Terms

VACATION RENTAL CONTRACT

This vacation rental contract is a legal agreement between the Property Manager and you, the Renters (also referred to as "Tenants" and "Guests"). Renters agree that this contract will not go into effect until their online reservation request is screened, and accepted by the Property Manager. The Property Manager will notify the Renters within 48 hours via email confirmation when their reservation is accepted.

Payment Policy:
No deposit is required to hold the reservation, but full payment is due 30 days prior to check-in.

Cancellation Policy:
There will be no refunds for cancellations or changes to booking if made within 30 days of the Renters check in.

Cleaning Policy:
The departure cleaning fee does not cover daily maid service, but will pay for the cleaning of your vacation rental upon check out.

Tax Policy:
Current rates for General Excise Tax and Transient Accommodations Tax will be charged to the Renter. These taxes will be quoted to the Renter before they book.

Reservation Policy:
1) Renters agree to turn off Air Conditioning when not at home.
2) Renters agree to make known the terms of this Rental Agreement and all house rules to all tenants and their guests. Renter also understands that if upon check in there is not a copy of the House Rules then they must promptly request a copy via email from the Property Manager.
3) Renters agree to not smoke on property and it is understood that if they do they will be charged for all damages.
4) Renters agree to be completely responsible for any and all damage to the property caused by Renters or their guests.
5) Renters agree that cars parked on property that do not have the expressed permission to do so will be towed at owners/drivers expense.
6) Renters will forfeit the full rental fee, if cancellation is made less than 30 days from arrival.
7) Renters agree and understand that full payment is due 30 days prior to check-in.
8) Renters understand that doors are to be locked upon check-out.
9) Renters agree that they cannot hold the Property Manager responsible for any items left behind after check out.
10) Renters agree that lost keys will incur a replacement cost of $100 per key and/or magnetic common area FOB key.
11) Renters understand that parties and/or excessive noise/music is not permitted on property
12) Renters agree that NO PETS are allowed on property unless the pet is ADA certified and the proper documentation of certification is provided to the Property Manager prior to confirmation of the reservation.
13) Primary Renter must be at least 21 years of age to rent this property and is required to be staying on the premises.
14) Renter understands that the Property Manager reserves the right to refuse service at their discretion.

As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy which can be viewed at The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly to the Property Manager any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact the Property Manager directly if you do not wish to participate in this assignment.

Disclaimer:

Renter agrees to hold Property Manager and/or Property Owners harmless and agree to indemnify the Property Manager and/or Property Owners for legal expense or payment of claims arising out of bodily injury, personal property damage, personal injury occurring on or about the premises, robbery, vandalism, acts of God, inclement weather conditions, or accidents related to fire.

Spacious apartment in a great location The apartment was perfect for the 3 of us -surprisingly spacious and extremely well equipped (quality cookware) with everything required to make it feel like home. The location is ideal at the quieter end of Waikiki and only a short walk to the beach and Kapiolani Park. Tikis Bar is at the end of the street and for those seeking a cheap meal on the beachfront, the Barefoot Beach Café is about 1km away with views across the forshore to the lights and fireworks of Waikiki.<br/>When we had difficulty getting into the room, Ali'i's management was very helpful.

Awesome Waikiki Apartment This is the second time we have stayed in this apartment. It is in an excellent location, just few blocks from the beach, zoo and aquarium. It has everything you need to self cater and is less than 10 minutes walk to The Pantry supermarket. Bedding options were excellent for a family of 4. The apartment was clean with plenty of towels and extra bits for a day at the beach. Alii Beach Rentals are e trembly professional, prompt and efficient. Excellent customer service.

Awesome location! On the whole we were satisfied with the condo, location and interactions with Ali Beach rentals. The place was clean. Had plenty of furniture, dishes and towels. We had a problem with the toilet seat but the maintenance came the very next day and fixed it. Plus if I had any questions the response was quick and satisfactory. The couch was not the best to sleep on and needs some airing but the beds were comfortable. Location was amazing as we could walk to a lot of places and the ocean was only 2 blocks away. I will definitely use it again.

Good price & location average condition Ideal location and good price, condo in building has not been updated since original construction 20-30yrs as have the hotel units in same building (stayed in one). Honolulu Spring 2017 The location was great, within a couple blocks walk from the beach, shops and restaurants, property was clean, we did not require anything from the property managers during our stay and everything was provided as described plus more. We parked in the Sunset Parking lot for $20/24hour period (its public parking, but the parking attendant will give you a pass if you can provide a suite #). Condo could use some updating (new paint, flooring), but was clean and had everything we needed for our 6 days in Waikiki. Would recommend and stay there again.

Perfect Family Rental This condo was perfect for our family of 3. Bright, spacious, great air conditioning, 2 blocks from the beach, good views from the balcony. Most important for was extremely clean! Everything you need for cooking, all appliances worked very well. I didn't use the pool as the beach was so close. The management was very well organized and sent lots of information. We will definitely stay here again!

Great Value!!! Stayed at Waikiki Sunset for over a week, and my wife and I had a great time. Not exactly top quality, but for the rent they are charging, I can't complain! The apartment is in good condition but the property itself seems a little old. Overall, will use again, and would recommend to friends and family!

Adequate for our needs We were pleasantly surprised to find such a nice unit. The towels were soft and plentiful. The shower head was a rain shower or could be used as handheld. The large window gave an open feel to condo.the only negative is I wish parking was included. The other piece is the bedroom linen needs updating and the full and twin bed needs to be replaced with at least a queen been. Mattresses not very comfortAble. They are hard. Combo lock was nice.unit needs updating, furnishing and counter tops. Walk to Everything Great family accommodation with view to Diamond Head and water views. Very clean and thoughtfully furnished with everything needed to self cater. Nice building, nice room Overall it suited our needs and was clean and comfortable but nothing spectacular. The check in process through the app was confusing as the app is not real user friendly initially. I finally did figure it out. I would stay here again, though not for the price I paid. Very nice Condo 1910 OMG! Awesome! My sister and i stayed here 8 days; The location worked out well 2 blocks from the beach; we parked in the garage of the condo but had to pay $15 per day; we were allowed to pay by the day for the parking; be sure to get a map (lots of one way streets there - the map was my best friend!) Loved the condo; it was clean with a great view of the ocean; came stocked with beach towels, beach chairs and beach umbrella in the bathroom; the grocery store (Safeway) was not far from the condo; we were next door to the honolulu zoo; loved everything about this condo! they thought of everything all kitchen appliances for cooking; clean refrigerator; can't say anything bad about it; full bed, twin bed and sleep sofa in living room. I will definitely choose 1910 again or try another one of Alii's rentals for sure; you will definitely be pleasantly surprised! Enjoy!

Best GET-A-WAY experience EVER!!!! The room was nice and comfortable, very convenient and close to needed stores, food locations, and shopping sites. Just a few steps from the beautiful sandy beach. The rental was fully stocked with the essentials, towels, pots, pans, other kitchen goods, also games, puzzles, and DVD's for entertainment. <br/>At first I was iffy about the whole rental but glad we decided to stay there. Great get-a-way home for the whole family.

Waikiki Sunset unit 1910 We enjoyed our unit tremendously. Sitting out on the balcony we had a great view of Diamond Head and partial views of Waikiki beach and the surfers. The lanai had plenty of sunshine and we also used the pool amenities. The unit was nice,clean and bright We would have liked parking included but reserved a spot in our building for fifteen dollars a day which was reasonable and in line with other condos. The mini mart was convenient and well stocked and the staff and the concierge. Very friendly. The only thing we would have liked was a jacuzzi and small fitness area. However, not having those items did not really affect our stay. Check out could have been a little later 11 rather than 10:30. Great Place to Stay! I was originally booked at another condo thru Alii Beach Rentals and was highly disappointed when 1 month prior to my 1st trip to Hawaii I was told there was damage from the above unit and I wouldn't be able to stay there. Alii Beach Rentals only had 2 other condos available for my trip and Waikiki Sunset 1910 was 1 of them. This condo did not have the free parking and washer/dryer in the unit like the other condo did but I didn't see any other choice. I arrived a little skeptical and surprisingly left feeling great! It was just my son and I staying in this 1 bedroom condo and there was plenty of room. The hotel is 2 blocks from Kuhio Beach and 1 block from Hawaii's public transportation, The Bus. The hotel is close to the zoo so it is a much quieter area but still within walking distance to the beach. We were able to walk to the shops on Kalakaua Ave, up Kapahulu Ave for food and took the bus to Safeway and Hanauma Bay. The location of this condo was perfect! The condo itself had everything I could possibly need! The unit was fully furnished from extra bedding to an ample supply of towels to trash bags, ziplock baggies and tinfoil. The kitchen had items to cook with, dish soap and the bathroom had laundry detergent and snorkel gear. The wash room was on the same floor along with the trash shoot. There was a mini mart located in the hotel and a swimming pool outside. The only downside is the futon couch was not very comfortable and could be upgraded and the full size bed and twin size bed in the bedroom was a little awkward. The lanai was great. You could see Diamondhead and had partial views of the beach from the lani. It was nice waking up to those beautiful views every morning.

GREAT STAY We walked into our condo and the first thing we saw was the ocean. Took our breath away and also had a view of Diamond Head. It was spotless and the bed was very comfortable. We went and bought groceries right away, it's very expensive there to eat out 3 times a day. So we had breakfast and lunch there and ate out at dinner. If you want to get around, rent a car. They had parking on property for $17.00 a day and was worth it. The staff at Alii was wonderful, especially Susie. She was not only professional but extremely nice and helpful. I have already convinced some of my friends the benefits of staying at condos. <br/>We definitely stay with Alii Beach Rentals again. Thank you very much.

Waikiki sunset an awesome location for a family vacation. We stayed at Waikiki sunset for three nights. the property management company gave us the instructions for check in time and informed us that we should not check in before 3:30 pm and we should not bother the front desk for anything. They made the instructions sound very dramatic. We arrived at the airport at 11:25 am and we tried to spend some time walking around and about 2 pm we entered the hotel. We found to our surprise that the front desk staff were very kind and allowed us to stay at the business center before we could enter the property at 3:30 pm. The property was very clean and the supplies were adequate in the kitchen. The property management is more firmer in their policies. The do's and the don't's were printed in bold letters and I found them little too much.

Good option if you are on a budget We stayed for 2 weeks; I was with my adult daughter. The decor in the unit is the same as it was when I first stayed at the Waikiki Sunset in 1987, but there was no bad smell in the unit, and everything was clean, except the carpet.The unit is carpeted and walking in our socks for a few minutes got them pretty dirty. The location is good, It's 2 blocks from the beach, but the same location at the other end of Waikiki would not have given us such a good access to the beach. There is no dishwasher, and no wine glasses and the kitchen is equipped like a rental would be. So no big meals were cooked there but there is 3 bbqs on the 6th floor and we used them. The pool is really only ok. It's heated but mostly in the shade. It's not very busy.<br/>I was disappointed when 2 weeks after check out, I received an email asking me for $40 because one of the sheets was stained with what appeared to be nail polish. The delay and the fact that we don't use nail polish, made me re-think whether or not I would use Ali'i Beach Rentals again. Maybe I should send them a bill for my stained socks.

Horrible BED!!!!! The condo was great location, and equipped beyond our expectations!!! Even had a snorkel set. The bed was unbearable. We have been home 2 nights and are still suffering. Not only was it a double-sized bed (my husband is 6'3") the mattress is beyond worn out!!!! Otherwise for the price this would have been perfect. Again.....GET A NEW BED!!!! Come on!!!

Great family vacation spot The property was very clean and cozy. Felt like we were right at home. Loved internet service because it was fast. Bus stop was just a few steps away so it made it easy for us to get out of Waikiki and do some touring. The only discomfort we had was with the couch mattress it was a bit uncomfortable. Other than that we had a great family vacation in this condo. Aloha The condo was exactly like the picture and we had a great view of Diamond Head and the nighttime fireworks with this unit. It fit our needs just fine and we enjoyed the location. My only complaint is that their is not a sliding screen door for the lanai or the windows. Luckily the windows don't open in this unit in the bedroom and the lack of screens is probably a building thing not a unit thing. We have a toddler and this was a concern for us. And the building isn't very sound proof if you are sleeping in the pull out couch and people are slamming doors late at night in the hall way. We just plugged in a fan and this helped a lot. I would stay in this unit again, it fit all our needs just fine.

Very relaxing stay We stayed for 5 nights and had a wonderful time. The condo is perfect for getting to the beach and shops. The pool is quite shallow but we didn't mind and it would be great for small children. 1910 is high enough up that you don't hear road noise at night and have a nice view. Really appreciated having a kitchen so we could relax and eat some meals on the balcony. Would definitely stay here again.

Honolulu review Upon arrival in our condo we noticed that there were no swipe cards - Chloe was prompt the next morning in providing us with one. Also the bedroom door "squeaked" and Mike was there before we know it to oil it and it was fine. Great experience! We were pleased with our rental of Waikiki Sunset 1910. The unit was comfortable, quiet and nicely appointed. The location was very good, close to beach and shopping. The unit was spotless, but could use some updates. The IPhone app for rental details and check in was awesome and really made it easy. Only downside was the hotel elevators, which are ridiculously slow. Thank you!

This condo was perfect for us & in a Great location!! We enjoyed our stay at this condo & the location was great. We were also able to use some of the stuff such as the beach umbrella & chair which was on the apt. Ample towels & beach towels. Condo close to Waikiki beach & ABC stores. We had bathroom toilet leakage problem but the property mgmt was very prompt & took care of the problem. The place was as advertise. We had to pay for daily Parking within property although parking lot attendant thought parking should have been included in the rental since each condo is allowed a parking space. Other than that, we would recommend this place & would stay here again. Thank you. GREAT family vacation!!!! We really enjoyed our stay at the Waikiki Sunset 1910. There was planty of room to relax after a day out doing our thing. Although we didn't cook, it was nice bringing meals back to the room and being able to eat at the table while enjoying views outside the patio door. The only set back was this room did not have a parking stall. We were told by the parking attendant that we need a card from the front desn to get discounted parking. The front desk said the card was only for hotel guests. Not for private condos. We ended up parking at the Waikiki Banyon across the street for $15/day. Other than that, our stay was GREAT. The 80 degree weather in December was just an added plus. Would stay here a room with a parking stall. Not what I expected for the price. We enjoyed our visit to Honolulu but did not really like the condo. It was very dated and needs a new kitchen. No diswasher, garburator didn't work. Everything was old. The worst thing was that condos exactly like ours and better were renting for $134 a day through the Aston hotel which is on the same premises, and we were paying $238. Yes there are aspects of this condo that are a bit dated. This is the second time we have stayed in this apartment. It is in an excellent location, just few blocks from the beach, zoo and aquarium. It has everything you need to self cater and is less than 10 minutes walk to The Pantry supermarket. Bedding options were excellent for a family of 4. The apartment was clean with plenty of towels and extra bits for a day at the beach. Alii Beach Rentals are e trembly professional, prompt and efficient. Excellent customer service.

On the whole we were satisfied with the condo, location and interactions with Ali Beach rentals. The place was clean. Had plenty of furniture, dishes and towels. We had a problem with the toilet seat but the maintenance came the very next day and fixed it. Plus if I had any questions the response was quick and satisfactory. The couch was not the best to sleep on and needs some airing but the beds were comfortable. Location was amazing as we could walk to a lot of places and the ocean was only 2 blocks away. I will definitely use it again.

The location was great, within a couple blocks walk from the beach, shops and restaurants, property was clean, we did not require anything from the property managers during our stay and everything was provided as described plus more. We parked in the Sunset Parking lot for $20/24hour period (its public parking, but the parking attendant will give you a pass if you can provide a suite #). Condo could use some updating (new paint, flooring), but was clean and had everything we needed for our 6 days in Waikiki. Would recommend and stay there again.

This condo was perfect for our family of 3. Bright, spacious, great air conditioning, 2 blocks from the beach, good views from the balcony. Most important for was extremely clean! Everything you need for cooking, all appliances worked very well. I didn't use the pool as the beach was so close. The management was very well organized and sent lots of information. We will definitely stay here again!

We were pleasantly surprised to find such a nice unit. The towels were soft and plentiful. The shower head was a rain shower or could be used as handheld. The large window gave an open feel to condo.the only negative is I wish parking was included. The other piece is the bedroom linen needs updating and the full and twin bed needs to be replaced with at least a queen been. Mattresses not very comfortAble. They are hard. Combo lock was nice.unit needs updating, furnishing and counter tops.

OMG! Awesome! My sister and i stayed here 8 days; The location worked out well 2 blocks from the beach; we parked in the garage of the condo but had to pay $15 per day; we were allowed to pay by the day for the parking; be sure to get a map (lots of one way streets there - the map was my best friend!) Loved the condo; it was clean with a great view of the ocean; came stocked with beach towels, beach chairs and beach umbrella in the bathroom; the grocery store (Safeway) was not far from the condo; we were next door to the honolulu zoo; loved everything about this condo! they thought of everything all kitchen appliances for cooking; clean refrigerator; can't say anything bad about it; full bed, twin bed and sleep sofa in living room. I will definitely choose 1910 again or try another one of Alii's rentals for sure; you will definitely be pleasantly surprised! Enjoy!

The room was nice and comfortable, very convenient and close to needed stores, food locations, and shopping sites. Just a few steps from the beautiful sandy beach. The rental was fully stocked with the essentials, towels, pots, pans, other kitchen goods, also games, puzzles, and DVD's for entertainment. <br/>At first I was iffy about the whole rental but glad we decided to stay there. Great get-a-way home for the whole family.

We enjoyed our unit tremendously. Sitting out on the balcony we had a great view of Diamond Head and partial views of Waikiki beach and the surfers. The lanai had plenty of sunshine and we also used the pool amenities. The unit was nice,clean and bright We would have liked parking included but reserved a spot in our building for fifteen dollars a day which was reasonable and in line with other condos. The mini mart was convenient and well stocked and the staff and the concierge. Very friendly. The only thing we would have liked was a jacuzzi and small fitness area. However, not having those items did not really affect our stay. Check out could have been a little later 11 rather than 10:30. Will be sure to stay here again on our return visit!<br/>

We enjoyed our stay at this condo & the location was great. We were also able to use some of the stuff such as the beach umbrella & chair which was on the apt. Ample towels & beach towels. Condo close to Waikiki beach & ABC stores. We had bathroom toilet leakage problem but the property mgmt was very prompt & took care of the problem. The place was as advertise. We had to pay for daily Parking within property although parking lot attendant thought parking should have been included in the rental since each condo is allowed a parking space. Other than that, we would recommend this place & would stay here again. Thank you.

We stayed for 5 nights and had a wonderful time. The condo is perfect for getting to the beach and shops. The pool is quite shallow but we didn't mind and it would be great for small children. 1910 is high enough up that you don't hear road noise at night and have a nice view. Really appreciated having a kitchen so we could relax and eat some meals on the balcony. Would definitely stay here again.

Upon arrival in our condo we noticed that there were no swipe cards - Chloe was prompt the next morning in providing us with one. Also the bedroom door "squeaked" and Mike was there before we know it to oil it and it was fine. The condo was exactly like the picture and we had a great view of Diamond Head and the nighttime fireworks with this unit. It fit our needs just fine and we enjoyed the location. My only complaint is that their is not a sliding screen door for the lanai or the windows. Luckily the windows don't open in this unit in the bedroom and the lack of screens is probably a building thing not a unit thing. We have a toddler and this was a concern for us. And the building isn't very sound proof if you are sleeping in the pull out couch and people are slamming doors late at night in the hall way. We just plugged in a fan and this helped a lot. I would stay in this unit again, it fit all our needs just fine.

We stayed for 2 weeks; I was with my adult daughter. The decor in the unit is the same as it was when I first stayed at the Waikiki Sunset in 1987, but there was no bad smell in the unit, and everything was clean, except the carpet.The unit is carpeted and walking in our socks for a few minutes got them pretty dirty. The location is good, It's 2 blocks from the beach, but the same location at the other end of Waikiki would not have given us such a good access to the beach. There is no dishwasher, and no wine glasses and the kitchen is equipped like a rental would be. So no big meals were cooked there but there is 3 bbqs on the 6th floor and we used them. The pool is really only ok. It's heated but mostly in the shade. It's not very busy.<br/>I was disappointed when 2 weeks after check out, I received an email asking me for $40 because one of the sheets was stained with what appeared to be nail polish. The delay and the fact that we don't use nail polish, made me re-think whether or not I would use Ali'i Beach

The property was very clean and cozy. Felt like we were right at home. Loved internet service because it was fast. Bus stop was just a few steps away so it made it easy for us to get out of Waikiki and do some touring. The only discomfort we had was with the couch mattress it was a bit uncomfortable. The condo was great location, and equipped beyond our expectations!!! Even had a snorkel set. The bed was unbearable. We have been home 2 nights and are still suffering. Not only was it a double-sized bed (my husband is 6'3") the mattress is beyond worn out!!!! Otherwise for the price this would have been perfect. Again.....GET A NEW BED!!!! Come on!!!

We walked into our condo and the first thing we saw was the ocean. Took our breath away and also had a view of Diamond Head. It was spotless and the bed was very comfortable. We went and bought groceries right away, it's very expensive there to eat out 3 times a day. So we had breakfast and lunch there and ate out at dinner. If you want to get around, rent a car. They had parking on property for $17.00 a day and was worth it. The staff at Alii was wonderful, especially Susie. She was not only professional but extremely nice and helpful. I have already convinced some of my friends the benefits of staying at condos. <br/>We definitely stay with Alii Beach Rentals again. Thank you very much.

I was originally booked at another condo thru Alii Beach Rentals and was highly disappointed when 1 month prior to my 1st trip to Hawaii I was told there was damage from the above unit and I wouldn't be able to stay there. Alii Beach Rentals only had 2 other condos available for my trip and Waikiki Sunset 1910 was 1 of them. This condo did not have the free parking and washer/dryer in the unit like the other condo did but I didn't see any other choice. I arrived a little skeptical and surprisingly left feeling great! It was just my son and I staying in this 1 bedroom condo and there was plenty of room. The hotel is 2 blocks from Kuhio Beach and 1 block from Hawaii's public transportation, The Bus. The hotel is close to the zoo so it is a much quieter area but still within walking distance to the beach. We were able to walk to the shops on Kalakaua Ave, up Kapahulu Ave for food and took the bus to Safeway and Hanauma Bay. The location of this condo was perfect! We stayed at Waikiki sunset for three nights. the property management company gave us the instructions for check in time and informed us that we should not check in before 3:30 pm and we should not bother the front desk for anything. They made the instructions sound very dramatic. We arrived at the airport at 11:25 am and we tried to spend some time walking around and about 2 pm we entered the hotel. We found to our surprise that the front desk staff were very kind and allowed us to stay at the business center before we could enter the property at 3:30 pm. The property was very clean and the supplies were adequate in the kitchen. The property management is more firmer in their policies. The do's and the don't's were printed in bold letters and I found them little too much.
