroom on one side and a lovely kitchen with granite countertops with all of the equipment one would need. A personal favorite of the owners is the Griddler on which you can make Panini sandwiches, a steak, fish, etc. And, with the alternate cooking plates, have a flat griddle for pancakes and the like. The kitchen also features a dishwasher and microwave. The owners, who regularly rent similar units when they travel, have worked to outfit the unit with everything that they have wanted/needed in their travels. The living space has a good sized living room with a couch/hide-a-bed, a good reading chair, a 42 inch TV and a blue-ray player. There is Telus Optik as the satellite TV and internet service and yes, the unit has full WiFi. There is a step up from the living room to the dining room where you have a wood drop-leaf table that easily seats 6 and could seat more. Both the living room area and dining room area have large windows, as does the bedroom, which look toward the Olympic Mountain Range of which you have a partial view.
The bedroom's main feature is a queen size bed with a wonderful Temperpetik mattress. The bed has four drawers underneath and there are two nightstands which also have 2 drawers on both sides of the bed. Know that the interior of all of the closets have been professionally designed to maximize storage space. The owners have a storage area separate from the unit, so you will not be denied access to any area. The large ensuite bathroom provides all of the normal amenities. In a closet inside the bathroom are the washer and dryer. All 3 closets have been professionally designed and finished providing significant storage. The floors are wood throughout, with the exception of the bathroom floors, which are tile. There is a good sized private deck that you access from the living room. The deck has lounge chairs and a small table as well as a propane BBQ.
The Camden Green building has been awarded the Gold Standard for its construction and use of energy. Hot water and heating is done by a geothermal unit which means there will be plenty of hot water and for those cold days, the heat coming through the floor will keep your feet warm.
The owners have provided two notebooks for guests. One has the information on all appliances large and small, while the other provides an array of useful information on things from where to buy groceries, to sites to see the Parliament Building , Butchart Gardens, etc, to an array of outdoor activities from walking tours, to hiking, kayaking and the like, restaurant information and much more. There is also a section on what to do outside of Victoria on Vancouver Island.
