RENTAL RATE INCLUDES: Property rental for a maximum of : 4 for 1 bedroom_&_ 6 for 2 bedroom & 8 for 3 bedroom__occupants dand check-in service at the property. ADDITIONAL CHARGES/NOT INCLUDED: The rental rate does not include security/damage deposit,transfers, baggage handling, maid service, chef service, food, beverages, personal laundry service, extra person charges, excessive out-cleaning charges or any other items or services not specifically listed in this agreement.SECURITY/DAMAGE & INCIDENTALS DEPOSIT: In addition to the rental charges this property requires a security/damage guarantee, to assure payment for damages exceeding normal wear and tear, excessive cleaning costs, long distance phone charges and any other items which may be charged to the guest’s incidentals account during occupancy. This deposit can be made in the form of a Credit Card Authorization, in lieu of cash payment. If no Credit Card Authorization is on file, a $500 cash deposit must be received 60 days prior to arrival, or when Final Payment is made. This deposit will be held as a security deposit for 14 days at which time it will be changed to an incidental deposit balance to be refunded within 45 - 60 days.
RESERVATIONS & PAYMENTS: A reservation is being held for the dates specified above. We must receive a signed copy of this completed Rental Agreement, and the applicable deposit/payment, by thedate shown below or the reservation will automatically be canceled. We must receive the $500 deposit and 50% of rental amount within seven business days by a check, or credit card. Reservations require 50% due upon booking and the remaining balance due 60 days prior to arrival.$500 refundable security deposit due upon booking to reserve dates requested. ACCEPTANCE & PAYMENT TERMS
You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
FAILURE TO MAKE FINAL PAYMENT ON A TIMELY BASIS WILL RESULT IN PROPERTY MANAGER HAVING THE RIGHT TO CANCEL YOUR RESERVATION WITH THE INITIAL DEPOSIT PAID 100% NON-REFUNDABLE IN KEEPING WITH OUR NO-CANCELLATION POLICY, TO WHICH YOU AGREE TO BY SIGNING THIS AGREEMENT.
NO-CANCELLATION AND NO-REFUND POLICY
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, YOU MAY NOT CANCEL YOUR RESERVATION AT ANY TIME ONCE THE NON-REFUNDABLE DEPOSIT IS SUBMITTED AND YOU AGREE TO THE TERMS & CONDITIONS OF THIS AGREEMENT. Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
The Property Manager strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

LIABILITY: The Property Manager or its employees, subagents or assigns, (hereafter jointly and severally referred to as Agent) acts only as a marketing agent for the property Owner, and other suppliers providing accommodations, property management, and guest services. Agent does not own or manage any property offered for rental and does not exercise control over or have direct supervision of the respective owners, managers or service providers. If accommodations or services must be substituted for any reason, Agent, Owner and Manager will act in good faith and use their best efforts to substitute accommodations or services of a type comparable to those originally contracted and that are acceptable to Guest(s). Agent, Owner or Manager, upon just cause, reserves the right to refuse or discontinue service(s) to any person(s) and/or to rescind any contract for accommodations or guest services.
INDEMNIFICATION & RELEASE OF LIABILITY: The undersigned Guests/Occupants understand andacknowledge that the Owner, Manager or Agent is not responsible for loss, damage or theft ofGuest’s/Occupant’s personal property and that they bear the financial responsibility for the rentalcontracted for loss, damage or theft of guest’s, occupant’s and invitees’ personal property and formalicious, negligent or incidental damages to the property by any occupant(s), guest(s) or vendors(s)invited onto the property and are the only occupants with legal standing in any matter(s) of dispute orlitigation which might arise pursuant to, or in consequence of, any accommodations or services providedor as substituted under the rental agreement. Guests/Occupants acknowledge and agree that Agent,Owner or Manager shall not be held liable for any loss, expense, damage or claim for injury whetherdirect, indirect, consequential or otherwise; whatsoever or howsoever caused or incurred; whether arising in contract
or otherwise in law or in equity as a result of the rendering or the services or accommodations as herein described or as substituted and including, without restricting the generality of the foregoing, the result of any delay(s), substitution(s), rescheduling(s) or change(s) in the provision of accommodations or services by Agent, Owner or Manager or by reason of military actions, revolution, acts of God, or by agents, employees, subcontractors, servants or third parties whatsoever in supplying any of the accommodations or services as described herein or as substituted.

A home away from home :)!!! We absolutely LOVED our stay in "O21" !!! :) The location, the facilities, the beautiful, clean, "homey", well stocked unit surpassed our expectations!!! Perfect and Peaceful I have stayed in this unit before and had requested this same unit for this recent trip. <br/>Wonderful location, fully equipped with all our needs . Would recommend they include a coffee grinder though. All the beach activity needs were their for you to use as well. Shopping and restaurants just across the walkway as well as the ocean. Unit sits on a golf course and lake so was very peaceful sitting outside in the evening . Absolutely would highly recommend this place .<br/>Only negative was the lady below us sits bird food in bowls outside her patio for the birds and the birds then come and poop all over our lanai above and had to clean it all the time. I am sure the association does not allow this so may want to let them know about this. Also out air conditioner the last 2 days was not working but was nice enough to have the windows open. We were very satisified! Overall, our stay was great and will look forward to a return visit! Issues with the master bedroom AC, mattress and a tripping-hazard sidewalk were all handled quickly and with cheerful professionalism! 1-suggestion: Assigned parking is confusing and it would be of assistance to the guests if the spots were identified by the building 'letter' and the unit number. Waikoloa lover <br/>The unit we stayed in was exactly as advertised. Location was convenient to everything. Fresh fluffy towels and a beautiful view from the lanai left a lasting impression. We were disappointed with the slow response some maintenance issues. A smoke alarm warning that the battery needed replacement went off on the final night of our stay and the incessant beeping kept us up most of the night and continued the next morning until we left at 10:45 AM leaving us with a negative impression. We have stayed in this unit before and did not have any problems

Perfect location The condo was as advertised. It was we’ll appointed, very quiet,clean, and had a nice view of the pond. The BBQS, hot tub and pool were very close to the condo. And,shopping for food was just short walk. The beach is close by as well. Easy area to get in and out of! We really liked our stay and will rent this condos again!

Great Family Headquarters We enjoyed our stay in this unit. It is spacious and had plenty of room for the four of us. The kitchen was stocked with all the things we normally use including a Keurig and a regular coffee maker. It is decorated in a comfortable, traditional manner and we had options for dining in the dining area at an extra large table or on a nice table for four on the lanai. The bedrooms had plenty of closet space and storage. The bathrooms were bright and clean.<br/>My two favorite things about this place were 1.) the location in proximity to the Resort shopping areas (3-4 minutes walking) and 2.) the extra beach things to utilize with this unit - 6 beach chairs, beach umbrella, bamboo mats, beach towels, 3 body surf boards, several noodles, 2 ice coolers (1 small, 1 medium) for packing lunches and drinks. <br/>In my opinion, the only negative, which really has nothing to do with this unit directly, is the smallish, chilly swimming pool. It is pretty and we still used it daily but it got crowded at times. Life is better at the beach!!

Great Condo We had a lovely visit in Waikoloa. The condo is an easy walk to the beach, shops and restaurants. The condo is nicely furnished and very comfortable. We had colds so didn't get to use any of the beach gear that came with the unit. It is a second floor unit so we did hear the folks in the unit above a couple of times. The cable TV box in the living room was almost unusable for the first 5 days of our stay - we had to use the TV in the bedroom. Then, on our last day it started working correctly (we saw the cable TV repairman in the complex so he must have done something). If we were to come back to Waikoloa we would certainly consider staying here.

Another great vacation at Waikoloa Beach My husband and I just returned home from Waikoloa Beach, where we rented the same Fairways Villa condo for the fourth time. This condo on the second floor of an elevatored building is very convenient for walking to either the Kings or Queens Shopping as well as the Marriott Hotel and A- Bay beach. The condo is beautifully decorated and the bedspreads are new since we were there two years ago. Appliances and cooking utensils are top of the line as well. Kohala Coast Properties handled our lease efficiently. Moreover, they were able to help us in recommending a place to have hubby's computer repaired. Michelle was the agent we dealt with this year but we have also been helped BT Marisa and Alesia in past years. All did good jobs for us. We would highly recommend both this condo and Kohala Coast Properties.

Great Condo I just came back from a one week stay in this condo with my husband and 2 sons. We had a great time. The condo is well-stocked and very comfortable. The location is very good. We walked to the Kings and Queens shops and A Bay beach.

Lovely spot on Kohala coast This was a very nice unit near A'Bay. It was clean and nicely decorated. I appreciated that the owners provided beach chairs & towels, an umbrella, and boogie boards. The kitchen was well stocked as well. We like to cook so finding good knives and cooking utensils is a plus. Would rent again.

Great apartment well located and well priced My second time on the Big Island, having stayed in another condo on Waikoloa Beach previously. Very comfortable, spacious, clean, great bathrooms, well equipped kitchen. Property managers super friendly and helpful. Internet router wasn't working when I arrived - they replaced it immediately. Only downsides were: a few small roaches initially hanging around the kitchen benches - but after a good wipe down and not leaving any dishes in sink, they disappeared; no pool or gym access as enjoyed by many other condos in Waikoloa. However there's so much to do on Big Island this didn't detract from my enjoyment of my stay. I would stay here again for sure.

Family Bliss The unit was far better than we expected. Everything we needed and more. Just a short 2 minute walk to to the Kings Shops. The view over the lake to Kings Shops was beautiful both in the day and at night as lights sparkled across the water. Michelle was very pleasant to deal with.

Excellent Rental Rental is as described if not in better condition. Clean,quiet, comfortable and close to the resort amenities without being in the mega hotel resort.<br/><br/>Unit came with two generous bedrooms and two very large bathrooms. Unit was equipped with beach supplies, like chairs, towels, boogie boards, etc.<br/><br/>Kitchen was in good condition with plenty of pots,pants, dishes, etc that were all in good condition for use. Decor is clean and simple. <br/><br/>I will stay here again next year. The property management was responsive to my questions when I arrived, I was unsure how to open the lock box, but they were quick at getting my what I needed. That is always appreciated!<br/><br/>A very quality vacation unit!

Waikoloa on a budget Waikoloa is beautiful. It's also a very expensive part of the island. Nothing is cheap! So finding a vacation rental that was reasonably priced, central in town and close to the beach was awesome. This condo was swell stocked with all kitchen needs (coffee maker, keurig, blender etc) and beach going necessities (boogie boards, noodles, ice chest, chairs, umbrella) in the second bedroom closet. The condo was beautiful and relatively clean. Make sure you visit Hapuna Beach and we also enjoyed Lava Lava Beach Club (though pricey). Our stay was wonderful and the wedding we attended there beautiful. Thanks for a memorable trip!

Perfect Condo for family of 4 We were so happy with this condo, location-nice and close to shopping centers (Kings & Queens), furniture in the condo was high quality. The condo was stocked with essentials for cooking even spices, some oils. Beach towels, snorkeling gear provided! We will surely book this condo again when we return. <br/>

Fabulous location! Fabulous amenities! We absolutely loved unit O-21 at Fairway Villas. This is our third stay at Waikoloa due to its fabulous location, and this unit has been the best stocked. The kitchen had everything one could ask for. And the amount and variety of beach supplies was amazing! The unit was very clean and well stocked with towels, tp, soap, etc. Beautiful views from the lanai. Especially liked sitting out there at night admiring the lights of the Kings Shops. Pool and gym were super clean and the pool was well supplied with loungers and chairs. Love being able to walk to the Queens/Kings Shops and best of all, Lava Lava Beach Club! Would definitely stay here again!

Great memories of my family ! We really enjoyed our stay in this property. As a first visit to Hawaii, my family had an awesome experience! For a family of five, the space was sufficient, the property was wonderfully clean and the facilities were really nice. With snorkeling gear, surf board and beach umbrella/chairs provided, my three kids spent great time at nicely Hawaii beach. Thank you so much. We will be back :)

Great Condo in Waikoloa Fairway Villas! We absolutely loved our stay and love the Fairway Villas!! Unit O21 is beautiful! The furniture is new and of high quality with a little island flair. The kitchen is well stocked with everything needed for a comfortable stay - coffee grinder, coffee maker, blender, rice cooker, toaster, etc. The king bed in the master bedroom was super comfortable. Although we didn't turn on the TV much, it was nice to have the big flat screen in the living room when we did want to watch the football game. The grounds, pool and hot tub are immaculate and well tended. The Fairway Villas are the best situated condos in Waikoloa Beach Resort. They are an easy walk to the Kings and Queens Shops and to the Marriott and "A" Bay. We also love this location on the Kohala Coast. It is close enough to Kona to enjoy the restaurants and nightlife, a short walk from "A" Bay one of the most beautiful beaches on the island, and a great location for day trips to Hawi, Hilo, Waipio Valley, Mauna Kea, etc. We recommend grocery shopping in Waikoloa Village which is only about 10 minutes away. This was our third trip to the Big Island and our third stay at Fairway Villas.

Fairway Villas for the first time We were pleasantly surprised by the cleanliness of our suite! The unit was equipped with everything that we had expected, and more. We loved the location of it, and the easy stroll to all the shops nearby. We also discovered the beach gear closet, which came in very handy for our week there. We would definitely return again :D

Birthday vacation I have stayed on the Kohala Coast many different time.I will now always attempt to stay at the Fairway Villas first. Marisa of Kohala Coast Properties was extremely pleasant and always right on top of things. The amenities were over and above what we have been accustomed to . A place to go That was my first time on Big Island so I didn't knew where was the best place to rent on the island. I finally stop my choice on Waikoloa Beach Resort and I think that was the best bet! The condo was perfect, nothing to say! It was clean, close to the shopping centre and grocerie. That was good for us since we didn't rent any car. If you go on Big Island, you need a car! There is almost no public transportation. That was the only negative point of our trip. We were absolutely delighted with this condo! My wife and I celebrated our 20th anniversary on this late June trip and found this condo to be perfect! We liked spending time on the lanai just watching the sunsets, and ate out there most evenings. We could walk to nearly everything and the Wailaloa area is so central place for golf and sight-seeing. It was a great trip due in large part because we had such a clean, well-appointed, wonderful place to stay. And YES, we will return!

Great Property Rental We loved our stay at this property and would highly recommend to anyone coming to stay on the Big Island. Our condo was just a short walk to two shopping areas (Kings and Queens). Every morning we took a long walk to the beach and saw whales. There is a swimming pool and a area to barbecue.<br/><br/>The condo is nicely furnished and the kitchen is fully equipped. An excellent value!

Loved this place the second time even more than first My husband, daughter, and I stayed in the same unit at Fairway Villas last year and liked it so much that we returned again this year. We can walk to shopping and the beach and my husband can play golf. When he gets to the 5th hole, we can watch him and take photos. We hope to return to our Waikoloa home next year and will contack Kohala Coast Properties again.

Awesome Condo My husband and I recently stayed in unit O-21 at the Fairway Villas. Our experience from start to end was nothing less than wonderful. The unit was in a fabulous location, steps from walking path to Kings shops and Queen Marketplace. It was such a pleasure staying here that it was very hard to leave. The unit was well stocked with all of the necessities one could want. It was very clean and the management staff was exceptional to work with! I would have no problem recommending this unit to family and friends. We look forward to returning soon!

Paradise Found Everything was perfect and exactly as described. We did not need a thing other than food. The unit was exceptionally clean and attractively decorated. The king size bed and pillows were super comfortable. I really appreciated all of the books on Hawaii's birds, flowers, fishes, and, especially "Hawaii, the Big Island Revealed". The lanai with the couch, table, and chairs was inviting and we spent quite a bit of time there enjoying the breeze and serenity. The pool and jacuzzi were very clean and so relaxing. Our expectations were met and exceeded. We would love to stay here again.

Mother- Daughter Week I have stayed in Waikoloa many times and have always used Kohalacoast properties inc to book my stay. I have never been disappointed.They see to every need and are helpful beyond belief. The property at Fairway Villas was top notch. Beautifully decorated, totally updated and contained every thing you could possibly hope to find from the kitchen,beach equipment,large Lanai and great infinity pool. I would highly recommend this condo and Marissa and Alesia to anyone who wants a carefree vacation. I give it a 10.

Wonderful Stay The condo was in great condition with lots of extras! We especially appreciated the boogie boards available. Only issue was that I don't think the dishwasher works well. Some dishes were dirty. It's not a maintenance issue, I just think that particular model must not clean well. Other than that i would highly recommend.

awesome Everything was AWESOME except...<br/>While the Tommy Bahama bedding was beautiful it was too heavy, so we just wanted to pop a blanket on the bed for our stay. Both the blankets and the mattress-pad supplied were stained (one with chocolate, I worries, they all washed well. The sheets...one set was great, the other was terribly stained (although washed, the stains were still there) but Alesia had a brand new set for us within a day. The mattress (with it's foam top) & pillows could be replaced but were...ok.<br/>Alesia and Marissa went out of their way to assist and satisfy us. If we had told them about the bedroom, i'm sure they would have somehow assisted us there as well. We would definitely use their agency again.<br/>Mahalo and Aloha!<br/>Shirl and Jan Topp

A Fabulous Find With very short notice, a friend and I were truly fortunate to book this condo in such an upscale area. The condo itself was in a quiet location and very well-appointed. It was a short walk to both the Kings Shops, Queens Marketplace, as well as across the street to the Marriott Hotel where most mornings we walked the beautiful beach trail to the Hilton Hotel. It was also within walking distance to the Lava Lava Beach Club where we enjoyed happy hours with entertainment or watched the sunset. We found Waikoloa to be a convenient starting point for some of our day trips on which we explored beaches and other areas of the island.<br/>We would most definitely stay here again!

Home Away From Home in Paradise We were so impressed by this property last year that we stayed here again this year. Again, we found a very clean, comfortable, and well-stocked spacious home-away-from-home. Everything you need for a day at the beach is included: beach towels, chairs, beach bag, flippers, snorkels, cooler and more! Thoughtfully available are games and books about Hawaii's birds, fishes, plants, flowers, trees and The Big Island Revealed. The king-size bed in the master bedroom is very comfortable with high thread count sheets, soft pillows and a firm mattress with a soft top. The kitchen is equipped with EVERYTHING you need. This property is in a terrific location close to the gate and walkway to the King's Shops. The lanai overlooks the King's Lake and golf course. It was the perfect spot for viewing the July 4th fireworks! Fairway Villas has a beautiful infinity pool, spa, barbecue area with several gas grills and workout center. Marisa and Alesia at Kohala Coast Properties are very friendly and great to work with!

Nice Unit - A/C Didn't Work! We only spent one night in this unit as the A/C wasn't working. It seems that the property management folks should check everything in a unit between rentals, to make sure everything is functional. There were 3 remotes for the TV in the living room, with no instructions. It took me about 30 minutes to figure out which remote to use to turn on the TV. Apparently, there was suppose to be a binder with information about the unit but it was missing. The information provided for accessing wifi was incorrect. Both the network and password had apparently been changed, without the knowledge of the property management staff. Attention to detail was clearly lacking in the rental of this unit. The unit itself was very nice, with a good selection of beach equipment. The pool at this complex is very small. The complex is in a good location, as it is very close to both the King's Shops and the Queen's Marketplace. We were upgraded to the Halii Kai, which had pristine grounds and its own beach club.

Issues with the master bedroom AC, mattress and a tripping-hazard sidewalk were all handled quickly and with cheerful professionalism! 1-suggestion: Assigned parking is confusing and it would be of assistance to the guests if the spots were identified by the building 'letter' and the unit number. Apparently, there was suppose to be a binder with information about the unit but it was missing. The information provided for accessing wifi was incorrect. Both the network and password had apparently been changed, without the knowledge of the property management staff. Attention to detail was clearly lacking in the rental of this unit. The unit itself was very nice, with a good selection of beach equipment. The pool at this complex is very small. The complex is in a good location, as it is very close to both the King's Shops and the Queen's Marketplace. We were upgraded to the Halii Kai, which had pristine grounds and its own beach club.

My husband and I just returned home from Waikoloa Beach, where we rented the same Fairways Villa condo for the fourth time. This condo on the second floor of an elevatored building is very convenient for walking to either the Kings or Queens Shopping as well as the Marriott Hotel and A- Bay beach. The condo is beautifully decorated and the bedspreads are new since we were there two years ago. Appliances and cooking utensils are top of the line as well. Kohala Coast Properties handled our lease efficiently. Moreover, they were able to help us in recommending a place to have hubby's computer repaired. Michelle was the agent we dealt with this year but we have also been helped BT Marisa and Alesia in past years. All did good jobs for us. We would highly recommend both this condo and Kohala Coast Properties.

I just came back from a one week stay in this condo with my husband and 2 sons. We had a great time. The condo is well-stocked and very comfortable. The location is very good. We walked to the Kings and Queens shops and A Bay beach.

We absolutely loved our stay and love the Fairway Villas!! Unit O21 is beautiful! The furniture is new and of high quality with a little island flair. The kitchen is well stocked with everything needed for a comfortable stay - coffee grinder, coffee maker, blender, rice cooker, toaster, etc. The king bed in the master bedroom was super comfortable. Although we didn't turn on the TV much, it was nice to have the big flat screen in the living room when we did want to watch the football game. The grounds, pool and hot tub are immaculate and well tended. The Fairway Villas are the best situated condos in Waikoloa Beach Resort. They are an easy walk to the Kings and Queens Shops and to the Marriott and "A" Bay. We also love this location on the Kohala Coast. It is close enough to Kona to enjoy the restaurants and nightlife, a short walk from "A" Bay one of the most beautiful beaches on the island, and a great location for day trips to Hawi, Hilo, Waipio Valley, Mauna Kea, etc. We recommend grocery shopping in Waik

We were pleasantly surprised by the cleanliness of our suite! The unit was equipped with everything that we had expected, and more. We loved the location of it, and the easy stroll to all the shops nearby. We also discovered the beach gear closet, which came in very handy for our week there. We would definitely return again :D

The property was wonderful, and close to everything at Waikoloa. Alesia and Marisa were very professional, and friendly, making every effort to address our requests and questions during our stay. I have stayed on the Kohala Coast many different time.I will now always attempt to stay at the Fairway Villas first. Marisa of Kohala Coast Properties was extremely pleasant and always right on top of things. The amenities were over and above what we have been accustomed to . That was my first time on Big Island so I didn't knew where was the best place to rent on the island. I finally stop my choice on Waikoloa Beach Resort and I think that was the best bet! The condo was perfect, nothing to say! It was clean, close to the shopping centre and grocerie. That was good for us since we didn't rent any car. If you go on Big Island, you need a car! There is almost no public transportation. That was the only negative point of our trip. Do not hesitate, rent with Kohala coast properties at this unit!<br/>Marie Quebec canada

My wife and I celebrated our 20th anniversary on this late June trip and found this condo to be perfect! We liked spending time on the lanai just watching the sunsets, and ate out there most evenings. We could walk to nearly everything and the Wailaloa area is so central place for golf and sight-seeing. It was a great trip due in large part because we had such a clean, well-appointed, wonderful place to stay. And YES, we will return!

We loved our stay at this property and would highly recommend to anyone coming to stay on the Big Island. Our condo was just a short walk to two shopping areas (Kings and Queens). Every morning we took a long walk to the beach and saw whales. There is a swimming pool and a area to barbecue.<br/><br/>The condo is nicely furnished and the kitchen is fully equipped. An excellent value!

My husband, daughter, and I stayed in the same unit at Fairway Villas last year and liked it so much that we returned again this year. We can walk to shopping and the beach and my husband can play golf. When he gets to the 5th hole, we can watch him and take photos. Beautifully decorated, totally updated and contained every thing you could possibly hope to find from the kitchen,beach equipment,large Lanai and great infinity pool.
