RENTAL RATE INCLUDES: Property rental for a maximum of : 4 for 1 bedroom_&_ 6 for 2 bedroom & 8 for 3 bedroom__occupants dand check-in service at the property. ADDITIONAL CHARGES/NOT INCLUDED: The rental rate does not include security/damage deposit,transfers, baggage handling, maid service, chef service, food, beverages, personal laundry service, extra person charges, excessive out-cleaning charges or any other items or services not specifically listed in this agreement.SECURITY/DAMAGE & INCIDENTALS DEPOSIT: In addition to the rental charges this property requires a security/damage guarantee, to assure payment for damages exceeding normal wear and tear, excessive cleaning costs, long distance phone charges and any other items which may be charged to the guest’s incidentals account during occupancy. This deposit can be made in the form of a Credit Card Authorization, in lieu of cash payment. If no Credit Card Authorization is on file, a $500 cash deposit must be received 60 days prior to arrival, or when Final Payment is made. This deposit will be held as a security deposit for 14 days at which time it will be changed to an incidental deposit balance to be refunded within 45 - 60 days.
RESERVATIONS & PAYMENTS: A reservation is being held for the dates specified above. We must receive a signed copy of this completed Rental Agreement, and the applicable deposit/payment, by thedate shown below or the reservation will automatically be canceled. We must receive the $500 deposit and 50% of rental amount within seven business days by a check, or credit card. Reservations require 50% due upon booking and the remaining balance due 60 days prior to arrival.$500 refundable security deposit due upon booking to reserve dates requested. ACCEPTANCE & PAYMENT TERMS
You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
FAILURE TO MAKE FINAL PAYMENT ON A TIMELY BASIS WILL RESULT IN PROPERTY MANAGER HAVING THE RIGHT TO CANCEL YOUR RESERVATION WITH THE INITIAL DEPOSIT PAID 100% NON-REFUNDABLE IN KEEPING WITH OUR NO-CANCELLATION POLICY, TO WHICH YOU AGREE TO BY SIGNING THIS AGREEMENT.
NO-CANCELLATION AND NO-REFUND POLICY
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, YOU MAY NOT CANCEL YOUR RESERVATION AT ANY TIME ONCE THE NON-REFUNDABLE DEPOSIT IS SUBMITTED AND YOU AGREE TO THE TERMS & CONDITIONS OF THIS AGREEMENT. Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
The Property Manager strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

LIABILITY: The Property Manager or its employees, subagents or assigns, (hereafter jointly and severally referred to as Agent) acts only as a marketing agent for the property Owner, and other suppliers providing accommodations, property management, and guest services. Agent does not own or manage any property offered for rental and does not exercise control over or have direct supervision of the respective owners, managers or service providers. If accommodations or services must be substituted for any reason, Agent, Owner and Manager will act in good faith and use their best efforts to substitute accommodations or services of a type comparable to those originally contracted and that are acceptable to Guest(s). Agent, Owner or Manager, upon just cause, reserves the right to refuse or discontinue service(s) to any person(s) and/or to rescind any contract for accommodations or guest services.
INDEMNIFICATION & RELEASE OF LIABILITY: The undersigned Guests/Occupants understand andacknowledge that the Owner, Manager or Agent is not responsible for loss, damage or theft ofGuest’s/Occupant’s personal property and that they bear the financial responsibility for the rentalcontracted for loss, damage or theft of guest’s, occupant’s and invitees’ personal property and formalicious, negligent or incidental damages to the property by any occupant(s), guest(s) or vendors(s)invited onto the property and are the only occupants with legal standing in any matter(s) of dispute orlitigation which might arise pursuant to, or in consequence of, any accommodations or services providedor as substituted under the rental agreement. Guests/Occupants acknowledge and agree that Agent,Owner or Manager shall not be held liable for any loss, expense, damage or claim for injury whetherdirect, indirect, consequential or otherwise; whatsoever or howsoever caused or incurred; whether arising in contract
or otherwise in law or in equity as a result of the rendering or the services or accommodations as herein described or as substituted and including, without restricting the generality of the foregoing, the result of any delay(s), substitution(s), rescheduling(s) or change(s) in the provision of accommodations or services by Agent, Owner or Manager or by reason of military actions, revolution, acts of God, or by agents, employees, subcontractors, servants or third parties whatsoever in supplying any of the accommodations or services as described herein or as substituted.

Wonderful stay The view of the volcano behind the place was delightful. The home was very nice. The upstairs shower in the master bedroom was very popular, and everyone ended up using that one (kids and grandparents felt more confident about not slipping and falling in the walk in shower with the giant shower head). Given the popularity, I do wish there was a door on the bathroom to give it some privacy from the bedroom. There was ample gear for playing in the yard, at the beach, and snorkeling. We had a lovely time here.

Lovely villa! Everything was excellent. The villa was in a nice resort and very spacious, clean and well maintained. We were 6 adults and had all amendities needed. We enjoyed the terrace and BBQ. Big Island Film Festival Retreat Producing the Big Island Film Festival is a very busy five days. Being on site at The Mauna Lani makes it so much easier. This condo was a beautiful retreat from which to work & recharge. Our only issue was the lack of cell phone networks in the area. We found communication with patrons and filmmakers difficult. Something to think about.

40 yrs of times spent on the Big Island living or visiting Unit was functional. New BBQ was excellent. Upstairs rugs were worn and stained, but clean. Beach accessories were minimal. Beds were ok but master was a bit soft. Kitchen and LR were great. My chief complaint and a deal breaker were the "owner neighbors ". Would not recommend this unit to anyone with families. A1 "Man"next door was an arrogant AH. Several owners on this block were very stuck up, renter owner riffs it seemed. Been coming to Hawaii for a long time and this was the first uncomfortable experience. Owner in A1 accomplished his goal, I won't be back to Mauna Lani. Never had this feeling anywhere in Waikaloa or Hawaii before. Put a real damper on our family Thanksgiving. Feel sorry for the owners of this unit, to have such a "male" neighbor. My son and his wife would expand on this if room allowed.

Fabulous Vacation Rental! We had a family vacation and took along 3 teenage friends of our son. We went swimming and snorkeling, helicopter ride over the volcano, went to black sands beach to see the turtles. Boys jumped from the cliffs into the ocean. We loved the house - super clean, great grocery store 5 mins drive from the house on the resort. Best time was watching the herd of goats romping accross the golf course in the evenings!! One of our best vacations in Hawaii - would for sure do it again!

Beautiful Villa Such a great place, very quiet. Lots of room for my husband & I , our daughter & husband & our grandson. Everything is already there to cook & clean with<br/>The only thing was we couldn't walk to a beach but the private beach wasn't far & was beautiful & very clean. We spent a lot of time touring the island.

B-5 Golf villas The unit was very clean and free of ants. The sheets in master bedroom really should be replaced. An extra roll of paper towels in kitchen would have been nice. Otherwise, very good stay.

B5 Unit - Golf Villas Mauna Lani The Golf Villas complex is beautiful and very well maintained. The B5 unit is nicely furnished and in great condition, wonderful location being an end unit. We enjoyed our stay for 12 nights. A few items were missing (cooler, umbrella) which the rental rep brought over immediately. <br/>The bbq grill needs to be replaced as it is old and knobs are not readable. Can be dangerous.<br/>The bathrooms were a bit dirty and we cleaned them. When we mentioned this to the rental rep who asked about the condition of the unit, she was very apologetic and enthusiastically offered a bottle of wine. Although we did not expect any compensation, the wine never showed up which was a disappointment of their gesture.<br/>Overall, we had a wonderful stay in this unit.<br/>

Great Home Base on a Magical Island Overall, the property was spacious, clean, and easy to access and make a home-base. The management company was easy to work with and they had a binder on the counter that explained the 'ins & outs' of the "villa" and the area. The pool was a little small (compared to a 'resorts') but the kids were thrilled and found plenty to keep themselves entertained. The local 'cove' beach was easy drive and had rentals, food, and so forth. We rented a kayak and saw 'whales' tales & splashes. It was was a close (10 min) drive as well to Hapuna State Beach and the Mauna Kea which were both EXCELLENT beach spots. The little grocery store and shops in the complex were great for quick gets but I drove up to Waikaloa (sp?) for my big grocery run. It was nice to come home at the end of each day to the clean, comfy villa and pour a glass of wine, grill up dinner and kick my feet up. The kids loved playing out back by the golf course and one day (since my husband had the car), I walked with all 3 kids down to the local/cove beach and it took about 20 minutes at most. Perfect rental for a family gathering. The Mauna Lani B5 Golf Villa was a lovely unit with ample space for our extended family to get together and have a relaxing vacation. There were lots of little extras that made you feel at home. The kitchen was well stocked; the "beach toys" closet had everything that we needed; beach towels were plentiful; a useful guidebook to the island helped us plan many of our outings. The unit was very clean and had lovely, calming views. I also felt like it was a very good value for the price. We had a wonderful stay here and would certainly consider returning.

Mauna Lani Condo was lovely This condo was lovely, beds were very comfortable, kitchen had most everything we could want. Located in a quiet complex with beautiful views of the mountains and surrounded by beautiful beaches to choose from. Pool was very close but not so close as to be bothered by any noise. We loved staying there. Only a couple of small complaints/suggestions. The dinner plates do not fit in the dishwasher well and fall over. I was afraid I was going to break them and so had to hand wash them. The downstairs TV we never were able to use b/c we couldn't figure it out even with the directions given. Upstairs TV was fine. When we arrived it was late and dark and we had a difficult time finding the correct unit. Better markings by the roadside or even garage would be beneficial. These things would not keep us away from a second visit though. LOVELY and comfortable.

THE PERFECT VACATION The condo was delightfully decorated and IMMACULATE! It contained everything we needed, including beach toys for the kids. We were especially grateful for the filtered drinking water at the kitchen sink. We have stayed at the Golf Villas many times and keep coming back because of the terrific setting, the beach club, the lovely and never crowded pool, the opportunities for satisfying walks, the convenient and well stocked Foodland, the friendly folks at Kimobean, etc. This condo, in particular, is very special. :)

A wonderful place to stay! I feel like this is a not just a place to stay, it is truly a home. I came over to Hawaii because my godson played there for the University of Washington Huskies golf team. All of my friends and my son really enjoyed this gorgeous property and played on the beautiful golf courses nearby. I would love to return in the near future. This will be a place that I would be happy to come back to!

Beautiful serene location We really enjoyed our stay at the Golf Villa. There is ample space to sit outside in the mornings and watch the golfers on the nearby tee. The beds were very comfortable. We did not use the beach gear, but there seemed to be quite a good assortment available for kids and adults alike. The entire complex was very quiet and folks seemed to be friendly. We hope to return soon.

Fantastic stay! Stopped for one week. Had a fabulous time. The rental was clean and spacious and had everything you needed. The kids loved all the space and we weren't theren top of each other like staying in a hotel. Barbecue was a bonus and had a few meals outside. The view from the bedroom was amazing! Would highly recommend. Don't waste money on a hotel book this.All it needed was its own pool but the one which was 100 yards away was a good backup. We were in there on our own most of the time. Couldn't fault anything

Great holiday Condo was clean and well equipped with everything we needed to prepare our meals as we prefer to eat in for most of our meals. We were disappointed that the barbeque we were expecting to be able to use was no longer at the condo and after speaking with the property management people they gave us a small refund. It was nice to be able to use the beach items and having beach towels available was great, less stuff to have to pack when you come. Pool was nice although one day was a bit cloudy. We were lucky to have a calm day at the private beach where there is great snorkelling. All in all we had a good experience at this condo and would recommend to others as well as come back here again.

Golf villa with your own chipping and putting green! Backs right up to a green on Mauna Lani North Course, so after everyone has passed through late in the afternoon, you can go out and chip and putt! Fun! Very short drive to great grocery store and shopping area, so it's very easy to cook at home and save lots of money. Spacious, comfortable condo with several flat screens and in-unit free wireless. Excellent BBQ out back.

Paradise at Its Best! We loved the Golf Villas - very friendly people staying and living there. The grounds are beautiful and well kept. Our location was perfect, looking out at Mauna Kea every morning! We thought the golf was overpriced compared to other golf courses in the area. We enjoyed our stay very much.

never again. the master bath shower was not dripping, but running all through the day and night. when it was repaired 5 days later, they also unclogged the drain by removing a huge clump of hair. the unit had outdated and incorrect informatin about the place, wrong internet connection, had no directions for lighting the grill, where the garbage should be taken, no map of the property, etc. we handwashed the dishes because the dishes and glasses on the shelf were dirty. we called the contact person, she was upset we interrupted her family dinner, and she yelled "....i am not your mother!" very unsatisfactory service in a nice property.<br/><br/>christine's mother, mary zelesnik

Happy campers! We have some health issues and were pleasantly surprised by the built in water purifier and environmentally-friendly cleaning supplies used in the condo. Very clean, great location, quiet neighbours and a great view of the mountains, especially in the morning when the sun comes up. The Owner's Beach Club was a daily treat. Hope to stay there again the next time we return.

The view of the volcano behind the place was delightful. The home was very nice. The upstairs shower in the master bedroom was very popular, and everyone ended up using that one (kids and grandparents felt more confident about not slipping and falling in the walk in shower with the giant shower head). Given the popularity, I do wish there was a door on the bathroom to give it some privacy from the bedroom. There was ample gear for playing in the yard, at the beach, and snorkeling. We had a lovely time here.

Unit was functional. New BBQ was excellent. Upstairs rugs were worn and stained, but clean. Beach accessories were minimal. Beds were ok but master was a bit soft. Kitchen and LR were great. My chief complaint and a deal breaker were the "owner neighbors ". Would not recommend this unit to anyone with families. A1 "Man"next door was an arrogant AH. Several owners on this block were very stuck up, renter owner riffs it seemed. Been coming to Hawaii for a long time and this was the first uncomfortable experience. Owner in A1 accomplished his goal, I won't be back to Mauna Lani. Never had this feeling anywhere in Waikaloa or Hawaii before. Put a real damper on our family Thanksgiving. Feel sorry for the owners of this unit, to have such a "male" neighbor. My son and his wife would expand on this if room allowed.

Producing the Big Island Film Festival is a very busy five days. Being on site at The Mauna Lani makes it so much easier. This condo was a beautiful retreat from which to work & recharge. Our only issue was the lack of cell phone networks in the area. We found communication with patrons and filmmakers difficult. Something to think about.

We had a family vacation and took along 3 teenage friends of our son. We went swimming and snorkeling, helicopter ride over the volcano, went to black sands beach to see the turtles. Boys jumped from the cliffs into the ocean. We loved the house - super clean, great grocery store 5 mins drive from the house on the resort. Best time was watching the herd of goats romping accross the golf course in the evenings!! One of our best vacations in Hawaii - would for sure do it again!

The Golf Villas complex is beautiful and very well maintained. The B5 unit is nicely furnished and in great condition, wonderful location being an end unit. We enjoyed our stay for 12 nights. A few items were missing (cooler, umbrella) which the rental rep brought over immediately. <br/>The bbq grill needs to be replaced as it is old and knobs are not readable. Can be dangerous.<br/>The bathrooms were a bit dirty and we cleaned them. When we mentioned this to the rental rep who asked about the condition of the unit, she was very apologetic and enthusiastically offered a bottle of wine. Although we did not expect any compensation, the wine never showed up which was a disappointment of their gesture.<br/>Overall, we had a wonderful stay in this unit.<br/>

Overall, the property was spacious, clean, and easy to access and make a home-base. The management company was easy to work with and they had a binder on the counter that explained the 'ins & outs' of the "villa" and the area. The pool was a little small (compared to a 'resorts') but the kids were thrilled and found plenty to keep themselves entertained. The local 'cove' beach was easy drive and had rentals, food, and so forth. We rented a kayak and saw 'whales' tales & splashes. It was was a close (10 min) drive as well to Hapuna State Beach and the Mauna Kea which were both EXCELLENT beach spots. The little grocery store and shops in the complex were great for quick gets but I drove up to Waikaloa (sp?) for my big grocery run. It was nice to come home at the end of each day to the clean, comfy villa and pour a glass of wine, grill up dinner and kick my feet up. If you are a serious beach bum we have everything you need for that as well. Coolers, boogie boards, umbrella's, towels and a few sand toys. Just bring your suit and sunscreen. (There is usually some of that too)

The Shops of Mauna Lani has some great dining options. Tommy Bahama's, Ruth's Chris and not to mention the fabulous restaurants the Orchid and Mauna Lani Bay Hotel have to offer. About 10 minutes away is more dining and shopping at the Waikoloa Beach Resort.
