RENTAL RATE INCLUDES: Property rental for a maximum of : 4 for 1 bedroom_&_ 6 for 2 bedroom & 8 for 3 bedroom__occupants dand check-in service at the property. ADDITIONAL CHARGES/NOT INCLUDED: The rental rate does not include security/damage deposit,transfers, baggage handling, maid service, chef service, food, beverages, personal laundry service, extra person charges, excessive out-cleaning charges or any other items or services not specifically listed in this agreement.SECURITY/DAMAGE & INCIDENTALS DEPOSIT: In addition to the rental charges this property requires a security/damage guarantee, to assure payment for damages exceeding normal wear and tear, excessive cleaning costs, long distance phone charges and any other items which may be charged to the guest’s incidentals account during occupancy. This deposit can be made in the form of a Credit Card Authorization, in lieu of cash payment. If no Credit Card Authorization is on file, a $500 cash deposit must be received 60 days prior to arrival, or when Final Payment is made. This deposit will be held as a security deposit for 14 days at which time it will be changed to an incidental deposit balance to be refunded within 45 - 60 days.
RESERVATIONS & PAYMENTS: A reservation is being held for the dates specified above. We must receive a signed copy of this completed Rental Agreement, and the applicable deposit/payment, by thedate shown below or the reservation will automatically be canceled. We must receive the $500 deposit and 50% of rental amount within seven business days by a check, or credit card. Reservations require 50% due upon booking and the remaining balance due 60 days prior to arrival.$500 refundable security deposit due upon booking to reserve dates requested. ACCEPTANCE & PAYMENT TERMS
You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
FAILURE TO MAKE FINAL PAYMENT ON A TIMELY BASIS WILL RESULT IN PROPERTY MANAGER HAVING THE RIGHT TO CANCEL YOUR RESERVATION WITH THE INITIAL DEPOSIT PAID 100% NON-REFUNDABLE IN KEEPING WITH OUR NO-CANCELLATION POLICY, TO WHICH YOU AGREE TO BY SIGNING THIS AGREEMENT.
NO-CANCELLATION AND NO-REFUND POLICY
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, YOU MAY NOT CANCEL YOUR RESERVATION AT ANY TIME ONCE THE NON-REFUNDABLE DEPOSIT IS SUBMITTED AND YOU AGREE TO THE TERMS & CONDITIONS OF THIS AGREEMENT. Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
The Property Manager strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

LIABILITY: The Property Manager or its employees, subagents or assigns, (hereafter jointly and severally referred to as Agent) acts only as a marketing agent for the property Owner, and other suppliers providing accommodations, property management, and guest services. Agent does not own or manage any property offered for rental and does not exercise control over or have direct supervision of the respective owners, managers or service providers. If accommodations or services must be substituted for any reason, Agent, Owner and Manager will act in good faith and use their best efforts to substitute accommodations or services of a type comparable to those originally contracted and that are acceptable to Guest(s). Agent, Owner or Manager, upon just cause, reserves the right to refuse or discontinue service(s) to any person(s) and/or to rescind any contract for accommodations or guest services.
INDEMNIFICATION & RELEASE OF LIABILITY: The undersigned Guests/Occupants understand andacknowledge that the Owner, Manager or Agent is not responsible for loss, damage or theft ofGuest’s/Occupant’s personal property and that they bear the financial responsibility for the rentalcontracted for loss, damage or theft of guest’s, occupant’s and invitees’ personal property and formalicious, negligent or incidental damages to the property by any occupant(s), guest(s) or vendors(s)invited onto the property and are the only occupants with legal standing in any matter(s) of dispute orlitigation which might arise pursuant to, or in consequence of, any accommodations or services providedor as substituted under the rental agreement. Guests/Occupants acknowledge and agree that Agent,Owner or Manager shall not be held liable for any loss, expense, damage or claim for injury whetherdirect, indirect, consequential or otherwise; whatsoever or howsoever caused or incurred; whether arising in contract
or otherwise in law or in equity as a result of the rendering or the services or accommodations as herein described or as substituted and including, without restricting the generality of the foregoing, the result of any delay(s), substitution(s), rescheduling(s) or change(s) in the provision of accommodations or services by Agent, Owner or Manager or by reason of military actions, revolution, acts of God, or by agents, employees, subcontractors, servants or third parties whatsoever in supplying any of the accommodations or services as described herein or as substituted.

Comfortable and Baby-Friendly We were skeptical about staying on a golf course- its not usually the way that we like to vacation, but after two other vacation rentals on this ten day vacation I can say this was my favorite. It was super clean, super comfortable and very baby friendly! There was a pack and play and a baby chair, plus kids plates and cups. It was really welcoming. The only thing I disliked was the fact that you had to download an ap to access the codes to the property AND find a email in your inbox to get the key code- it was a little extreme.

Perfect vacation stay This condo fit our needs perfectly. Very clean with nice beds. Everything was well stocked from kitchen utensils, pans etc.. to beach gear. Comfy Waikoloa Condo This condo was very clean, comfortable, and well stocked - a great place to eat, sleep and relax when not at the beach or exploring the island. Also, the pool was probably the nicest I have ever experienced at a condo.

Great roomy condo with lots of Amenities A very nice place to stay on the west side of the island. Plenty of room and conveniently located near shopping and restaurants within a few minutes walk. The decor was very nice and furniture comfy. Wonderfully quiet at night with birds that wakes you in the morning. Very relaxing place to stay.

Relaxing vacation Me and my family really enjoyed villa 2204. It had everything from<br/>Kitchen supply's to bedding and beach towels, all we needed to get was food and drinks. Beautiful villa great location, walking distance to pool and weight room. Management was very reaponsize to all our questions and very helpful. I would recommend villa 2204 to everyone and anybody going to Waikoloa.

Extraordinary Vacation Our first stay in Big Island and such a beautiful decorated and over well equipped home !!. This made our vacation perfect. We stayed for 6 nights (2 adults and 2 teenagers). The Colony Villas community is very clean with a nice pool and barbecue area. Beaches are in short driving distance. Highly recommended !

Wow This place was the best stocked rental we've ever stayed in. The decor was gorgeous, the pool was fantastic, the kitchen was stocked with high-end tools, and the closet was full of great beach toys. We had an amazing stay.

A comfortable and enjoyable stay in Waikoloa The condo was well decorated and furnished, making my son's stay there very comfortable. The kitchen, dining table and living room were conveniently arranged and perfect for eating and entertaining. The beach equipment in the closet also came in very handy (beach chairs, umbrella, boogie boards, beach toys). It was a very enjoyable stay, close to the Queen's Marketplace and King's Shops.

Its in the details Loved the place. Clean, and in great condition. You can tell the owner takes pride in the place. All the finishing touches made it more than a "rental" condo. From the custom cabinet handles to the very comfortable beds. It was a beautiful home away from home. One minor flaw was the parking. We couldn't park in front the condo because of the layout of the units parking area and although there is a reserved spot nearby someone else parked in it.

First Trip to the Big Island My husband and I were in Waikoloa for a friend's wedding. All the other guests stayed at the hotel, but we rented this condo - best decision we could have made! This gorgeous unit is fully stocked with cooking essentials, towels, linens, and beach toys. We wanted for nothing. All we had to do was hit Costco, unpack, and enjoy a carefree 9 days on the beach! We're already talking about booking the same place on a return trip. Mahalo!

Big Island Vacation - 2204 The location and amenities of Waikoloa Colony Villas is outstanding. The unit certainly had enough room and was well equipped. The only disappointment was the condition of the carpeting throughout the unit.

Great place in Waikoloa We stayed here in December with our two young children and had a great time. The property is well maintained with new appliances and comfortable beds and the gated complex is also very well maintained. <br/><br/>There were some good recommendations from the management folks and we had a great stay. It is not a beach front property, but it's a 3 - 5 minute drive to A Bay and 15 minutes to Hapuna. <br/><br/>Overall, perfect for us and we hope to come back.

Another Day in Paradice We had never undertaken a Condo rental before and had never taken a vacation of this type before (30 days in an exotic location). Our fears lasted through the early negotiation on location and price, but then it became obvious that Kohala Coast Properties were a very professional Organization and that the Property Managers Marisa & Alesia were wonderful and attentive individuals who only wished to serve us as new clients. We loved working with them and we loved unit 2204 at the Colony Villas for its location (a little away from the main hussle and bustle of Wiakoloa Beach Resort), and for all its amenities. Hawai'i is a wonderful/magical Island and Waikoloa Beach and Village are a great place to enjoy the magic. We will go back and we will work with Kohala Properities to ensure a positive outcome for our time in Hawai'i. I rate them five stars.<br/><br/>

Great property in a great location! We had a lovely stay at this condo from Feb 2-9/13. This was absolutely one of the best-stocked condos we have ever stayed in, in terms of kitchen spices, supplies etc. Made for some delectable meals! The pool area and BBQs were well maintained and very nice, and the property staff were also very friendly. The condo itself was very spacious with nice furniture and appliances etc. Having the desktop computer and printer was also a bonus as we could print out our boarding passes for the return flight home! The beds and linens were also very comfortable. The location was very quiet -- we didn't hear any traffic noise, or noise from other units, or even from other rooms within the condo (great for when our daughter went to bed earlier than us!). It was a short walk to the Hilton where our convention was (about 15 minutes), about 25-30 minutes to the Marriot where we attended a luau, and about 30-35 to Queen's shops if you walk all around the ring road (a bit shorter if you cut straight across through the golf course). We also walked to A-bay beach one day along the oceanfront path in front of the Hilton etc. and that was about 45 minutes, a bit rocky in some sections though. The only downsides of our stay were that we had to leave! Minor things: The door handle to the downstairs storage closet (well stocked with boogie boards, beach chairs, coolers, etc.) was loose and kept falling off. Also, the pack & play we had rented for our daughter was not there when we arrived, but was quickly delivered after an email to the propety managers. Thanks everyone for a great vacation! We would definitely return here again.

home away from home It was nice to be away from the traffic. We were within waking distance of the shops. The pool and hot tub were awesome. One night they fill the gas for the grills so there was no propane to grill. Just need to check ahead of time. The unit stated sleeps 8. We had 6 and one had to sleep awkwardly on the couch. Only floor space left! Even so we would definitely contact kohala coast properties again first for our big island stay. It truly was our home away from home.Aloha and mahola.

Very happy guests We were very happy staying here for three nights and wish we could have stayed longer. We would have except the unit was previously booked. Very clean. Decorated beautifully. Well stocked home and kitchen. Preparing meals in the kitchen was fun and inspiring. The elevated open kitchen made me feel like I was on a cooking show. The bed was very comfortable and linens were extremely soft; we slept soundly. Location of this condo is private as the lanai looks out towards Kohala and empty lots next door. We live in Kona and this was our Wedding Anniversary Get-Away. We brought our beach cruisers with us and had a great time biking around Waikoloa and enjoying the beach, shops and restaurants. The pool at the Waikoloa Colony Villas is very nice; and we did use the gas BBQ there, very convenient. We will return for sure!

First trip to Kona We especially enjoyed the quality of the bed, it was just like being at home in our own comfy bed. The kitchen was well equipped and we made use of the blender. Loved the ice maker in the fridge, however the fridge was set so cold it froze some of our produce. We turned it down a few degrees. The kitchen was stocked with coffee, filters, spices and condiments, which we really appreciated! We hope to come back with family and friends and stay longer next time. The pool and community BBQ were nice to have. We enjoyed the computer and used it every morning while we planned our day. The condo was a good location for exploring the north end of the island and close to some shops and restaurants. Cushions for the hard chairs would have made it perfect. Mahalo.

Our first stay in Big Island and such a beautiful decorated and over well equipped home !!. This made our vacation perfect. We stayed for 6 nights (2 adults and 2 teenagers). The Colony Villas community is very clean with a nice pool and barbecue area. Beaches are in short driving distance. Highly recommended !

A very nice place to stay on the west side of the island. Plenty of room and conveniently located near shopping and restaurants within a few minutes walk. The decor was very nice and furniture comfy. Wonderfully quiet at night with birds that wakes you in the morning. Very relaxing place to stay.

Me and my family really enjoyed villa 2204. It had everything from<br/>Kitchen supply's to bedding and beach towels, all we needed to get was food and drinks. Beautiful villa great location, walking distance to pool and weight room. Management was very reaponsize to all our questions and very helpful. I would recommend villa 2204 to everyone and anybody going to Waikoloa.

We had 4 wonderful days at this house near the beach. It was very clean, with many convenience staff and big space for everyone.<br/>It was not so easy to go by walk by the beach; so its necessary to use the car.

This place was the best stocked rental we've ever stayed in. The decor was gorgeous, the pool was fantastic, the kitchen was stocked with high-end tools, and the closet was full of great beach toys. We had an amazing stay.

The condo was well decorated and furnished, making my son's stay there very comfortable. The kitchen, dining table and living room were conveniently arranged and perfect for eating and entertaining. The beach equipment in the closet also came in very handy (beach chairs, umbrella, boogie boards, beach toys). It was a very enjoyable stay, close to the Queen's Marketplace and King's Shops.

Loved the place. Clean, and in great condition. You can tell the owner takes pride in the place. All the finishing touches made it more than a "rental" condo. From the custom cabinet handles to the very comfortable beds. It was a beautiful home away from home. One minor flaw was the parking. We couldn't park in front the condo because of the layout of the units parking area and although there is a reserved spot nearby someone else parked in it.

Our Villa was purchased in March of 2011 and is a part of the Waikoloa Colony Villas located within the exclusive Waikoloa Beach Resort. Located just eighteen miles north of the Kona Airport, this premier Resort is known for its central location to beautiful beaches, shopping and upscale dining. If you enjoy golf, there are two courses available within the Waikoloa Beach Resort, the Beach Course and the King’s Course.
Colony Villa 2204 has been completely renovated incorporating classic Island style with contemporary comfort. Our philosophy while renovating was simple; create an atmosphere that will leave lasting memories for our guests by investing in our community.
