Our spacious family villa has just received over 30K in updates and additions in 2020 - 21. It features 3500 square feet of luxury living space with 6 bedrooms and 4 bathrooms which can accommodate 16 comfortably. Our private villa also offers a screened in swimming pool with hot tub and a covered patio area. You can BBQ on our gas grill while watching the kids swim in the pool. Our villa is located in the Reserve section of Windsor Hills, a gated resort. Windsor Hills resort offers a lagoon style pool with a large waterslide, hot tub, game room, fitness center, movie theater, convenience shop, basketball courts, sand volleyball court, 3 themed playgrounds, putting green and tennis courts. Our villa is located 5 minutes from Walt Disney Theme Parks and minutes from Sea World, Universal Studios, Legoland, golf and many other popular Florida attractions. Windsor Hills offers discount tickets to theme parks and a shuttle service.

Payment Methods
For payments made via credit card and/or Paypal, there is a 3.50 percent surcharge. PayPal, Money Order or Cashiers Cheque, Direct Bank Deposit, Cash, Personal Cheque. (Available for guests booking 60 or more days prior to arrival) , Venmo, Zelle
Booking Deposit
The booking is confirmed with a non-refundable fee of 500.00 USD.
Payment Balance
Balance of payment is due 90 days prior to arrival. For a "Long Term Stay", the above payment balance policy is different and should be discussed with the owner.
Cancellation Policy
Cancellation 90 or more days prior to arrival, all payments (less a 500.00 USD cancellation fee) are refunded.
Security or Damage Deposit
A refundable security/damage deposit of 750.00 USD is due 30 days prior to arrival. When warranted, the deposit (or portion thereof) is refunded within 14 days of departure.

Quiet Time Policy
The quiet time is from 11:00 PM To 07:00 AM
Smoking Policy
Smoking/Vaping is not allowed inside or outside (applies to all occupants & guests).
Children Policies
Children of all ages are welcome. Children under the age of 16 must be supervised at the pool/hot tub. A security deposit of 750.00 USD is not included in any calculations for the 'Total Rent' or 'Booking Notice'.
Pet Policy, Deposit & Fees
Pets are not allowed due to bylaws/regulations/policies. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.
Cleaning on Departure
A fee is charged for Cleaning on Departure One-time fee of 250.00 USD for stays of any number of nights or occupants.
Parking
Parking is free.
Pool Heat Policy & Fees
A fee is charged for pool heat. Fee is 30.00 per night based on 1 night or 195.00 per week. A guest must request this optional service.
Group & Min. Age Policies
There are group or minimum age requirements. Adult guests must be 25 years or older., Allow groups of families or couples., Maximum of 10 adults and 6 children.
Cleaning During Stay
There is no cleaning/maid service available.
