Terms

Definitions

“We”, “our”, “us” and “The Property Manager” will refer to the owner of the property, the property care/management company and/or any of it employees, consultants, and/or third party vendors that work with the property care/management company. The “guest” will refer to the person whose name is on the reservation and any persons that are allowed to enter the property with consent of any guest.

Acceptance of Terms and Conditions

Registering with the Property Manager and/or any payments made to the reservation confirms the acceptance of the terms and conditions described herein and shall be binding on all persons occupying the premises whether or not such persons have signed this form.

General

Your vacation home will be available for occupation from 4:00 PM on day of arrival and must be vacated by 11:00 AM on the date of departure. Arrival and/or departure times may be altered under written consent and made at least 24 hours in advance of arrival and/or departure time. Fees may apply for early arrival or late departures.

By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children.

To guarantee a reservation all of the following conditions apply: a deposit of 20% of the reservation total is due prior to 45 days of the arrival date; the guest named must be at least 21 years of age and staying on property during the rental period. The balance of the total for the reservation must be received no later than 30 days prior to the arrival date of the reservation.

Failure to make the final payment by the due date (30 days prior to arrival) may result in the loss of the reservation and deposit.

Security Deposit

We do require a Security Deposit in addition to the room rate for each room and/or reservation. The security deposit is either: the purchase of a $50 Accidental Damage Protection plan or a refundable damage deposit of $300 held prior to your arrival date and refunded after your departure date assuming there are no outstanding balances for services or damages to the property.

As a part of your stay, you may purchase an Accidental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to the Property Manager prior to check-out. If purchased, the policy will pay a maximum benefit of $1500. Any damages that exceed $1500 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Accidental Damage Protection plan will cover the cost of repair or replacement of such property up to a maximum benefit of $1500. The Accidental Damage plan can be purchased up to, and including at, check-in.

Cancellations

All cancellations must be in writing by the person whose name appears on the reservation.

If the reservation is cancelled more than 90 days prior to the arrival date, the deposit is fully refunded minus a $100 processing fee. If the reservation is cancelled between 90 and 30 days prior to the arrival date, the deposit will be forfeited. If the reservation is cancelled less than 30 days prior to the reservation arrival date then the amount paid towards that reservation minus the security deposit is forfeited.

If the balance due remains unpaid 30 days prior to the arrival date, then we reserve the right to cancel the reservation and any amount paid towards the reservation will be forfeited.

We do not issue refunds for unused dates during the reservation.

We reserve the right to amend, curtail or terminate any contract without compensation.

All specials and promotions are non-refundable and may be moved to another property of the same room type.

In the unlikely event that circumstances necessitate us to change the vacation home confirmed on your reservation, we will seek to relocate your reservation to a home of a similar or superior standard within our available inventory. However, if we are unable to find a suitable relocation, we will refund any monies paid (without interest, compensation or consequential loss of any kind) toward the difference of accommodation.

The Property Manager accepts no responsibility or liability for any loss or damage or alterations to the terms of this reservation caused by events beyond their control including, but not restricted to, hurricanes, war, civil commotion, flight delays or cancellations, technical difficulties with transportation, alteration or cancellation of schedules by carriers, adverse weather conditions, fire, flood, industrial dispute or any other event beyond their control.

We recommend that all guests ensure they have appropriate holiday, medical, injury and cancellation insurance cover prior to travel.

Smoking

For the comfort of our guests and by Florida Law, all units are NON-SMOKING. Smoking is only allowed in designated areas and on the balcony with doors and windows closed. There is a $350 smoking fee plus applicable fees and/or taxes that will occur immediately if evidence is found of smoke or smoking inside the unit.

Pet Policies

Unless you have reserved a pet-friendly property, pets are NOT allowed inside the property or on the balcony/patio. The pet charge is $50 per pet (max. 2 pets per unit) plus applicable fees, processing, and/or taxes. No pet weighing over 35 pounds in a condo and 50 pounds in a townhouse may occupy any one unit. If the pet’s behavior results in complaints by other guests, the owner may be asked to board the pet off property with a veterinarian/shelter/kennel without compensation. Guests are required to clean up after their pet inside and outside the property. Pets are not allowed in the pool, putting green, or clubhouse areas.

Items Left Behind

If any personal items have been left by the guest, it is the responsibility of the guest to pay a $15 service fee and all costs from the packaging and shipping of those items should the guest request the items be returned to them. We do not accept responsibility for any lost or damages to items that may occur during the transportation or shipping process.

Cleaning, Maintenance and Pest Control

A cleaning fee will be applied to each reservation. Towels, sheets and all linens are inventoried before and after each guest’s stay. Guest will be charged for any damaged or missing items or for stains on carpet, furniture or walls.

If the property is left in a condition that would require an excessive cleaning, such as (but not limited to) empty boxes, un-bagged trash, left over food on top of counters, an additional fee of $50 may apply.

Florida has a sub-tropical climate and care must be taken with food that is left uncovered. Uncovered food can attract insects very quickly. Any added costs for pest control services incurred for lack of care may be passed to you.

Complaints

In the unlikely event of a problem arising during your stay in one of our vacation homes, you should contact us immediately and we will seek to resolve the matter within a reasonable period of time. If the problem has not been reported to us within 24 hours of the problem arising, we cannot accept responsibility.

Liability

All properties are privately owned and neither the owners nor we, the management company, accept any responsibility or liability whatsoever for but not limited to: personal injury, accidents, loss or damage to personal effects or vehicles during the stay or after departure, or alterations to the terms of this reservation caused by events beyond our control; this includes but is not limited to: war, civil commotion, flight delays or cancellations, adverse weather conditions, fire or flood.

We reserve the right to enter the premises at any time for whatever reason without prior notification. This includes authorized workers such as maintenance crew, gardeners, pest control contractors, etc. We accept no liability for any loss or damages that may result from the legal and reasonable exercising of such rights.

Captions and Section Headings

The various captions and section headings contained in these Terms and Conditions are inserted only as a matter of convenience and in no way define, limit, or extend the scope or intent of any of the provisions of these Terms and Conditions.

Our failure to enforce any provision(s) of these Terms and Conditions shall not in any way be construed as a waiver of any such provision(s) as to future violations thereof, nor prevent us from enforcing each and every other provision(s). The waiver by a party of any single remedy shall not constitute a waiver of such party’s right to assert all other legal remedies available to him/her/it under the circumstances. If it is found that the guest(s) breach any of the above policies or is/are involved in any illegal activity according to the laws and regulations of either Florida State and/or the United States government, we reserve the right to bar access to the property by the guest(s) without any compensation or refund of unused nights and may be barred from staying with any property in the future.

These Terms and Conditions are governed by and shall be interpreted in accordance with Florida State Law and the parties hereto shall both submit to the jurisdiction of the Florida courts. With respect to its subject matter, these Terms and Conditions and its Exhibits constitute the entire understanding of the parties superseding all prior agreements, understandings, negotiations and discussions between them whether written or oral, and there are no other understandings, representations, warranties or commitments with respect thereto.

Orlando Stay We had a great time but felt we were misled by the picture of the apartment we thought we'd booked. The furniture in the apartment we we're give was old and tired, not modern as original picture implied. Also there was only a view over road and other apartments.Kitchen wasn't well stocked with bowls/Pan's etc. The bathroom had a dusty plastic plant, and sink area wasn't very clean, other guests have made the the same observations in book. The actual resort pool area and gardens were lovely.

Confortable y accesible logísticamente Como experiencia, ni bien llegamos al complejo nos costó ubicar el depto. Preguntamos en la casa club y no nos supo orientar, mostrando info proporcionada por casiola. Nos salvó, una empleada de casiola, que la vimos recorriendo el complejo saliendo de otra propiedad y esta Sra. Nos guió hasta el depto.<br/>Con respecto al depto. Como defecto edilicio, el cerrojo de entrada no cerraba, las puertas del sector de lavado, tenían las trabas de puerta rotas y el perchero del baño matrimonial estaba suelto.<br/>Nos hubiese gustado contar con cortinas en ambas habitaciones, para atenuar el reflejo del amanecer, sobre todo si uno quisiera seguir durmiendo.<br/>Con respecto a los utensilios de cocina y a nivel gral. muy completos, yo hubiera agregado una rejilla o paño para el uso en cocina.<br/>Programar control remoto en habitación principal, ya que no se podía encender ni apagar la TV, solo cambiar canales y volumen.<br/>Con respecto a la ubicación del complejo, muy buena, en nuestro caso de fácil acceso tanto a los parques de universal como también a los de Disney y demás centros comerciales.<br/>Las camas y colchones muy cómodos, en nuestra habitación principal, dado los metros cuadrados hubiese colocado una cama un poco más chica o bien el somier existente con cabecera solo. Dado que el modelo de cama torneada de madera (muy bonita) quitaba espacio para movilizarse.<br/>O bien retirar chifonier y colgar TV y deco.<br/>Espero que está crítica sirva para mejorar estos puntos por lo menos desde mi perspectiva, si bien no son de primera necesidad, pero hacen a las prestaciones que amerita el lugar o bien busca la empresa.<br/>Muchas gracias por todo, espero volver en un futuro inmediato.<br/>Saludos cordiales<br/>Leandro Franza<br/><br/><br/>

Not up to scratch This was our 3rd time staying in a casiola condo in Vista Cay; we love the location, the amenities available and the the fact it gives us ur own space. Unfortunately this year the place was tired and worn. I appreciate that it is difficult to keep everything perfect but the furniture is damaged, the sofa stained, the varnish on bathroom units peeling, sheets don't fit the beds and knives unable to be used (not sharp at all). <br/>The main issue we had was linked to the freezer which was not working properly; we reported this and were given a replacement mini fridge until it was replaced but this took several days so ice cream we bought had to be thrown away. Many of these issues had been mentioned in the feedback book in the condo already. <br/>Also, the balcony was painted during our stay and the furniture was removed - this was not brought back until after 2 emails and a phone call - 3 days later. <br/>Overall a disappointing stay this year, certainly not 4* location any more I'm afraid.

Lovely stay My colleague and I stayed at the Majestic Getaway apartment at Casiola Vacation Homes for a week during a lawyer's convention at the Orange County Convention Centre. Casiola was close to the convention centre which was very convenient for us. The whole apartment was very clean - something we were very particular about! The rooms were spacious but also cosy and the kitchen and living areas were very homely and well maintained. <br/><br/>We didn't spend enough time at the property to enjoy all the amenities, but would definitely book another stay and recommend Casiola to both holiday makers and business travellers. There was a lovely clubhouse and pool and a Walgreens and Publix nearby for guests who want breakfast items or a properly stocked kitchen during their stay. The staff onsite were always helpful. We thoroughly enjoyed our experience!

A Great Stay The Majestic Getaway condo was very clean and rather roomy. Two king sized beds was greatly appreciated. Overall a wonderful place. There could have been another garbage bag, one garbage bag is not enough especially when it says up to 6 guests max. Our TV went out of sync (read instructions re remote beforehand). Management sent someone up to fix it almost immediately. Thank You.

2017 AKC NATIONAL CHAMPIONSHIP DOG SHOW Enjoyed the general amenities, facility and location. <br/><br/>Issues: Main TV was not functioning properly due to incorrect connections between boxes. Carpet in the master bedroom is quite worn and has wrinkles creating a tripping hazard. Dryer is very loud. Refrigerator is noisy. Knives we're really dull. Water pressure is poor. Lighting in the master bath needs attention.<br/><br/>When we booked this rental we we're very clear that we were coming to Orlando for the AKC national championship dog show and that we would have our dog with us. We had booked another unit on line then based on unclear confirmation we called to confirm it was pet friendly. We found out that it was not pet friendly and we're given your information. We called and we're very specific that we required pet friendly accommodations. Made the reservation. Called back to confirm and again discussed and confirmed that the booking was pet friendly.<br/><br/>We were 45 minutes late checking out. Maid service called your agent to tell them and also said we had a dog. Agent called and said that the rental was not pet friendly and that we had not paid a pet fee.<br/><br/>We rented the accommodations in good faith and with full disclosure of our pet and reason for coming to Orlando. Please in the future have your booking people convey to the agents specific and pertenant information. Finding this out after the fact was extremely dissapointing.

Great location Nice apartment close to SeaWorld and the International Drive. A small complain is that the drapes were not good enough. We woke up every day at 6AM. The rest was perfect: Wifi, location, parking, pool, Publix close by etc.

Very comfortable Because of more than one entry the house and the apartment were very hard to find in the dark! I had to call the agent, also for the code of the gate. She helped us as far as she could. Still we couldn't find it. At the end a maintenance man helped us and lead us to another entry. <br/>The apartment was very comfortable and roomy.

This will be my Orlando home from now on. I L.O.V.E.D. the place! Everything is nearby.. Orlando Eye, Sea life, Universal studio's etc.. The resort feels very save, the facilities are great. The condo was clean when I checked in. The beds comfortable. Check-in instructions were crystal clear. The staff was very helpful when I had an issue with my internet connection. Very quick response! The rooms are just as described/shown in the pictures on the Casiola website.<br/><br/>I do have one recommendation: add instructions in your guest instruction book for locking the front door. It took me 10 minutes to figure it out. Also add an extra lock for the front door.

great place to stay majestic getaway was a very clean, roomy,and attractive place for the four of us to stay. very close to parks and wonderful to come back to to relax after busy day. it was great to not carry as much clothing too because of the washer and dryer...we just laundered day before we headed to the gulf side of florida.walgreens was a short walk away and publix a short drive away. pool area was amazing. pool was just warm enough and huge hot tub meant we never had to wait for people to leave it, to get in. also used the walking trail around lake. i advise you stay on trail as signs advice as i saw an alligator near the shore. this was one of the nicest spots we ve stayed in, and we will return. only drawback was that balcony veiw was of other apartment building because we always like to sit outside for a good hour for our morning coffee, but i only requisted near the pool for our grandson and that we did get. i will work at getting a lake or garden veiw next time. thanks for the wonderful family memories at vista cay!

Quick, but nice stay The location of the unit is good, Vista Cay itself is a great resort. Email communications from Casiola made our stay pleasant and straightforward, we had all info for our stay in advance. The continuous humming noise of external air conditioning units are a bit annoying because of the narrow street and high building across the street, but nothing serious.

great experience Glad to be able to get reservation for a one-night stay in the same building and same floor as my cousin there for a tradeshow. We have a lovely reunion of five cousins (in our 60's) who haven't all been together in 40 years. Brought in dinner and breakfast so we could visit, and it was perfect.

There entire area is well kept and the condo complex is close to everything while still providing a sense of "being away from the crowds".

majestic getaway was a very clean, roomy,and attractive place for the four of us to stay. very close to parks and wonderful to come back to to relax after busy day. it was great to not carry as much clothing too because of the washer and dryer...we just laundered day before we headed to the gulf side of florida.walgreens was a short walk away and publix a short drive away. pool area was amazing. pool was just warm enough and huge hot tub meant we never had to wait for people to leave it, to get in. also used the walking trail around lake. i advise you stay on trail as signs advice as i saw an alligator near the shore. this was one of the nicest spots we ve stayed in, and we will return. only drawback was that balcony veiw was of other apartment building because we always like to sit outside for a good hour for our morning coffee, but i only requisted near the pool for our grandson and that we did get. i will work at getting a lake or garden veiw next time. thanks for the wonderful family memories at vista c

Because of more than one entry the house and the apartment were very hard to find in the dark! I had to call the agent, also for the code of the gate. She helped us as far as she could. Still we couldn't find it. At the end a maintenance man helped us and lead us to another entry. <br/>The apartment was very comfortable and roomy.

Overall the property was clean. The one thing that needs to be improved is that the bed comforters are in need of a good washing.

Glad to be able to get reservation for a one-night stay in the same building and same floor as my cousin there for a tradeshow. We have a lovely reunion of five cousins (in our 60's) who haven't all been together in 40 years. Brought in dinner and breakfast so we could visit, and it was perfect.

The location of the unit is good, Vista Cay itself is a great resort. Email communications from Casiola made our stay pleasant and straightforward, we had all info for our stay in advance. The continuous humming noise of external air conditioning units are a bit annoying because of the narrow street and high building across the street, but nothing serious.

I L.O.V.E.D. the place! Everything is nearby.. Orlando Eye, Sea life, Universal studio's etc.. The resort feels very save, the facilities are great. The condo was clean when I checked in. The beds comfortable. Check-in instructions were crystal clear. The staff was very helpful when I had an issue with my internet connection. Very quick response! The rooms are just as described/shown in the pictures on the Casiola website.<br/><br/>I do have one recommendation: add instructions in your guest instruction book for locking the front door. It took me 10 minutes to figure it out. Also add an extra lock for the front door.
