RENTAL RATE INCLUDES: Property rental for a maximum of : 4 for 1 bedroom_&_ 6 for 2 bedroom & 8 for 3 bedroom__occupants dand check-in service at the property. ADDITIONAL CHARGES/NOT INCLUDED: The rental rate does not include security/damage deposit,transfers, baggage handling, maid service, chef service, food, beverages, personal laundry service, extra person charges, excessive out-cleaning charges or any other items or services not specifically listed in this agreement.SECURITY/DAMAGE & INCIDENTALS DEPOSIT: In addition to the rental charges this property requires a security/damage guarantee, to assure payment for damages exceeding normal wear and tear, excessive cleaning costs, long distance phone charges and any other items which may be charged to the guest’s incidentals account during occupancy. This deposit can be made in the form of a Credit Card Authorization, in lieu of cash payment. If no Credit Card Authorization is on file, a $500 cash deposit must be received 60 days prior to arrival, or when Final Payment is made. This deposit will be held as a security deposit for 14 days at which time it will be changed to an incidental deposit balance to be refunded within 45 - 60 days.
RESERVATIONS & PAYMENTS: A reservation is being held for the dates specified above. We must receive a signed copy of this completed Rental Agreement, and the applicable deposit/payment, by thedate shown below or the reservation will automatically be canceled. We must receive the $500 deposit and 50% of rental amount within seven business days by a check, or credit card. Reservations require 50% due upon booking and the remaining balance due 60 days prior to arrival.$500 refundable security deposit due upon booking to reserve dates requested. ACCEPTANCE & PAYMENT TERMS
You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
FAILURE TO MAKE FINAL PAYMENT ON A TIMELY BASIS WILL RESULT IN PROPERTY MANAGER HAVING THE RIGHT TO CANCEL YOUR RESERVATION WITH THE INITIAL DEPOSIT PAID 100% NON-REFUNDABLE IN KEEPING WITH OUR NO-CANCELLATION POLICY, TO WHICH YOU AGREE TO BY SIGNING THIS AGREEMENT.
NO-CANCELLATION AND NO-REFUND POLICY
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, YOU MAY NOT CANCEL YOUR RESERVATION AT ANY TIME ONCE THE NON-REFUNDABLE DEPOSIT IS SUBMITTED AND YOU AGREE TO THE TERMS & CONDITIONS OF THIS AGREEMENT. Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
The Property Manager strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

LIABILITY: The Property Manager or its employees, subagents or assigns, (hereafter jointly and severally referred to as Agent) acts only as a marketing agent for the property Owner, and other suppliers providing accommodations, property management, and guest services. Agent does not own or manage any property offered for rental and does not exercise control over or have direct supervision of the respective owners, managers or service providers. If accommodations or services must be substituted for any reason, Agent, Owner and Manager will act in good faith and use their best efforts to substitute accommodations or services of a type comparable to those originally contracted and that are acceptable to Guest(s). Agent, Owner or Manager, upon just cause, reserves the right to refuse or discontinue service(s) to any person(s) and/or to rescind any contract for accommodations or guest services.
INDEMNIFICATION & RELEASE OF LIABILITY: The undersigned Guests/Occupants understand andacknowledge that the Owner, Manager or Agent is not responsible for loss, damage or theft ofGuest’s/Occupant’s personal property and that they bear the financial responsibility for the rentalcontracted for loss, damage or theft of guest’s, occupant’s and invitees’ personal property and formalicious, negligent or incidental damages to the property by any occupant(s), guest(s) or vendors(s)invited onto the property and are the only occupants with legal standing in any matter(s) of dispute orlitigation which might arise pursuant to, or in consequence of, any accommodations or services providedor as substituted under the rental agreement. Guests/Occupants acknowledge and agree that Agent,Owner or Manager shall not be held liable for any loss, expense, damage or claim for injury whetherdirect, indirect, consequential or otherwise; whatsoever or howsoever caused or incurred; whether arising in contract
or otherwise in law or in equity as a result of the rendering or the services or accommodations as herein described or as substituted and including, without restricting the generality of the foregoing, the result of any delay(s), substitution(s), rescheduling(s) or change(s) in the provision of accommodations or services by Agent, Owner or Manager or by reason of military actions, revolution, acts of God, or by agents, employees, subcontractors, servants or third parties whatsoever in supplying any of the accommodations or services as described herein or as substituted.

January 2017 stay The condo was very clean and well equipped. Ice maker was frozen when we arrived so my husband fixed that, seems to be a common problem in rental units. The garage door opener did not work left a message with the property manager but never heard back so we bought a new battery and that fixed the problem. Except for those minor problems the unit was very comfortable and well maintained.

Very nice condo Condo is located in excellent location near the entrance ro Waikola and numerous shops and restaurants. Walking distance to many places. Third floor location is nice as no one is above you. Elevator is convenient. The pictures on the website were very accurate. The unit is very well equipped and in excellent condition. The lani is nice, but it would be better if it was larger to accommodate more lounge chairs. The faculty has 2 pools and a nice fitness center. The barbeque grill on the lani was very nice. I would definitely stay here again.

Great vacation spot Amenities were great. Pool was beautiful. Appreciated the coolers, chairs and beach gear. Place was decorated beautifully. Great Stay on the Big Island in Waikoloa Beach Villas E32 Our family (3 adults & 1 teenager) had a wonderful stay in Waikoloa Beach Villas E32. The location of this rental was in a perfect location for our visit (a family wedding at the Lava Lave Beach Club)<br/><br/>The home was clean and in very good condition. Lovely layout, and beautifully decorated. The supply of "little extras" (boogie boards, sun umbrellas, beach chairs, coolers, snorkels etc) was AMAZING! These were so helpful (and in good condition, well kept. etc.)<br/><br/>The vacation rental management staff was very helpful, understanding and accommodating. We had an issue with the BBQ and it was dealt with very quickly and efficiently.

Perfect relaxation This was the 2nd time we have stayed in this unit. Really enjoy the location close to the shops & eateries. We walked to beach almost every day. Being able to grill, have a full kitchen, and a garage (keep car cool) makes this ideal place to stay. Will be back in the future.

Good.........but The unit was in great condition well cared for and very nicely furnished. Based on that I'd rank it a 9 out of 10. BUT there was a bit of a bug issue, in late evening there were very small ants and a much larger bug, not sure of the species but kind of creepy. They seemed to be coming from the dishwasher area. Even found them in the dishwasher. All guest should keep the area hyper clean.

Beautiful Unit This unit is beautifully decorated, the kitchen well stocked. The garage full of beach toys (chairs, mats, boogie boards, snorkeling gear, umbrellas) was priceless!! We saved money on rentals but more importantly we had great flexibility as to our activities - boogie boarding, snorkeling or just being on the beach, we had all the comforts at hand. With three teens, I can't say how much we appreciated having the gear available. This is a third floor corner unit. Nice not to have neighbors. There is an elevator as well as stairs. Convenient 10 minute or less walk to A-bay and its activity center. Shopping, including a well stocked grocery store and food court, across the street. The unit (probably all units) was a bit noisy in the early morning as far as street noise, leaf blowing, garbage trucks and other industrial noise. We had the windows open instead of A/C so that may have contributed. Aside from making the reservations, I did not interact with the management company so can't comment on their services.

Family fun at Waikoloa Beach for the winter holidays We found the property to be very nice and in general it worked for our family of six. When we initially discovered that the villa provided polyester sheets (!) and the sleeper sofa was very uncomfortable, I called management. We received same day service to alleviate the problems, which made our stay much more comfortable. The pools were nice and we enjoyed the location. The only complaint about Waikoloa beach in general is the lack of reasonably priced food for families.

Very relaxing My wife and I had enjoyed a quick weekend get away to the big island and this unit was perfect. The only issues we had were running out of bathroom tissue, only 2 rolls in the unit, and having trouble reading the cypher lock on the front door at night. We were given a code to punch into the lock but we were arriving at 10pm and had trouble punching in the code due to the very dark entryway. Beyond that it was great. The unit is very clean and well furnished. There are plenty of beach chairs, fins and masks...etc. The beach is exactly .8 miles away and we never had trouble finding a chair or the sun. I look forward to staying here again and we are actually already booked for a second vacation to a different unit in the same property this January.

A Condo just like home The condo was great for us. Location was perfect and the grounds were very nice. The only concerns we had were trying to contact the management company. Messages were left a few times regarding the A/C. We finally got a response after going to the office and finding out that the screen door has a A/C sensor on it. Once we were made aware of it, we had cool evenings to sleep. The management company did compensate us for this inconvenience. <br/>Communication by the management company could be improved.<br/><br/>

Great condo We came down for a wedding and having stayed at Waikoloa before we were familiar with the area, but his condo exceeded our expectation. It was a great location, easy to access from highway, close to the king and queen shops along with the Marriott and Hilton. The condo was very clean, spacious, and had a very island atmosphere. We had everything we needed, our favorite was the garage and that it was filled with beach gear which we used almost everyday. The grill on the lana'i was also a favorite as we used it quite often. The lana'i had an open view being a corner unit which gave us privacy. We would stay in this condo again and highly recommend it. Mahalo

A Perfect Tropical Getaway Thank you for such an amazing stay! This vacation rental exceeded our expectations. We come to the Big Island often and have tried staying in several different condos and this is by far my favorite. It looks to have been furnished by an interior designer, which really gives it that really comfortable feel. I also love the oversize bathtub in the master bath as well. There is a BBQ and seating area on the back patio which is nice. The entire condo was impeccable and was really clean. I can't wait to stay here again!

Condo is located in excellent location near the entrance ro Waikola and numerous shops and restaurants. Walking distance to many places. Third floor location is nice as no one is above you. Elevator is convenient. The pictures on the website were very accurate. The unit is very well equipped and in excellent condition. The lani is nice, but it would be better if it was larger to accommodate more lounge chairs. The faculty has 2 pools and a nice fitness center. The barbeque grill on the lani was very nice. I would definitely stay here again.

The condo was very clean and well equipped. Ice maker was frozen when we arrived so my husband fixed that, seems to be a common problem in rental units. The garage door opener did not work left a message with the property manager but never heard back so we bought a new battery and that fixed the problem. Except for those minor problems the unit was very comfortable and well maintained.

This was the 2nd time we have stayed in this unit. Really enjoy the location close to the shops & eateries. We walked to beach almost every day. Being able to grill, have a full kitchen, and a garage (keep car cool) makes this ideal place to stay. Will be back in the future.

Our family (3 adults & 1 teenager) had a wonderful stay in Waikoloa Beach Villas E32. The location of this rental was in a perfect location for our visit (a family wedding at the Lava Lave Beach Club)<br/><br/>The home was clean and in very good condition. Lovely layout, and beautifully decorated. The supply of "little extras" (boogie boards, sun umbrellas, beach chairs, coolers, snorkels etc) was AMAZING! These were so helpful (and in good condition, well kept. etc.)<br/><br/>The vacation rental management staff was very helpful, understanding and accommodating. We had an issue with the BBQ and it was dealt with very quickly and efficiently.

Very nice condo with beautiful decore. We had an issue with the fridge & management responded almost immediately. We've been to Hawaii several times & this was probably the nicest rental for the money that we've stayed at. Walking distance to A-bay and tons of shopping & restaurants. This unit is beautifully decorated, the kitchen well stocked. The garage full of beach toys (chairs, mats, boogie boards, snorkeling gear, umbrellas) was priceless!! We saved money on rentals but more importantly we had great flexibility as to our activities - boogie boarding, snorkeling or just being on the beach, we had all the comforts at hand. With three teens, I can't say how much we appreciated having the gear available. This is a third floor corner unit. Nice not to have neighbors. There is an elevator as well as stairs. Convenient 10 minute or less walk to A-bay and its activity center. Shopping, including a well stocked grocery store and food court, across the street. The unit (probably all units) was a bit noisy in the early morning as far as street noise, leaf blowing, garbage trucks and other industrial noise. We had the windows open instead of A/C so that may have contributed. Aside from making the reservations, I did not interact with the management company so can't comment on their serv

We found the property to be very nice and in general it worked for our family of six. When we initially discovered that the villa provided polyester sheets (!) and the sleeper sofa was very uncomfortable, I called management. We received same day service to alleviate the problems, which made our stay much more comfortable. The pools were nice and we enjoyed the location. The only complaint about Waikoloa beach in general is the lack of reasonably priced food for families.

My wife and I had enjoyed a quick weekend get away to the big island and this unit was perfect. The only issues we had were running out of bathroom tissue, only 2 rolls in the unit, and having trouble reading the cypher lock on the front door at night. The unit was in great condition well cared for and very nicely furnished. Based on that I'd rank it a 9 out of 10. BUT there was a bit of a bug issue, in late evening there were very small ants and a much larger bug, not sure of the species but kind of creepy. They seemed to be coming from the dishwasher area. Even found them in the dishwasher. All guest should keep the area hyper clean.
