RENTAL PROMOTIONS: All offers, discounts or special rate reductions advertised are applicable within the specific stated time frame only. Discounts apply to reservations with arrival dates during the stated promotional period on a first-come, first-serve basis. All listed prices, whether discounted or otherwise, are subject to change without notice. Certain restrictions or limitations may apply. Hawaii taxes and checkout-housekeeping fee will be applied. SECURITY DEPOSIT. Security deposit must be received within 7 days to confirm your reservation. The security deposit will be refunded within three weeks following departure less any expenses for long distance telephone calls, repairs, missing items, damages, or cancellation fees. The security deposit may not be applied to the rental amount. PAYMENT SCHEDULE. Full payment including unpaid security deposit is required 30 days prior to arrival. All payments including security deposit may be paid by personal check payable to the Property Manager. Payments may also be made by the following major credit cards: VISA, MasterCard, Discover. CANCELLATION POLICY. Cancellation fee $50 if cancelled prior to 60 days of arrival. Cancellations within 60 days of arrival are subject to forfeiture of security deposit. Cancellations within 30 days of arrival are subject to forfeiture of full rental payment. A refund will be issued if unit is re-rented at the same rate. If unit is rented at a reduced rate, then the difference will be deducted from any refund you may receive. KEYS AND GATE ACCESS CARDS. Lost or damaged front door keys or project gate cards will be charged at $25 each; lost pool keys up to $50 each. MAID SERVICE: No housekeeping services are provided. A mid-stay cleaning may be requested with advance notice for a fee. SMOKING: All properties are non-smoking. Smoking is prohibited in any unit including the lanai. CHECK-IN/CHECK-OUT TIMES. Minimum check-in time is 3:00 PM. Check-out time is 11:00 AM. Late checkouts may incur an additional charge. Extended stay by authorization of the Property Manager only. Extended stay up to 3:00 PM is subject to half-night surcharge; extended stay later than 3:00 PM is subject to a full-night surcharge. Note: If, due to an unforeseen emergency (such as where the safety of guests might be at risk) or other unusual event, we are unable to accommodate you in the particular unit you have requested we will make every attempt to furnish you with another unit in a comparable size and/or style. The Property Manager reserves the right to enter a unit to address important maintenance issues, inspections, safety matters, or any other concerns. As a courtesy, we will provide advance notice and make every attempt to accommodate guests’ schedules in order to prevent or minimize any disruptions. In the event that the Property Manager is unable to make the rental property available for any reason, guest agrees that the Property Manager ’s sole liability as a result of such unavailability is to provide a full refund of all monies paid under this Agreement, and guest expressly acknowledges that in no event shall the Property Manager be liable for any special or consequential damages which may result from such unavailability.

Perfect stay The first time for me and my husband to stay at the condo and we fully enjoyed. The condo is well cleaned, equipped and spacious for a couple. Peggy was so quick to respond. Easy access to beach, hotels for dinner and shopping. Would like to come back!

Great vacation spot! A perfect location: quiet, spacious, comfortable, well equipped, and with easy access to everything (market, restaurants, entertainment, activities, beach, etc.). Spacious One-Bedroom in a Great Location North of Kona, HI My husband and I are very happy with our recent May-June rental!! We&#x2019;d visited the Big Island on a previous trip, so staying in Kona wasn&#x2019;t a priority...matter of fact, we preferred being farther north because it was closer to a race my husband participated in during our stay. The condo was a one-bedroom but it was very spacious! Rooms were big and beautifully decorated, and the lanai wrapped around the back and side which was great for drinking coffee in the morning. The unit was also well stocked with every appliance and utensil you would need!! It&#x2019;s also I in a gated community and was super quiet...we didn&#x2019;t hear a peep from anyone in units around us. The condowas perfect for our 4-day stay but we&#x2019;d definitely look to rent it again for another, longer visit! We can&#x2019;t say enough how happy we were with the rental and the booking process...Peggy was great at answering questions in a timely matter!! We loved this condo!!

Spacious upper unit with wrap around lanai The unit is very spacious for a couple. Love the wrap around lanai with partial ocean view. The kitchen is well stocked and location is close to all the nice beaches at Hapuna, Mauna Kea, and along the Kohala coast. Will definitely return.
