Large single storey house with big garden, located in a quiet subdivision of the Mixe forest, away from the crowds, ideally located close to the Atlantic Ocean, just 10 km from Cap de l'Homy, 15 km from the famous Contis plage, 25 km from Mimizan, 14 km from Léon, 18 km from Moliets and Maa. The amazing Dune du Pilat in Arcachon is about 1,5 hour drive, same for Bayonne & Biarritz. Lots of things to see and do : surfing, kayaking, cycling, etc. The village of Lit-et-Mixe is 4 km away, with all shops, supermarket, market and restaurants, bicycle rental.
House area: 104 m² - Garden area: 1000 m² Kitchen open on large living room: 65 m² - 2 bedrooms of 12 m² each with cupboards - 2 bathrooms (1 large with bath and WC + 1 small with shower and WC) 1 Cellar. Free Parking 2 cars in the garden, more in front of the house on the street. Sleeps 6 max: Bedroom 1: 1 queen size bed (200 x 160) Bedroom 2: 1 double bed (190 x 140) Living room: 1 single bed 190 x 90 + 1 floor mattress 190 x 90. Equipments: Fans, Washing machine, fully equipped kitchen equipped (Microwave - Oven - plancha, dishwasher, ...). Garden tables and chairs. Wireless WIFI (Hotspot) - TV: No - Swimming pool: No - Bed and bathroom linen: NOT PROVIDED (rental possible on demand for 15 € per room per stay) => please bring your own towels, pillowcases, fitted sheets and flat sheets, towels, kitchen clothe. Linen provided: pillows, mattress protector, duvets + blankets Arrival: from 4 p.m. - departure before 10 a.m. Non-smoking house inside.
Animals : Allowed except in bedrooms, on beds, on sofas. If cats, please watch out for claws.
Caution deposit 500 euros on arrival, returned within 8 days after departure.

Terms And Conditions
Booking Deposit
The booking is confirmed with a deposit of 50 percent of the rent. Long Term Stay booking is confirmed with a deposit that is 30 percent of the rent.
Cancellation Policy
Cancellation before 14 days of arrival : Cancellation is free of charge - deposit is refunded
Cancellation within 14 days of arrival : the booking deposit is non-refundable.
Payment Methods
No fees are charged for credit card processing. Direct Bank Deposit, Cash.
Payment Balance
Balance of payment is due 14 days prior to arrival. For a "Long Term Stay", the above payment balance policy is different and should be discussed with the owner.
Security or Damage Deposit
A refundable security/damage deposit of 500 EUR is due on arrival. When warranted, the deposit (or portion thereof) is refunded within 8 days of departure. Long term rentals may be subject to a larger deposit.
Check In/ Out Times Policies - Property Access
Check IN: 04:00 PM Check OUT: 10:00 AM Flexible Check In/Out times are possible, depending on outgoing/incoming guests. Because there is key-less access, you may arrive as late as you wish. Guest to notify owner of their expected arrival and departure time.
Quiet Time Policy
The quiet time is from 10:00 PM To 08:00 AM

Smoking is allowed, but outside only.

Children of all ages are welcome.
Group & Min. Age Policies
