RENTAL POLICIES

1) Deposit & Payment Policy: The security/damage deposit is due within 5 days of making the reservation. Deposit to be returned within two weeks after rental unit is vacated. Verbal confirmation and total balance is due 60 days prior to arrival.

2) Payment Terms: Check, money order, credit card.

3) Check-in/out: The Guest(s) acknowledges and understands that check-in time is no earlier than 3:00pm and check-out time is no later than11:00am. These times are strictly enforced and charges may be accessed if prior approval has not been granted. If you desire a late check out please contact our office after arrival. We are very willing to accommodate you up to 3:00 pm at no charge if the unit is available. Late checkouts may be guaranteed in advance for a half day rental fee.

4) Occupancy: Use of premises shall not be such as to disturb or offend neighbors or residents. No house parties or wedding receptions are permitted. In the event a party is reported, the Agent has the prerogative to terminate the Rental agreement and to ask disruptive Guests to vacate the premises without refund.

5) Information: Information regarding individual listings is believed accurate but cannot be guaranteed. Guest(s) inspection of the premises is encouraged.

6) Supplies: A start up amenities package provided for our guests includes: dish, automatic dish washer and hand soap, a limited supply of toilet paper, paper towels and laundry detergent. Any supplies beyond the initial start up amenities package provided by the Property Manager are to be supplied by the guest.

7) Access to Property: Access code to Property will be sent with Arrival Package one week before Arrival.

Great Staycation This rental was exactly as described and more...Beautiful! It was furnished with everything you would need - fully stocked kitchen, a lot of towels, beach accessories and even a washer/dryer. Very convenient, comfortable and exceptionally clean. Our family thoroughly enjoyed our stay (and the pool for an evening dip)even though we were out and about most of the time. It never felt too small especially with 7 of us in the rental. Mahalo to Wayne and his staff, we will definitely be coming back for another stay at Kulalani #405.

Perfect family spot The condo was immaculate, well furnished and perfect for our family of 7. It was spacious and very comfortable. Sofa bed in the living room was a nice option. <br/><br/>Viking grill was great and the unit had a nice view of the golf course. <br/><br/>We appreciated the beach amenities in the garage - mats, umbrella, boogie boards, chairs, snorkeling gear - everything we needed to enjoy our time at the beach. <br/><br/>The Beach Club was about a mile away so it was a great spot to have a drink or grab a quick meal. Beach there was perfect for the little ones - mellow waves. Staff was very nice. <br/><br/>Location is great as our 2 favorite beaches are within 20 minutes. <br/><br/>Overall, it was the perfect place for our family trip. We would definitely stay here again.

Paradise! Going back to Hawaii for the first time since our honeymoon, our family could not have had more relaxing, serene accommodations. Wayne was extremely responsive to our needs. Highlights were enjoying coffee on the lanai every morning while listening to the breeze move through the palm trees. It was the perfect way to start our days. We loved the convenience of the well equipped kitchen and enjoyed cooking meals to start our adventures or at the end after a long day exploring. Despite the Lava Man triathlon taking place part of the time we were there, the property was quiet, comfortable. Very well equipped - anything you could need for a day at the beach was readily available. The recommendations that were left by the management company about where to go and what to do were spot on! We spent nine days exploring and were able to see Volcanos National Park, South Point (green sand), Punaluʻu Beach (black sand), attended a luau, ventured down into Waipi'o valley, whale watching, a fantastic lunch at Merriman's (a must see), and a whole lot of beach time! The Blue Room Brasserie & Bar (at the Shops at Mauna Lani) had delicious food!<br/>We cannot wait to visit again to soak in some more of the island. Mahalo to Wayne and his staff for a job well done!

Very nice place to stay Very nice place to stay. Clean, comfortable. The kitchen and bathrooms were spacious and even luxurious. Management company great to work with. Any issues we had they came right away and addressed them. The location near a golf course was beautiful although we are not golfers. The green lawns and landscaping was beautiful for us Alaskans. We loved the location so close to the pool and hot tub facilities. The only negative for us was the gardeners made a lot of noise with their leaf blowers and lawn mowing, so it wasn't as quiet as we had hoped but it was not unbearable. Also the neighbor was a smoker so often times while we were outside, we could smell smoke but it wasn't a constant. The outside BBQ and patio was lovely and we used it quite often. I would not hesitate to recommend this condo.

Staycation on Hawaii Was a wonderful vacation. Kulalani was absolutely gorgeous. The swimming pool and area was beautiful. Our stay was like living in a second home on a luxury resort. We loved #405. Had everything we needed for a great vacation. Was well equipped, conveniently located and a perfect space for our family. Can't wait to return.

Family Fantasy Vacation!! This was our second stay at this home. The first time was for my honeymoon and the last stay we were able to bring our blended family of 3 adult children and 1 granddaughter. It worked out so great! Every morning we would either hit the gym on the property or go for a run. Have a breakfast at the house then either shop, hit the beach or hike and the location is perfect for whatever we chose to do. It was beautiful inside and out and it makes a strong consideration to make this a permanent vacation spot for our family.

WONDERFUL STAYCATION We had an amazing stay and best weekend staycation thanks to Wayne and his wonderful property. It was very well equipped with everything in the garage including snorkel gear, boogie boards, bikes, helmets. The kitchen was also fully stocked. We stayed with another family and together 4 adults and 4 keiki had a wonderful time.

Perfect We (a family of 5) spent 10 days here in April. The place is large and beautiful, very quiet, overlooking a golf course. The town house has everything you may need, from fully stocked kitchen and good wireless internet connection to bikes, several sets of snorkeling gear, boogie boards, umbrellas, insect repellent (for when you decide to go to the other side of the island), etc etc etc. It is conveniently located, the shopping plaza in 2-minutes drive has an excellent food store with good selection of fruits, wine, poke, ice cream, etc. The beach club beach has great snorkeling, and had quiet waters even when other beaches were choppy.

Great condo This was a great condo for our week stay on the Big Island. We had 2 adults and 3 kids. The condo was very well equipped with everything you could need including boogie boards, and snorkeling equipment.<br/><br/>We have stayed in various rentals through VRBO and others, and this was the best equipped condo we have rented to date. The kitchen had everything you could need, the TVs were all up to date, the bathrooms had plenty of towels - everything was perfect.<br/><br/>The location is good for many activities on the island.

Wonderful stay near Mauna Lani resort! Just got back from a Christmas holiday on the Kona Coast. We had 2 familes of 4 stay in this very spacious, super clean and well-stocked townhouse. It was perfect for our group of 8. Huge, open kitchen with every gadget you could imagine. Beach access to private Mauna Lani beach club. Snorkel gear & water gear that we borrowed. Beautiful gym and 2 pools. Manager was always a phone call away if we had to figure out how to use something. LOVED IT!

Kulalani at Mauna Lani 405 - Did the job We tried to find a place with water view, but all were booked. so took this place. It was well equipped and comfortable . Had a covered outdoor porch that faced a tranquil setting of manicured tropical trees and plants. Singing birds and quiet. Everything worked well and lacked for nothing. Even had snorkel gear and beach towels. Had card access to the Hotel beach, which was nice for one afternoon.

Great Stay at Kulalani #405 Our family of 4 had a fantastic stay at this very well appointed and conveniently located town home at Kulalani. The dual twin beds in each of the guest bedrooms would make it great for a larger family as well.<br/><br/>Beautifully and peacefully situated on the golf course, also only a building or two away from the pool, and close enough to walk or bike to the shops / grocery.<br/><br/>The furnishings are very comfortable, kitchen had everything we needed, and plenty of beach toys (and bikes!) in the garage. The whole experience was very relaxing, and great with our two small-ish (3 and 7) kids. <br/><br/>Wayne Twitchell @ Kona Sunsets was very helpful and responsive. We would definitely rent this place again.

Beautiful 3 BR / 2.5 BA Kulalani Townhome with fabulous amenities at the prestigious Mauna Lani Resort.. Welcome to our beautifully appointed town home at Kulalani, located at the prestigious Mauna Lani Resort on the Big Island of Hawaii. Kulalani is one of the newest developments in Mauna Lani and boasts the largest and best pools and workout center in the area.

Our spacious 2 story townhome is an end unit with 3 bedrooms and two and a half baths. The master suite is located on the ground floor with a luxurious en-suite bath consisting of an oversized walk in shower, double sinks, Jacuzzi bathtub, and a large walk in closet. Sliding glass doors open to a separate private lanai.
Two upstairs bedrooms have two twin beds that can be converted into King beds. Upstairs has a shared bathroom with a tub/shower combination. All of the bedrooms have high-definition TVs with cable and DVD players with the ability to stream movies from Netflix, Amazon and Hulu.
The well-appointed gourmet kitchen has GE Profile appliances, European plantation style cabinetry, and granite counter tops. The spacious living area with newly purchased furnishings has a table for 6 as well as 6 bar stools. The great room opens to a wrap-around covered lanai with outside dining for 6, Viking BBQ, wet bar, and cabinetry. A great place to relax in a quiet atmosphere of tropical landscaping and soft mountain & ocean breezes.

From our townhome you are steps away from Kulalani’s two acre common area - with the best amenities features of any complex in the resort. There are two pools - one an adults-only three lane lap pool and the second a stunning lagoon style pool that meanders amongst palms & local flora, two hot tubs, and a state of the art fitness center with cardio equipment, weight machines and free weights. The fitness center houses separate his & her locker rooms, restrooms and showers. There is an owner/guest pavilion with a BBQ, refrigerator, wet bar, tables and sofas for group functions - that can be reserved.

Centrally located, Kulalani is just minutes to the Mauna Lani Shops for shopping and dining. Included is a great Foodland Farms grocery store, Ruth Chris Restaurant, Monstera Sushi restaurant, a Tommy Bahamas store & restaurant and a newly opened organic/vegan/gluten free cafe.
