Terms

VACATION RENTAL CONTRACT

This vacation rental contract is a legal agreement between the Property Manager and you, the Renters (also referred to as "Tenants" and "Guests"). Renters agree that this contract will not go into effect until their online reservation request is screened, and accepted by the Property Manager. The Property Manager will notify the Renters within 48 hours via email confirmation when their reservation is accepted.

Payment Policy:
No deposit is required to hold the reservation, but full payment is due 30 days prior to check-in.

Cancellation Policy:
There will be no refunds for cancellations or changes to booking if made within 30 days of the Renters check in.

Cleaning Policy:
The departure cleaning fee does not cover daily maid service, but will pay for the cleaning of your vacation rental upon check out.

Tax Policy:
Current rates for General Excise Tax and Transient Accommodations Tax will be charged to the Renter. These taxes will be quoted to the Renter before they book.

Reservation Policy:
1) Renters agree to turn off Air Conditioning when not at home.
2) Renters agree to make known the terms of this Rental Agreement and all house rules to all tenants and their guests. Renter also understands that if upon check in there is not a copy of the House Rules then they must promptly request a copy via email from the Property Manager.
3) Renters agree to not smoke on property and it is understood that if they do they will be charged for all damages.
4) Renters agree to be completely responsible for any and all damage to the property caused by Renters or their guests.
5) Renters agree that cars parked on property that do not have the expressed permission to do so will be towed at owners/drivers expense.
6) Renters will forfeit the full rental fee, if cancellation is made less than 30 days from arrival.
7) Renters agree and understand that full payment is due 30 days prior to check-in.
8) Renters understand that doors are to be locked upon check-out.
9) Renters agree that they cannot hold the Property Manager responsible for any items left behind after check out.
10) Renters agree that lost keys will incur a replacement cost of $100 per key and/or magnetic common area FOB key.
11) Renters understand that parties and/or excessive noise/music is not permitted on property
12) Renters agree that NO PETS are allowed on property unless the pet is ADA certified and the proper documentation of certification is provided to the Property Manager prior to confirmation of the reservation.
13) Primary Renter must be at least 21 years of age to rent this property and is required to be staying on the premises.
14) Renter understands that the Property Manager reserves the right to refuse service at their discretion.

As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy which can be viewed at The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly to the Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact the Property Manager directly if you do not wish to participate in this assignment.

Disclaimer:

Renter agrees to hold Property Manager and/or Property Owners harmless and agree to indemnify the Property Manager and/or Property Owners for legal expense or payment of claims arising out of bodily injury, personal property damage, personal injury occurring on or about the premises, robbery, vandalism, acts of God, inclement weather conditions, or accidents related to fire.

Amazing apartment, great location! We had an amazing stay. The service was very good, the apartment extremely beautiful, clean and comfortable and the location simply incredible! We enjoyed the view from our balcony, as well as being just meters away from the beach and the shops.

Terrific Location! Loved watching the action on the beach and water from our balcony. Easy to get to shops and restaurants if Waikiki... and Steak Shack right on the ground floor!! We would go back in a heartbeat. The place is clean, well appointed, and roomy. The building is secure and convenient.

Very good, but terrible park space situation The vacation home was in a good shape, only the shower need a restoration. The parking situation in Waikiki is terrible, need park space opportunities in the building.

Location Great, Apartment So-So The location is fantastic, and the view is idyllic. We had an early morning rainbow from our lanai (balcony) on our second morning, and the park and the beach are just outside your door. The apartment was ok, but not great. The facilities are old and dated, and is doesn't seem like the apartment has had an upgrade in a while. Ali'i staff were generally nice and helpful, whereas the building lobby staff (not Ali'i) were completely indifferent to our presence and wouldn't lift a finger to help with anything. I purchased a one-month parking pass for the Fort DeRussy parking area, which is right across the street. Extremely convenient, and (in my opinion) worthwhile if you want a car and are there for more than a couple of days. Would we rent here again? Maybe. Great location. This is the only building with an unobstructed view of the ocean as it sits along Ft. DeRussy, that also means that the building is original too.

Best View in Waikiki Perfect location, the view is what sells the place! We did get a rental car and the woman who met us to give us the key to the rental location said that we couldn't park in the lot at the building and that we had to park across the street, she didn't know the price which I found odd but she said she heard it was reasonable, it was 72$ a day. We only parked there for a day and a half and spoke to the gentleman at the front desk who informed us it was 40$ a day at the property location, you can imagine how upsetting this was. I did text her a few times after check in and still to this day have not heard back from her. Other than the lack of communication and information she provided us we did enjoy our stay. The money lost on the parking situation wasn't enough to ruin our trip but definitely wasn't ideal. It might be beneficial for the people working in the building to share parking procedures.

Great view and great location Overall a great experience. Spectacular view. Wonderful to have a washer and dryer. A few suggestions would include: check the condition of the kitchen utensils and supplies. The cutting board needs to be replaced. It has reached the point where using it would be unhealthy. The kitchen scissors do not open. The kitchen pots and pans and cooking utensils were marginal at best for preparing a dinner meal. The frying pan could be replaced. The grinding salt shaker does not function. It would be helpful to leave one extra roll of paper towels depending on the length of stay of rental guests. It would be helpful to have some Windex or all purpose kitchen cleaner. Some all purpose cleaners would be helpful to keep the condo healthy during an extended stay. (5 or more nights) <br/>You might want to inspect the condo after the cleaning crew. There is soap scum on the shower wall and a black moldy looking stuff around the base of the shower enclosure. It looks like mold could form if not addressed now. The tile under counter area in the kitchen needs to be swept and thoroughly cleaned. It would be helpful if all the shelves in the refrigerator door had front panels. Some are missing so they are not useful. Not sure who cleans the condo but you are not getting your money's worth now. I hope they bring their own cleaning supplies because there are really none to be found in the condo.

Location! Location! Location! This property should have six stars. The view and the location are outstanding. The furnishings and decor are well done, with a recent remodel. There were several nagging maintenance issues that detracted, so I knocked it down to four stars. The smoke detector was hanging open and missing a battery, the key to the safe was missing, a few of the window mechanisms were broken, the vertices blinds had missing slats, and there were loose broken tiles in the kitchen. The manager was difficult to get hold of, but eventually they sent a maintainence guy, who fixed the smoke detector and found a spare safe key. I would still give this five stars, but the broken/missing items were so obvious that there is no reason they weren't taken care of. Nice rental. Amazing view Overall we really liked the condo. Agent we meet with was right on time and the condo was nice with amazing views that can't be beat. Needs a little more TLC as some of the tiles on the kitchen floor were broke and the shower definitely needs to be updated. There was mildew all around the outside bottom of the shower and the shower head was small. My husband is about 6ft and he barely fit under the shower head. They did just put new carpets in the bedroom, living room, and dining room which was nice and the kitchen was great although we didn't use it much.

A great location It's a great location for a view over the Pacific.<br/>The fireworks display at the Hilton every Friday (and sometimes on additional day is a bonus.<br/>Light sleepers should be aware that the property is single glazed and, Waikiki is a busy location.<br/>

waikiki shores Great vacation condo. Perfect location. We were very happy with our stay. The only problem we had was our check in... we sat outside waiting for Nicole and when she finally showed she basically only opened the door and said enjoy your stay. When we asked a few basic questions (which clearly held her up) the answers she gave were all wrong.

Great location! Very convenient, walking distance to stores, restaurants. Room is clean. The staff was nice and kind. The only downside is the pullout sofa bed ,it needs a better mattress, we are family of 4 and two of us choose to sleep on the floor rather than the pullout . Overall, We enjoyed our stay.

Great location and view... The picture of the view does not do justice to the true beauty at nighttime with the view to the right of the city and garden. The location is central but there are some minor drawbacks. The shower stall needs a major cleaning or replacing. The toilet brushes and the blue, bed cover and shams also are worn and unsightly. Beyond expectations! First walk into the unit was breath- taking! Better than the pictures! Wall full of windows and mirrors to showcase the amazing ocean view! We ended up spending more time relaxing on the lanai vs going out! They have since moved the sofa to face the windows ( vs the pics). Great kitchen, living, bath. Divider for the bedroom wasn't working but we didn't need it. This is our second time in the Waikiki shore and this unit was great- location can't be beat. Process with an Ali was seamless. Can't wait to go back! Thanks!

King family from Australia. Unit 1012 is a fantastic location with great views and aspect. The unit was very well stocked with generous towels, bedding,and kitchen equipment (although an electric kettle would be useful). It is in central Waikiki without being overly crowded as it seems to be closer to Queens Beach. Having Fort de Russy park right next door and the Hilton village and lagoon gave it an open vista and green space rather than being boxed in by skyscrapers. Great eateries of all budgets within a block or two plus close the Royal Hawaiian shopping and hotel complex. We were delighted with our choice. The surfboard locker is handy although more spaces required and the brackets are rusting.

2nd stay & will be back! This was my second time staying at Waikiki Shores. Although I stayed in a different condo last visit, we throughly enjoyed this visit too. The condo was clean and included most of the items we enjoy using. The views from the lanai are extraordinary!! Easy access to the beach and downtown. It would have been nice to have a parking space on the property but I got some exercise!! A nice stay... location in my favourite part of Waikiki...the apartment needs bathroom renovation and generally a little updating, but everything necessary was provided. Fabulous! Our room was spacious, spotless and spectacular!<br/><br/>We had a few issues that really didn't impact too much on our enjoyment of the room and were sorted out as quickly as possible. A problem with the shower meant only lukewarm water until our last night. <br/><br/>HOWEVER...I would recommend this condo in a flash. Beautifully situated, spacious, spotless and with a brilliantly equipped kitchen, it is everything you could possibly need.

Wonderful condo The Waikiki shores is our favourite condo bldg in Waikiki. Convenient, quiet and on the beach and what we were looking for. The condo was very well equipped, clean and newly renovated. Chloe from Ali'i was very professional and helpful. We would definitely stay here again. Only drawback was one elevator was being replaced so the 2nd elevator was busy and over used, resulting in it breaking down quite a few times. Also,although there is security at night and a safe in the condo, I would have felt safer if there was a deadbolt on the door.

Perfect Paradise This unit was in an excellent central position. The view was magnificent watching the beautiful sunsets and the greenery of the park. Unit was spotless and quite spacious. Extras like glad wrap - oil-dishwashing tablets - washing powder made big difference as we did not have to buy essentials as we have had to do in other units that we have rented on holidays. Alii Beach Rentals were very professional and any enquiries were answered immediately. I would certainly book with them again ( Thanks Chloe). I would recommend this property.

Eleven days on the tenth floor This was our second stay in Waikiki Shores. We enjoy the view and the quiet location. Four rolls of toilet paper for 11 days seemed a little inadequate, but other amenities were plentiful. DVD player was hooked up incorrectly, but we managed to fix that as well as change a light bulb. Never did figure out how the wall switches worked the lamps. Air Con has a drip where the doors open so we did get our feet wet a couple of times. One of the elevators had to be fixed twice while we were there! Chloe, who checked us in, was very prompt and helpful. Good and Not so Good! The Condo is really great. Beautiful view, nice kitchen, great lanai, okay bed which is really hard but the shower is not up to par to the rest of the condo. No air in the bathroom, the shower does not have a bath mat which means for older couples you have a problem with slipping because the water is so soft that when you wash it becomes very, very slippery. The security is excellent and easy to manage. The furniture is not real comfortable but its okay and the TV needs adjusting. Great place to walk to many, many restaurants and bars and shopping.

A quiet and compact retreat in busy Waikiki Situated on the quiet and open side of the apartment building this unit was excellent. The facilities were all very clean and fresh and the outlook over the park next door meant that there was very little traffic or crowd noise. Proximity to the beach was great and outdoor showers on the ground floor meant that getting the sand and salt dispersed was easy. A great place to stay if you want to be part of the busy hubbub of Waikiki and a tranquil haven from all of it at the same time. Would definitely stay in 1012 again. Chloe was right on time to meet us and check us in. Would rearrange the furniture so that the couch is facing the view, put tv in corner and move table w/lamp to an area for reading. How about some kleenex? Breathtaking ocean view! We absolutely loved this condo!! It was perfectly located - close to everything in Waikiki, yet not in the middle of all the pedestrian traffic. It was spotless - clean and shiny and beautifully remodeled. It had an awesome ocean view - sitting on the patio every morning was a little piece of heaven! The rental agency and building personnel were considerate and helpful - any questions or concerns were answered immediately. This was our third visit to Waikiki and this was hands down the best place we've stayed!

Ali'i staff were generally nice and helpful, whereas the building lobby staff (not Ali'i) were completely indifferent to our presence and wouldn't lift a finger to help with anything. I purchased a one-month parking pass for the Fort DeRussy parking area, which is right across the street. Extremely convenient, and (in my opinion) worthwhile if you want a car and are there for more than a couple of days. Would we rent here again? Maybe. Great location.

Perfect location, the view is what sells the place! We did get a rental car and the woman who met us to give us the key to the rental location said that we couldn't park in the lot at the building and that we had to park across the street, she didn't know the price which I found odd but she said she heard it was reasonable, it was 72$ a day. We only parked there for a day and a half and spoke to the gentleman at the front desk who informed us it was 40$ a day at the property location, you can imagine how upsetting this was. I did text her a few times after check in and still to this day have not heard back from her. Other than the lack of communication and information she provided us we did enjoy our stay. The money lost on the parking situation wasn't enough to ruin our trip but definitely wasn't ideal. It might be beneficial for the people working in the building to share parking procedures.

Overall a great experience. Spectacular view. Wonderful to have a washer and dryer. A few suggestions would include: check the condition of the kitchen utensils and supplies. The cutting board needs to be replaced. It has reached the point where using it would be unhealthy. The kitchen scissors do not open. The kitchen pots and pans and cooking utensils were marginal at best for preparing a dinner meal. The frying pan could be replaced. The grinding salt shaker does not function. It would be helpful to leave one extra roll of paper towels depending on the length of stay of rental guests. It would be helpful to have some Windex or all purpose kitchen cleaner. Some all purpose cleaners would be helpful to keep the condo healthy during an extended stay. (5 or more nights) <br/>You might want to inspect the condo after the cleaning crew. There is soap scum on the shower wall and a black moldy looking stuff around the base of the shower enclosure. It looks like mold could form if not addressed now.

This property should have six stars. The view and the location are outstanding. The furnishings and decor are well done, with a recent remodel. There were several nagging maintenance issues that detracted, so I knocked it down to four stars. The smoke detector was hanging open and missing a battery, the key to the safe was missing, a few of the window mechanisms were broken, the vertices blinds had missing slats, and there were loose broken tiles in the kitchen. The manager was difficult to get hold of, but eventually they sent a maintainence guy, who fixed the smoke detector and found a spare safe key. I would still give this five stars, but the broken/missing items were so obvious that there is no reason they weren't taken care of.

Overall we really liked the condo. Agent we meet with was right on time and the condo was nice with amazing views that can't be beat. Needs a little more TLC as some of the tiles on the kitchen floor were broke and the shower definitely needs to be updated. There was mildew all around the outside bottom of the shower and the shower head was small. My husband is about 6ft and he barely fit under the shower head. They did just put new carpets in the bedroom, living room, and dining room which was nice and the kitchen was great although we didn't use it much.

Great vacation condo. Perfect location. We were very happy with our stay. The only problem we had was our check in... we sat outside waiting for Nicole and when she finally showed she basically only opened the door and said enjoy your stay. When we asked a few basic questions (which clearly held her up) the answers she gave were all wrong.

Very convenient, walking distance to stores, restaurants. Room is clean. The staff was nice and kind. The only downside is the pullout sofa bed ,it needs a better mattress, we are family of 4 and two of us choose to sleep on the floor rather than the pullout . Overall, We enjoyed our stay.

The picture of the view does not do justice to the true beauty at nighttime with the view to the right of the city and garden. The location is central but there are some minor drawbacks. The shower stall needs a major cleaning or replacing. The toilet brushes and the blue, bed cover and shams also are worn and unsightly.

First walk into the unit was breath- taking! Better than the pictures! Wall full of windows and mirrors to showcase the amazing ocean view! We ended up spending more time relaxing on the lanai vs going out! They have since moved the sofa to face the windows ( vs the pics). Great kitchen, living, bath. Divider for the bedroom wasn't working but we didn't need it. This is our second time in the Waikiki shore and this unit was great- location can't be beat. Process with an Ali was seamless. Can't wait to go back! Thanks!

Unit 1012 is a fantastic location with great views and aspect. The unit was very well stocked with generous towels, bedding,and kitchen equipment (although an electric kettle would be useful). It is in central Waikiki without being overly crowded as it seems to be closer to Queens Beach. Having Fort de Russy park right next door and the Hilton village and lagoon gave it an open vista and green space rather than being boxed in by skyscrapers. Great eateries of all budgets within a block or two plus close the Royal Hawaiian shopping and hotel complex. We were delighted with our choice. The surfboard locker is handy although more spaces required and the brackets are rusting.

This was my second time staying at Waikiki Shores. Although I stayed in a different condo last visit, we throughly enjoyed this visit too. The condo was clean and included most of the items we enjoy using. The views from the lanai are extraordinary!! Easy access to the beach and downtown. It would have been nice to have a parking space on the property but I got some exercise!!

Our room was spacious, spotless and spectacular!<br/><br/>We had a few issues that really didn't impact too much on our enjoyment of the room and were sorted out as quickly as possible. A problem with the shower meant only lukewarm water until our last night. <br/><br/>HOWEVER...I would recommend this condo in a flash. Beautifully situated, spacious, spotless and with a brilliantly equipped kitchen, it is everything you could possibly need.

The Waikiki shores is our favourite condo bldg in Waikiki. Convenient, quiet and on the beach and what we were looking for. The condo was very well equipped, clean and newly renovated. Chloe from Ali'i was very professional and helpful. We would definitely stay here again. Only drawback was one elevator was being replaced so the 2nd elevator was busy and over used, resulting in it breaking down quite a few times. Also,although there is security at night and a safe in the condo, I would have felt safer if there was a deadbolt on the door.

This unit was in an excellent central position. The view was magnificent watching the beautiful sunsets and the greenery of the park. Unit was spotless and quite spacious. Extras like glad wrap - oil-dishwashing tablets - washing powder made big difference as we did not have to buy essentials as we have had to do in other units that we have rented on holidays. Alii Beach Rentals were very professional and any enquiries were answered immediately. I would certainly book with them again ( Thanks Chloe). I would recommend this property.

This was our second stay in Waikiki Shores. We enjoy the view and the quiet location. Four rolls of toilet paper for 11 days seemed a little inadequate, but other amenities were plentiful. DVD player was hooked up incorrectly, but we managed to fix that as well as change a light bulb. Never did figure out how the wall switches worked the lamps. Air Con has a drip where the doors open so we did get our feet wet a couple of times. One of the elevators had to be fixed twice while we were there! Chloe, who checked us in, was very prompt and helpful. The rest was done via the app.

The Condo is really great. Beautiful view, nice kitchen, great lanai, okay bed which is really hard but the shower is not up to par to the rest of the condo. No air in the bathroom, the shower does not have a bath mat which means for older couples you have a problem with slipping because the water is so soft that when you wash it becomes very, very slippery. The security is excellent and easy to manage. The furniture is not real comfortable but its okay and the TV needs adjusting. Great place to walk to many, many restaurants and bars and shopping.

Situated on the quiet and open side of the apartment building this unit was excellent. The facilities were all very clean and fresh and the outlook over the park next door meant that there was very little traffic or crowd noise. Proximity to the beach was great and outdoor showers on the ground floor meant that getting the sand and salt dispersed was easy. A great place to stay if you want to be part of the busy hubbub of Waikiki and a tranquil haven from all of it at the same time.

Chloe was right on time to meet us and check us in. Would rearrange the furniture so that the couch is facing the view, put tv in corner and move table w/lamp to an area for reading. How about some kleenex? Had one night of someone cigar smoking on a lanai, but when we reported to Chloe, it ceased.

We absolutely loved this condo!! It was perfectly located - close to everything in Waikiki, yet not in the middle of all the pedestrian traffic. It was spotless - clean and shiny and beautifully remodeled. It had an awesome ocean view - sitting on the patio every morning was a little piece of heaven! The rental agency and building personnel were considerate and helpful - any questions or concerns were answered immediately. This was our third visit to Waikiki and this was hands down the best place we've stayed!
