Terms

Definitions

“We”, “our”, “us” and “The Property Manager” will refer to the owner of the property, the property care/management company and/or any of it employees, consultants, and/or third party vendors that work with the property care/management company. The “guest” will refer to the person whose name is on the reservation and any persons that are allowed to enter the property with consent of any guest.

Acceptance of Terms and Conditions

Registering with the Property Manager and/or any payments made to the reservation confirms the acceptance of the terms and conditions described herein and shall be binding on all persons occupying the premises whether or not such persons have signed this form.

General

Your vacation home will be available for occupation from 4:00 PM on day of arrival and must be vacated by 11:00 AM on the date of departure. Arrival and/or departure times may be altered under written consent and made at least 24 hours in advance of arrival and/or departure time. Fees may apply for early arrival or late departures.

By state law, occupancy may not exceed what is posted for each home. Maximum occupancy includes infants and children.

To guarantee a reservation all of the following conditions apply: a deposit of 20% of the reservation total is due prior to 45 days of the arrival date; the guest named must be at least 21 years of age and staying on property during the rental period. The balance of the total for the reservation must be received no later than 30 days prior to the arrival date of the reservation.

Failure to make the final payment by the due date (30 days prior to arrival) may result in the loss of the reservation and deposit.

Security Deposit

We do require a Security Deposit in addition to the room rate for each room and/or reservation. The security deposit is either: the purchase of a $50 Accidental Damage Protection plan or a refundable damage deposit of $300 held prior to your arrival date and refunded after your departure date assuming there are no outstanding balances for services or damages to the property.

As a part of your stay, you may purchase an Accidental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to the Property Manager prior to check-out. If purchased, the policy will pay a maximum benefit of $1500. Any damages that exceed $1500 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Accidental Damage Protection plan will cover the cost of repair or replacement of such property up to a maximum benefit of $1500. The Accidental Damage plan can be purchased up to, and including at, check-in.

Cancellations

All cancellations must be in writing by the person whose name appears on the reservation.

If the reservation is cancelled more than 90 days prior to the arrival date, the deposit is fully refunded minus a $100 processing fee. If the reservation is cancelled between 90 and 30 days prior to the arrival date, the deposit will be forfeited. If the reservation is cancelled less than 30 days prior to the reservation arrival date then the amount paid towards that reservation minus the security deposit is forfeited.

If the balance due remains unpaid 30 days prior to the arrival date, then we reserve the right to cancel the reservation and any amount paid towards the reservation will be forfeited.

We do not issue refunds for unused dates during the reservation.

We reserve the right to amend, curtail or terminate any contract without compensation.

All specials and promotions are non-refundable and may be moved to another property of the same room type.

In the unlikely event that circumstances necessitate us to change the vacation home confirmed on your reservation, we will seek to relocate your reservation to a home of a similar or superior standard within our available inventory. However, if we are unable to find a suitable relocation, we will refund any monies paid (without interest, compensation or consequential loss of any kind) toward the difference of accommodation.

The Property Manager accepts no responsibility or liability for any loss or damage or alterations to the terms of this reservation caused by events beyond their control including, but not restricted to, hurricanes, war, civil commotion, flight delays or cancellations, technical difficulties with transportation, alteration or cancellation of schedules by carriers, adverse weather conditions, fire, flood, industrial dispute or any other event beyond their control.

We recommend that all guests ensure they have appropriate holiday, medical, injury and cancellation insurance cover prior to travel.

Smoking

For the comfort of our guests and by Florida Law, all units are NON-SMOKING. Smoking is only allowed in designated areas and on the balcony with doors and windows closed. There is a $350 smoking fee plus applicable fees and/or taxes that will occur immediately if evidence is found of smoke or smoking inside the unit.

Pet Policies

Unless you have reserved a pet-friendly property, pets are NOT allowed inside the property or on the balcony/patio. The pet charge is $50 per pet (max. 2 pets per unit) plus applicable fees, processing, and/or taxes. No pet weighing over 35 pounds in a condo and 50 pounds in a townhouse may occupy any one unit. If the pet’s behavior results in complaints by other guests, the owner may be asked to board the pet off property with a veterinarian/shelter/kennel without compensation. Guests are required to clean up after their pet inside and outside the property. Pets are not allowed in the pool, putting green, or clubhouse areas.

Items Left Behind

If any personal items have been left by the guest, it is the responsibility of the guest to pay a $15 service fee and all costs from the packaging and shipping of those items should the guest request the items be returned to them. We do not accept responsibility for any lost or damages to items that may occur during the transportation or shipping process.

Cleaning, Maintenance and Pest Control

A cleaning fee will be applied to each reservation. Towels, sheets and all linens are inventoried before and after each guest’s stay. Guest will be charged for any damaged or missing items or for stains on carpet, furniture or walls.

If the property is left in a condition that would require an excessive cleaning, such as (but not limited to) empty boxes, un-bagged trash, left over food on top of counters, an additional fee of $50 may apply.

Florida has a sub-tropical climate and care must be taken with food that is left uncovered. Uncovered food can attract insects very quickly. Any added costs for pest control services incurred for lack of care may be passed to you.

Complaints

In the unlikely event of a problem arising during your stay in one of our vacation homes, you should contact us immediately and we will seek to resolve the matter within a reasonable period of time. If the problem has not been reported to us within 24 hours of the problem arising, we cannot accept responsibility.

Liability

All properties are privately owned and neither the owners nor we, the management company, accept any responsibility or liability whatsoever for but not limited to: personal injury, accidents, loss or damage to personal effects or vehicles during the stay or after departure, or alterations to the terms of this reservation caused by events beyond our control; this includes but is not limited to: war, civil commotion, flight delays or cancellations, adverse weather conditions, fire or flood.

We reserve the right to enter the premises at any time for whatever reason without prior notification. This includes authorized workers such as maintenance crew, gardeners, pest control contractors, etc. We accept no liability for any loss or damages that may result from the legal and reasonable exercising of such rights.

Captions and Section Headings

The various captions and section headings contained in these Terms and Conditions are inserted only as a matter of convenience and in no way define, limit, or extend the scope or intent of any of the provisions of these Terms and Conditions.

Our failure to enforce any provision(s) of these Terms and Conditions shall not in any way be construed as a waiver of any such provision(s) as to future violations thereof, nor prevent us from enforcing each and every other provision(s). The waiver by a party of any single remedy shall not constitute a waiver of such party’s right to assert all other legal remedies available to him/her/it under the circumstances. If it is found that the guest(s) breach any of the above policies or is/are involved in any illegal activity according to the laws and regulations of either Florida State and/or the United States government, we reserve the right to bar access to the property by the guest(s) without any compensation or refund of unused nights and may be barred from staying with any property in the future.

These Terms and Conditions are governed by and shall be interpreted in accordance with Florida State Law and the parties hereto shall both submit to the jurisdiction of the Florida courts. With respect to its subject matter, these Terms and Conditions and its Exhibits constitute the entire understanding of the parties superseding all prior agreements, understandings, negotiations and discussions between them whether written or oral, and there are no other understandings, representations, warranties or commitments with respect thereto.

Nice rental home All in all in was a nice unit - clean, nicely furbished and very spacey... Only issue we had is that when we arrived the cleaning lady was not done with our unit and refused to even let us drop our bag (even though we were not there early for check in) - but other than than it is in a great location and is a very comfortable place

Thanksgiving 2017 I was quite disappointed with the Executive Penthouse, after my wonderful stay in 2016. There was not as much space, the kitchen table was small and not in very good shape, the master bathroom shower door needs to be re-sealed, the kitchen amenities need a good cleaning/sterilizing, the view was mostly of construction - looking straight out was construction, you had to lean out to get the best view. The area, however, is still nice and I feel safe there and it is conveniently located.

Room for improvement This was our 5th stay at Vista Cay Resort. We were disappointed with the condition and lack of cleanliness of this particular unit. We chose not to call and have the management come clean the unit because that is not how we wanted to start our vacation. We cleaned it as we could. The door code for early check in and for late check out did not work either time leaving us locked out for a time trying to reach management. I did alert the company to the condition of the unit and am optimistic they will promptly refurbish/clean and repair it. We will plan to stay again but will be cautious of this unit.

Great place to stay in Orlando I was pleased to find a spacious, clean, three bedroom, two bath condo with a nice balcony. Practical tip: bring your own paper towels and soap as very little are provided. Great stay.

Wonderful experience The property met all of if expectations. Clean, near, fully stocked and well decorated. The view of the water from the balcony is great and at 9p you can see the fireworks at Epcot Ctr!!! Will definitely return.

Wonderful Stay! This was an extended family vacation for some R&R. We had a wonderful time and rented a 3 bedroom lakeview condo. The condo was perfect and exceeded our expectations! Everything was clean and neat. The pool area was also well maintained and we often saw a pool hand wiping chairs and straightening things up for a neat appearance all day. It was a bonus to have a bartender all day as well. Loved that! We will stay here again and thank you Casiola for a job well done!

Tell me that your housekeeper <br/>lady will knock my door at exact 11:00 am, and tell me that immediately I will receive a follow up phone call from management, and if within 5 minutes I still cannot move my staff out, you will send a man to my room.<br/><br/>Because most guests get used with hotel’s 11:00 am check out rule which is not very serious and usually within 30 minutes’ gap is not a problem. <br/><br/>If I know you mean it. I will not leave my room 5 minutes late, instead I will leave my room 30 minutes earlier. Because all visitors do want to co-operate with you. All visitors do wish to keep a Perfect ending experience. <br/><br/><br/>

Lakeview Exec Penthouse August 2017 All beds were extremely noisy/squeaky and need to be updated.Couch inside and furniture outside are showing lots of wear. Although there were sleepless nights due to the beds, everything else was good.

Great complex and condo, but one issue needs fixing Overall my stay would be a 5 but for one issue.<br/>The complex itself is beautiful. The pool and amenities are top notch. Really recommend this resort.<br/>The condo itself was also 5 star. Has everything you need and is furnished high end. <br/>The big issues was that there were Ants in the condo. Lots of them. They were everywhere. Not sure how they got there as the condo is on the top floor. I did call the management company and they sent someone out right away but one little spray of raid is not nearly enough. The condo needs to be fully exterminated. <br/>I would definitely stay at this condo again but only if it gets thoroughly exterminated.

Great holiday accommodation We have stayed at the Vista Cay resort before so knew the location etc however this was the first time we have visited and booked through Casiola and I have to say we will definitely book them again. The apartment was very clean , the kitchen area well stocked , the beds were very comfortable and plenty extra blankets if needed ; modern TV s in every room and plenty of towels but our favourite bit was the view from our balcony - a glorious view of the lake and all the birds and small wildlife that inhabit it. <br/>There is a supermarket , chemist , pizza restaurant and Subway within walking distance and the resort itself is ideally located between the Universal resorts and Disney with Seaworld being only a few minutes away. <br/>The management were great to deal with also - our dryer was broken on arrival however after sending a quick email , maintenance attended the same day and problem sorted.

35 anniversary holiday The booking process was simple and communication with Casiola was straight forward. Vista Cay is in a great location for us as we focus more on Universal resorts rather than Disney. It has a supermarket right next door and easy access to all the main roads e.g I.4., International Drive and SR528. The apartment has plenty of space, a great view over the lake which we like and we had a great time.

Convention Center travelers Four colleagues stayed in the Lakeside Penthouse for 4 nights while attending a convention. Location was great , right next to the pool and clubhouse. We were able to walk the loop everyday. Although the South Concourse is within view, the OCCC is huge and a car was needed daily to travel to the West Concourse. The A/C was not working properly, maintenance was called but did not have the freon necessary to fix the problem so we spent the night with fans and open windows. Not too uncomfortable in April. The condo was nicely furnished and well equipped. The office area was used as a bedroom and should be turned into one with the proper furniture as opposed to a pull-out couch. We had requested a later check-out and the management company was unable to accommodate us which made our last day somewhat challenging out by the pool. Overall we had a positive experience.

1st Time Guest Very nice, clean and close to food and drug stores. Would like to see a 12pm check out instead of 11am. Only problem we had was very loud smoking and drinking guests below us out on their patio until 2am every night making it very hard to go to sleep. Security needs to patrol this kind of activity and try to keep the party noise down after midnight.

Great Roomy Place to Stay If you are looking for a place to pack a large group in, then this would be ideal. We had 8 people in our group and there was plenty of room. They have a very large pool with bar. Conveniently located next to the North and South Concourses of the convention center, international drive, and a few minutes from Universal Studios. Technically, it is an apartment/condo among residential homes. Fully furnished with kitchen and dishes.

Great Home away from Home in Orlando We were attending a conference and my team of three stayed in a beautiful three bedroom condo. It was perfect as we all had our own bedroom with a tv and also had the comforts of home with a fully equipped kitchen , comfy couches and a balcony. Pool was clean and had lots of chaise lounges. A great place for team building!! <br/>My only concern was that the condo was not really within walking distance of the Convention Center or the main strip with all of the restaurants. Luckily we had a conference bus that had a stop at our condo and taxis are fairly inexpensive in Orlando so was handy for our night dinners with clients.

Always a great stay!!!!! I come here every year with about 6 of my coworkers. We travel the whole country to do trade shows in every major city. This is always the highlight of our trip and time around the country. The condos are extremely well maintained the beds are comfortable and the views and the property are over the top!

Bachelorette Girls Weekend This vacation home was perfect for the size of our party (8). Everyone was able to sleep comfortably but congregate together in the kitchen and living rooms. Everything was immaculately clean. We even enjoyed the porch a little despite the rain and humidity. Such a value vs. hotel rates for 8 people.

Perfect for a relaxing getaway I booked 2 nights at this condo for a moms retreat getaway weekend with 6 women. This condo was perfect! Very spacious with 3 bedrooms plus a den and nice large balcony that we could all sit on comfortably. It was very clean and had plenty of dishes and utensils. I loved that I was emailed a code for the front door ahead of time so as to not have to waste time checking in. The pool was big and clean and had plenty of chairs open to layout in. Overall, great weekend and we will definitely be back!

Perfect place in Orlando! I would highly recommend Casiola Vacation Homes! Our condo was huge!! The perfect amount of space for our girls week getaway! The property met all of if expectations. Clean, near, fully stocked and well decorated. The view of the water from the balcony is great and at 9p you can see the fireworks at Epcot Ctr!!! Will definitely return.

The view is great. The condo is huge.<br/>The interior (especially couches in living aera, bed in master room) could be renewed (seem to be old and therefore much to soft/flexible); TV in all rooms could be bigger.

We have stayed at the Vista Cay resort before so knew the location etc however this was the first time we have visited and booked through Casiola and I have to say we will definitely book them again. The apartment was very clean , the kitchen area well stocked , the beds were very comfortable and plenty extra blankets if needed ; modern TV s in every room and plenty of towels but our favourite bit was the view from our balcony - a glorious view of the lake and all the birds and small wildlife that inhabit it. <br/>There is a supermarket , chemist , pizza restaurant and Subway within walking distance and the resort itself is ideally located between the Universal resorts and Disney with Seaworld being only a few minutes away. <br/>The management were great to deal with also - our dryer was broken on arrival however after sending a quick email , maintenance attended the same day and problem sorted.

I booked 2 nights at this condo for a moms retreat getaway weekend with 6 women. This condo was perfect! Very spacious with 3 bedrooms plus a den and nice large balcony that we could all sit on comfortably. It was very clean and had plenty of dishes and utensils. I loved that I was emailed a code for the front door ahead of time so as to not have to waste time checking in. The pool was big and clean and had plenty of chairs open to layout in. Overall, great weekend and we will definitely be back!

We all enjoyed staying in casiola vacation homes, it was clean, all kitchen equipment was provided so it is good for a long stay, the location was very good, and the veiw was spectacular.. It makes our vacation unforgettable:)

This vacation home was perfect for the size of our party (8). Everyone was able to sleep comfortably but congregate together in the kitchen and living rooms. Everything was immaculately clean. We even enjoyed the porch a little despite the rain and humidity. Such a value vs. hotel rates for 8 people.

The booking process was simple and communication with Casiola was straight forward. Vista Cay is in a great location for us as we focus more on Universal resorts rather than Disney. It has a supermarket right next door and easy access to all the main roads e.g I.4., International Drive and SR528. The apartment has plenty of space, a great view over the lake which we like and we had a great time.

I come here every year with about 6 of my coworkers. We travel the whole country to do trade shows in every major city. This is always the highlight of our trip and time around the country. The condos are extremely well maintained the beds are comfortable and the views and the property are over the top!

We were attending a conference and my team of three stayed in a beautiful three bedroom condo. It was perfect as we all had our own bedroom with a tv and also had the comforts of home with a fully equipped kitchen , comfy couches and a balcony. Pool was clean and had lots of chaise lounges. A great place for team building!! <br/>My only concern was that the condo was not really within walking distance of the Convention Center or the main strip with all of the restaurants. Luckily we had a conference bus that had a stop at our condo and taxis are fairly inexpensive in Orlando so was handy for our night dinners with clients.

If you are looking for a place to pack a large group in, then this would be ideal. We had 8 people in our group and there was plenty of room. They have a very large pool with bar. Conveniently located next to the North and South Concourses of the convention center, international drive, and a few minutes from Universal Studios. Technically, it is an apartment/condo among residential homes. Fully furnished with kitchen and dishes.

Four colleagues stayed in the Lakeside Penthouse for 4 nights while attending a convention. Location was great , right next to the pool and clubhouse. We were able to walk the loop everyday. Although the South Concourse is within view, the OCCC is huge and a car was needed daily to travel to the West Concourse. The A/C was not working properly, maintenance was called but did not have the freon necessary to fix the problem so we spent the night with fans and open windows. Not too uncomfortable in April. The condo was nicely furnished and well equipped. The office area was used as a bedroom and should be turned into one with the proper furniture as opposed to a pull-out couch. We had requested a later check-out and the management company was unable to accommodate us which made our last day somewhat challenging out by the pool. Overall we had a positive experience.

Very nice, clean and close to food and drug stores. Would like to see a 12pm check out instead of 11am. Only problem we had was very loud smoking and drinking guests below us out on their patio until 2am every night making it very hard to go to sleep. Security needs to patrol this kind of activity and try to keep the party noise down after midnight.

I would highly recommend Casiola Vacation Homes! Our condo was huge!! The perfect amount of space for our girls week getaway! We had the perfect view and the staff was outstanding! On the first night, we couldn't get to our internet to work, so it was after midnight and the friendly staff came to our room and fixed it instantly! We can't wait to come and visit again!
