Payments & Deposit - applicable to Owner's portion of the total only

Payment Balance
Full payment is due at booking time.
Cancellation Policy
Cancellation 60 or more days prior to arrival, 75 percent of all payments are refunded.
There is no refund if cancelling less than 60 days before arrival.
Booking Deposit
The booking is confirmed with a deposit of 100 percent of the rent.
For a long term stay, the deposit will depend on the length of stay.
Payment Methods
For payments made via credit card and/or Paypal, there is a 3.50 percent surcharge.
Visa, Master Card, Amex, Email Money Transfer, Personal Cheque. (Available for guests booking 60 or more days prior to arrival)
Security or Damage Deposit
A refundable security/damage deposit of 1000 CAD is due on arrival.
The property will be assessed after check-out and the deposit released to the guest within 14 business days if there are no claims to be made.
When warranted, the deposit (or portion thereof) is refunded within 14 days of departure.

Open concept main floor, three bedrooms all with en suite bath, radiant floor heating throughout, two patios and two additional covered balconies ideal for indoor/outdoor living.

Enter through the front patio to a living room with fireplace and original artwork, dining area, powder room, and top of the line kitchen with separate wine fridge. The kitchen opens to a large back patio with additional dining table, lounge area, and natural gas BBQ.

Upstairs you will find more artwork and a skylight leading to the serene master bedroom with king bed, walk-in closet, en suite 5-piece bathroom with another skylight, walk-in closet, and covered balcony with outdoor seating. From the balcony you will enjoy views to Mt Tolmie and on a clear day all the way to Haro Straight. Also upstairs is the huge second bedroom with two twin beds (can be converted to a king), sitting area, en suite bathroom, two closets, and covered balcony.

Lower level has a third bedroom, perfect for additional guests or for catching up on work, with a queen bed, two desks (one is an electric sit-stand desk), and en suite bathroom. Walkout to attached two-car garage plus two-car carport.

Ideal location. Less than a ten minute walk to several parks, a duck pond, library, rec centre (pool, tennis courts), multiple grocery stores, and so much more. Fifteen minute walk (or three minute drive) to Mt Doug trails or to UVic. Ten minute drive to vibrant downtown Victoria, Oak Bay village, beaches, kayak rental, and more!

For stays of more than a month, a mid-stay cleaning is required after each month. The cost for this is not included in the quote and will be added manually once a request is submitted.
