RENTAL RATE INCLUDES: Property rental for a maximum of : 4 for 1 bedroom_&_ 6 for 2 bedroom & 8 for 3 bedroom__occupants dand check-in service at the property. ADDITIONAL CHARGES/NOT INCLUDED: The rental rate does not include security/damage deposit,transfers, baggage handling, maid service, chef service, food, beverages, personal laundry service, extra person charges, excessive out-cleaning charges or any other items or services not specifically listed in this agreement.SECURITY/DAMAGE & INCIDENTALS DEPOSIT: In addition to the rental charges this property requires a security/damage guarantee, to assure payment for damages exceeding normal wear and tear, excessive cleaning costs, long distance phone charges and any other items which may be charged to the guest’s incidentals account during occupancy. This deposit can be made in the form of a Credit Card Authorization, in lieu of cash payment. If no Credit Card Authorization is on file, a $500 cash deposit must be received 60 days prior to arrival, or when Final Payment is made. This deposit will be held as a security deposit for 14 days at which time it will be changed to an incidental deposit balance to be refunded within 45 - 60 days.
RESERVATIONS & PAYMENTS: A reservation is being held for the dates specified above. We must receive a signed copy of this completed Rental Agreement, and the applicable deposit/payment, by thedate shown below or the reservation will automatically be canceled. We must receive the $500 deposit and 50% of rental amount within seven business days by a check, or credit card. Reservations require 50% due upon booking and the remaining balance due 60 days prior to arrival.$500 refundable security deposit due upon booking to reserve dates requested. ACCEPTANCE & PAYMENT TERMS
You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
FAILURE TO MAKE FINAL PAYMENT ON A TIMELY BASIS WILL RESULT IN PROPERTY MANAGER HAVING THE RIGHT TO CANCEL YOUR RESERVATION WITH THE INITIAL DEPOSIT PAID 100% NON-REFUNDABLE IN KEEPING WITH OUR NO-CANCELLATION POLICY, TO WHICH YOU AGREE TO BY SIGNING THIS AGREEMENT.
NO-CANCELLATION AND NO-REFUND POLICY
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, YOU MAY NOT CANCEL YOUR RESERVATION AT ANY TIME ONCE THE NON-REFUNDABLE DEPOSIT IS SUBMITTED AND YOU AGREE TO THE TERMS & CONDITIONS OF THIS AGREEMENT. Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
The Property Manager strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

LIABILITY: The Property Manager or its employees, subagents or assigns, (hereafter jointly and severally referred to as Agent) acts only as a marketing agent for the property Owner, and other suppliers providing accommodations, property management, and guest services. Agent does not own or manage any property offered for rental and does not exercise control over or have direct supervision of the respective owners, managers or service providers. If accommodations or services must be substituted for any reason, Agent, Owner and Manager will act in good faith and use their best efforts to substitute accommodations or services of a type comparable to those originally contracted and that are acceptable to Guest(s). Agent, Owner or Manager, upon just cause, reserves the right to refuse or discontinue service(s) to any person(s) and/or to rescind any contract for accommodations or guest services.
INDEMNIFICATION & RELEASE OF LIABILITY: The undersigned Guests/Occupants understand andacknowledge that the Owner, Manager or Agent is not responsible for loss, damage or theft ofGuest’s/Occupant’s personal property and that they bear the financial responsibility for the rentalcontracted for loss, damage or theft of guest’s, occupant’s and invitees’ personal property and formalicious, negligent or incidental damages to the property by any occupant(s), guest(s) or vendors(s)invited onto the property and are the only occupants with legal standing in any matter(s) of dispute orlitigation which might arise pursuant to, or in consequence of, any accommodations or services providedor as substituted under the rental agreement. Guests/Occupants acknowledge and agree that Agent,Owner or Manager shall not be held liable for any loss, expense, damage or claim for injury whetherdirect, indirect, consequential or otherwise; whatsoever or howsoever caused or incurred; whether arising in contract
or otherwise in law or in equity as a result of the rendering or the services or accommodations as herein described or as substituted and including, without restricting the generality of the foregoing, the result of any delay(s), substitution(s), rescheduling(s) or change(s) in the provision of accommodations or services by Agent, Owner or Manager or by reason of military actions, revolution, acts of God, or by agents, employees, subcontractors, servants or third parties whatsoever in supplying any of the accommodations or services as described herein or as substituted.

CREDIT CARD AUTHORIZATION & GUARANTEE

Wonderful Time Despite Covid-19 We arrived on the Big Island just as travel restrictions and shutdowns across Hawaii started to go in to effect. Despite all the uncertainty and lack of access to attractions, the unit at Waikoloa Village was a very pleasant oasis. Towards the end of our trip, the beach nearby was also closed, but we really enjoyed the nice beach while we could, which was about a 5-10 minute walk from the property. We didn’t do much shopping due to the crisis, but the shopping 2 shopping centers are literally across the street from the property, very convenient. The two sides of the property each have a nice sized pool in a very relaxing setting. Great unit that I would like to stay in again.

Waikoloa Beach Villa Stay Condo was well well equipped with all amenities, we appreciated all the beach gear and beds were very comfortable. Our third stay in the Villas and view was the best of all three. We liked being on the ground floor.

Kohala Coast /Waikoloa Beach Villas -O2 We found the condo comfortable and a great location to walk to ABay and shops .. I loved the paintings in the condo and decor was nice ..Kitchen was well furnished.. A rice cooker was a big plus &#xD83D;&#xDE0A; . The king bed in master bedroom was comfortable but high for me to get on , so a foot stool would have helped &#xD83D;&#xDE0A;.. thanks to Michelle and Marisa for always welcoming us when we book with Kohala Coast Properties .. we will be back !

Wonderful home and vacation. The home had everything we needed and was very comfortable. We enjoyed watching the golfers, walking to the bay for a long beach day and have lunch at Lava Lava's. The management company was great to work with and we will be back again. Thank you.

Family Vacation 88. Was outstanding. Our condo had everything we needed to make our stay awesome. It was so spacious. Had our 88 year old mother with us and she really enjoyed having the bottom floor. She watched the golfers go by... bird watched and loved all the flower. Gave her much to do. Of all her travels she was surprised at what we got for our money.

Waikoloa Beach Wonderful Condo Very spacious with everything you need! Nice kitchen, great master suite, outdoor kitchen. Very close to all the great beaches on the Kohala coast, easy drives to Kona, Mauna Kea and Hilo.

Kona Marathon staff condo Very good, unit was well stocked with towels etc.. Was staying there to work on Kona Marathon, did not go to the beach etc.. Would be nice to have salt and pepper shakers in the kitchen

Great location Our family has stayed here a few times and love it! We brought 2 other families with us who rented there own condos there as well. Very clean and well kept. Our only issue was the ants and bugs in pool area and hot tub. We heard other guests complain as well. I did calll the property manager with my concerns but no return call and no action taken.

Waikoloa We have stayed in the community on previous occasions so had a pretty good idea of what to expect. The condo was everything we had hoped for - plenty of crockery, cutlery and utensils. The furnishings were lovely and it was great to have good quality beach chairs and umbrellas. the lanai furniture was flexible and comfortable, just what we needed!! Everything was first rate!

Comfortable, quiet, beautiful, and convenient location. We had a very nice time despite 3 out of our group of 4 getting colds! I appreciated the prompt service and helpfulness of the management company, specifically Michelle. The condo was clean, and beds, bedding and furniture were very comfortable. Beach gear and cooler were available in the garage. The Lani'a was very nice for barbequeing our own meals and we ate outside often. We were close to all the shops, yet it was quiet and private.

Waikoloa Beach Villas stay We enjoyed staying in this Golf side condo. There was plenty of room for my family of 4. We liked the 2 twin beds and the king bed with separate bathrooms. Proximity to the ocean was poor. AC unit did not work when we moved in and took 2 days to fix but it was fine once handled. Michelle was good to work with. Had a problem getting in to look for a lost item because the lock box would not open. A bit frustrating but did eventually get it solved.

Awesome! This is a perfect location and the condo is very well appointed and cozy. We had a wonderful time there relaxing and enjoying the amenities. First Timer to Big Island Excellent property with everything that one would need including beach gear! Great response from management staff Very clean modern unit. Only minor problem was previous renter had broken master bedroom door handle so we couldn't close door properly but staff had it on order. Also needed to get more laundry detergent and a new battery for a fan remote but Alesia was great about it and got it by the next day for us. Great location next to shopping. Will be looking for this unit next time we visit Hawaii

A home away from home. We absolutely loved our stay at the Villas. From the moment we walked into the condo, we were set to have a wonderful holiday, and the condo and area itself added to that immensely. The condo was beautiful, in a wonderful area, the immenities were well kept and very comfortable, and the people around were incredible. We would highly recommend it to anyone who will listen. Thank you so much for the wonderful experience. We fell in love with the island and being able to come home to a beautiful place added to this experience.

The perfect blend of practicality and luxury We absolutely loved our stay!! We usually do the "resort" thing and decided that this year, we would "rough" it and stay in a condo. Well, roughing it we didn't!!!! This property was so well stocked with every thing we could possibly need! The grounds were immaculate and the pools was like having our own, private pool most of the time. We will absolutely be back!!!

Comfortable condo My husband and I spent 2 weeks in this lovely condo. It is one of the best equipped condos we have rented, everything we could need in the kitchen and lots of condiments, etc. left in the refrigerator. We like the variety of places to sit in the living room, and the king size bed was quite comfortable. It was generally quiet, except for a couple of nights when people seemed to be running back and forth above us. We love the golf course view and enjoy eating breakfast each morning on the lanai. It was a short walk to the pool and to another condo we had rented for other family members. The management company was great to work with, also. We would definitely return to this condo.

Great place. Beautiful landscaping and property. Nice condo. Internet router was broken for first five days. It would have been nice to see that fixed at a quicker rate. That aside, not any major issues. We would love to stay here again and will hopefully have a chance.

Awesome Condo We really enjoyed staying here and would stay in this unit again. <br/><br/>When we arrived, we noticed about 5 gray spots/stains on the living room carpet. It looked like someone attempted to use Resolve and it left behind a residue? Other than that, the place was spotless. <br/><br/>We had asked that the guest room be made up as a king bed which wasn't done when we arrived but we made a phone call to Marissa and the bed was put together within an hour - great service!<br/><br/>We also noticed on our second day that the wine opener was broken, the master shower had quite a drip and the washer wouldn't work. Again a call to Marissa and everything was solved very rapidly. <br/><br/>The furnishings are very nice and the kitchen was well stocked with pots and pans, dishes, etc. There was salt, pepper and seasoning salt but no other spices. There was mustard, ketchup, and mayo available too.<br/><br/>The condo is very quiet and the view of the golf course is very nice. We sat outside on the lanai every night and enjoyed the sunset while grilling our supper. <br/><br/>We also recommend the Island Fish & Chips place behind Tommy Bahama in the Kings Shops. You sit outside with a beautiful view of the lake and the fish is so fresh and yummy! Every time we go to the Big Island, we make it a point to eat here several times. You can easily walk to this restaurant. Also, check out the Lava Lava Beach Club! This restaurant/bar is on the beach and you can have an amazing Mai Tai while getting a front seat view of the sunset!You can walk here but it would be pretty dark at night to walk home unless you have a flashlight.<br/><br/>We certainly hated to leave! We definitely recommend this property!

Fantastic Vacation Rental! My fiancé, her mom, sister and I had the most wonderful and relaxing time staying here. The place was very neat, clean, well decorated, and comfortable. We enjoyed the convenience of the location: walking to the beach in the mornings (just a 10 minute walk/ 4 minute drive!), being just a few minutes away from LavaLava Beach club and having the Island Gourmet and Queens Market / Kings Market across the street. We relaxed in the condo in the afternoons and took advantage of the spacious lanai and the outdoor grill. The kitchen was full of beautiful dishes and cooking supplies for all of our needs. The A.C. worked great which is a gem in Hawaii! We would love to come back and stay here again!

Golfnutz We are Canadian residents and have been staying at Waikoloa Beach Villas for the past several years. We stay here because we enjoy the location as well as the proximity to the Waikoloa golf courses.We have most recently been in Unit #02 which suits us perfectly . Our landlords as well as Michelle Coupe at Kohala Coast Properties have been great to deal with. One minor irritant- the occupants of Unit #022 (directly above us). Nice folks, but I could swear they wear logging boots to bed.

Waikoloa Beach Villas O2 Our family had a super, fantastic time staying at Waikoloa Beach Villas unit O2! Everything was so easy for us from setting up our reservation with Michelle to the end of our stay! The unit was super clean, well stocked and lots of room for the 4 of us!! The outdoor lanai provided a beautiful view and the grill was an added bonus! Will definately be returning!!

A wonderful stay in a fabulous property! This was our first visit to Hawaii and we couldn't have chosen a better property and location. The condo was everything I expected from the photos and descriptions and more! In fact the photos do not do it full justice - it is even nicer. It was beautifully decorated, extremely well appointed and looked after and very clean. The location is excellent - a quiet corner of the golf course facing the incredible sunsets. The Queen's Marketplace and Kings Shopping Centre are within 5 minutes walk and provided everything we needed - from groceries to restaurants and gift shopping to tour pick up spot - perfect! The beach is a 10 minute walk and the owners provide gear for a day out. I didn't need to speak to anyone but found it very easy to book on-line and the girls at the management company were extremely helpful in answering all my questions via email before we arrived and the link you are provided with once you have booked containing local information was extremely useful. What a great idea. We had a truly wonderful vacation here.I highly recommend both the property and Waikoloa Beach Resort in general and am already planning a return visit!

AWESOME and PERFECT GETAWAY!! Thank you so much for the use of your condo. What an abolutley beautiful place to stay! It was very clean and had everything we needed plus more! The Kohala Coast Properties was a pleasure to book through. I especially liked Michelle, she was so polite and had so much information for me.<br/>We couldn't have asked for a better location! We were within walking distance to Starbucks, shopping and the beautiful A Bay! We went to the A Bay every night to watch the sun set, and look for sea turtles on the beach! Do no hesitate! Just go! What a beautiful condo! My husband and I thoroughly enjoyed our stay. The condo was spotless and very nicely decorated. Also very close to Queen's Marketplace making it very easy to pop over there for a treat or a bit of shopping. The entire Waikoloa Beach Resort area is fabulous. We walked miles around the complex and enjoyed every moment.

Exceptional condo and management company to match! We found this condo on VRBO and were directed to Kohala Coast as property managers. Both Marisa and Alesia could not have been more helpful, prompt in replies or easy to deal with. The condo itself was exceptional, it had everything you could possibly want for a rental with lots of thoughtful extras like beach chairs, cooler bags etc. We absolutely loved our stay and would certainly get in touch with Marisa and Alesia again when we next visit the Big Island and would also be more than happy to stay in this condo again. Nice place! We stayed in Waikoloa Beach Villas O2 for ten days in April. The condo was very nice, in a great location and had a nice view of the golf course and we could see the sunset from the lanai. The BBQ on the lanai was wonderful we cooked many meals on it. The location to the best beaches was great...went to Hapuna several times. It was nice to have the shops and restaurants so close too. Had a little problem with the AC but the management fixed it as soon as we reported it. Pool was very convenient too and the kitchen was wonderful. The master bed is very high, if you are short like me, (4' 10") I couldn't get in it, we had to use the other bedroom and let our friends have the master but it worked out fine. All together a great stay, would stay there again!

We enjoyed staying in this Golf side condo. There was plenty of room for my family of 4. We liked the 2 twin beds and the king bed with separate bathrooms. Proximity to the ocean was poor. AC unit did not work when we moved in and took 2 days to fix but it was fine once handled. Michelle was good to work with. Had a problem getting in to look for a lost item because the lock box would not open. A bit frustrating but did eventually get it solved.

Our family has stayed here a few times and love it! We brought 2 other families with us who rented there own condos there as well. Very clean and well kept. Our only issue was the ants and bugs in pool area and hot tub. We heard other guests complain as well. I did calll the property manager with my concerns but no return call and no action taken.

We have stayed in the community on previous occasions so had a pretty good idea of what to expect. The condo was everything we had hoped for - plenty of crockery, cutlery and utensils. The furnishings were lovely and it was great to have good quality beach chairs and umbrellas. the lanai furniture was flexible and comfortable, just what we needed!! Everything was first rate!

We had a very nice time despite 3 out of our group of 4 getting colds! I appreciated the prompt service and helpfulness of the management company, specifically Michelle. The condo was clean, and beds, bedding and furniture were very comfortable. Beach gear and cooler were available in the garage. The Lani'a was very nice for barbequeing our own meals and we ate outside often. We were close to all the shops, yet it was quiet and private.

Excellent property with everything that one would need including beach gear! Great response from management staff Very clean modern unit. Only minor problem was previous renter had broken master bedroom door handle so we couldn't close door properly but staff had it on order. Also needed to get more laundry detergent and a new battery for a fan remote but Alesia was great about it and got it by the next day for us. Great location next to shopping. Will be looking for this unit next time we visit Hawaii

We absolutely loved our stay at the Villas. From the moment we walked into the condo, we were set to have a wonderful holiday, and the condo and area itself added to that immensely. The condo was beautiful, in a wonderful area, the immenities were well kept and very comfortable, and the people around were incredible. We would highly recommend it to anyone who will listen. We absolutely loved our stay!! We usually do the "resort" thing and decided that this year, we would "rough" it and stay in a condo. Well, roughing it we didn't!!!! This property was so well stocked with every thing we could possibly need! The grounds were immaculate and the pools was like having our own, private pool most of the time. We will absolutely be back!!!

My husband and I spent 2 weeks in this lovely condo. It is one of the best equipped condos we have rented, everything we could need in the kitchen and lots of condiments, etc. left in the refrigerator. We like the variety of places to sit in the living room, and the king size bed was quite comfortable. It was generally quiet, except for a couple of nights when people seemed to be running back and forth above us. We love the golf course view and enjoy eating breakfast each morning on the lanai. It was a short walk to the pool and to another condo we had rented for other family members. The management company was great to work with, also. We would definitely return to this condo.

Beautiful landscaping and property. Nice condo. Internet router was broken for first five days. It would have been nice to see that fixed at a quicker rate. That aside, not any major issues. We would love to stay here again and will hopefully have a chance.

It looked like someone attempted to use Resolve and it left behind a residue?
