Ocean Dunes is an oceanfront, 84 unit complex located on South Forest Beach "The Best Beach" on Hilton Head Island.

The villas at Ocean Dunes are professionally managed by Vacation Time of Hilton Head and are best rented directly through our website.

Newly renovated in 2013 and beautifully decorated, this two bedroom, two bathroom villa has a full sized kitchen and a combined living room/dining room area. The master bedroom has a queen bed, the second bedroom a pair of twin beds and there is a queen sized sleeper sofa in the living room.The balcony off the living room area has a direct view of the ocean.

Each unit in Ocean Dunes has wireless internet service.

The Ocean Dunes oceanfront pool is now a heated pool which will be open seven days a week all year long. The temperature will be set to 82 degrees, that is the industry standard. The pool hours are from 9AM till sunset.


Ocean Dunes is located on the south end of the island along South Forest Beach Drive and a short distance from Coligny Plaza and the Coligny Beach Park. The Ocean Dunes complex is an oceanfront property that is situated approximately 70 yards from the ocean.

Guests also have access to the Hilton's Oceanside Bar and Grill and Starbucks.

Cancellation Policy

CANCELLATION POLICY:
Reservations of four (4) days or more must be cancelled Thirty (30) days prior to Arrival for refund. Reservations of three (3) days or fewer must be cancelled 2 weeks prior to Arrival for refund. All cancellations will be subject to a $75.00 cancellation fee, any processing fees associated with the reservation are not refundable. All reservations are made subject to strikes, failure to vacate, or causes or conditions beyond our control.

Rental Policies

GENERAL POLICIES
This agreement does constitute a contract between the Guest , Vacation Time of Hilton Head, and the Owner of the property.

AGE REQUIREMENTS
All guests (other than a family checking in) must be at least 25 years old. In the case of married couples at least one of the individuals must be 21 years of age. The individual signing the rental agreement must occupy the accommodation the full length of the rental term.

DEPOSITS
A deposit of 50% of the rental rate is required on all reservations. We do require the deposit be paid by personal check, credit card (3% processing fee) or money order on all reservations made 21 days, or greater, prior to the arrival date. Any reservations booked less than 21 days prior to arrival will be guaranteed by credit card.

CANCELLATION POLICY

CHECK-IN TIME
Check-in Time begins at 4:00 p.m. Plan to arrive for your accommodation no earlier than 4:00 pm. We make every effort to ensure your accommodations are ready by 4:00 pm., but cannot absolutely guarantee it. Our office is open for check-in until 5:30 pm. Late arrivals must make arrangements for a late check-in by phone on the day of arrival by 4pm.

CHECK-OUT TIME
Check-out time is 10:00 a.m. Check-out time is strictly enforced due to the time needed to clean and inspect the villas for the next arrival. All keys must be returned to our office upon check-out at which time your credit card imprint for your key deposit will be destroyed.

KEY DEPOSIT
A credit card imprint is required as a key deposit on all check-ins. The imprint will be destroyed upon returning all keys signed out to the registration desk. A locksmith fee ($65-$100) will be charged to re-key the lock of any unit for which the keys are lost or not returned.

NO SHOW AND EARLY CHECK-OUT POLICY
There will be no refunds for "no shows". Early check-outs may be prorated and refunded depending upon the situation and at the management's discretion. It is understood that each property and its furnishings are privately owned and The Vacation Time of Hilton Head acts as sole Agent for the Owner. Please do not remove items from the property or change the location of the furniture that belongs to the owner. If furniture is moved or damaged, you will be responsible for any charges incurred in returning it to the proper location and condition.

PET POLICY
Pets are not permitted in most of our accommodations. This policy is strictly enforced. If you are found in violation of this policy you will be asked to remove the pet or vacate the accommodation without refund. There will be a penalty fee of $150 added to your bill.

OCCUPANCY
The guest agrees not to exceed the maximum occupancy for the accommodation described on his confirmation (babies requiring a crib are the only exception in the occupancy count).

MAID SERVICE
The accomodations are cleaned before and after your arrival. Mid-week maid service is available upon request at an additional charge.

LINENS AND INITIAL SET UP
We do furnish the initial linen set-up (two sets of towels per person) in all accommodations. It will be your responsibility to maintain the linens during your stay. Additional linens are available upon request at an additional charge. Our linens are leased from an outside company and they are inventoried. Guests will be accountable for any lost or damaged linen. We furnish standard hotel towels only. Beach and pool towels are the responsibility of the Guest. A start up amenities package provided for our guests includes: automatic dishwasher and hand soap, a limited supply of toilet paper, kleenex and paper towels. Any supplies beyond the initial start up package are to be supplied by guest.

SMOKING
Smoking is not permitted inside our accomodations. You may smoke on the balconies or patios. Please use ashtrays to extinguish your smoking materials. Do not discard cigar and cigarette butts in the planting material as it is very flammable.

DAMAGE
Damage must be reported by the guest before departure. Guests will be responsible for expenses incurred. Guests agree to return property in the same condition as at commencement of the rental period. In cases of abuse or malicious damage to rental property, guests will be responsible for reimbursing the Agent or Owner the amount of all damages including attorney's fees.

PARKING
Parking is a premium. Most accommodations do not allow campers, motor homes, motorcycles, boats and trailers, or recreational vehicles. You are allowed a maximum of two vehicles per accommodation.



RENTAL BALANCE AND SIGNED REGISTRATION
The balance of monies is due 30 days prior to arrival by check, money order or credit card. The reserving party is required to sign the registration and the signing lessee is responsible for payment of all fees.

LOST AND FOUND
Lock all doors when leaving your accommodations. Do not leave money and valuables unattended in the unit, neither the Agent nor the Owner will be held accountable for any loss. Check all drawers, closets, cupboards and under beds before departing. The Agent is not responsible for items left behind. We will only return found items upon request and at the guest's expense.

REPAIRS
All equipment is subject to malfunction. Vacation Time of Hilton Head provides the best possible repair and maintenance staff. Problems are attended to as soon as possible. The Agent or an authorized employee or repairman may enter the accommodation during business hours for any purpose connected with the repair, care or maintenance of the accommodation. Refunds will not be issued due to the malfunction of equipment. You can expect a prompt courteous and professional service in solving any problems.

RETURNED DEPOSIT CHECKS
A $35 service charge will be added for any returned deposit checks.

INDEMNIFICATION OF AGENT BY GUEST
Guest agrees to indemnify and save Agent, its employees and Agents, free from any claim or liability for any loss or damage whatsoever arising from, related to or in connection with rental of the accommodation, including but not limited to any claim of liability for personal injury or damage or loss of property which is made, incurred or sustained by any guest or any guest's invitee.

PENALTY FOR VIOLATION OF THIS AGREEMENT
If a Guest violates any of the conditions or restrictions of this agreement, the Guest agrees that the Agent may terminate this agreement and enter the accommodation. Upon notice of termination of the agreement, the Guest shall vacate the accommodation immediately without being entitled to any refund and shall waive any rights that may be applicable under the South Carolina landlord-tenant act.

PROPERTY AVAILABILITY
In the event that the Owner of a privately owned accommodation makes the accommodation unavailable, or should the accommodation have maintenance problems, the Agent shall be held harmless by the Guest. The Agent will make every effort to move the Guest to comparable accommodations at the same rate quoted in the confirmation. If comparable accommodations are not available the full deposit will be returned to Guest. All reservations are made subject to strikes, failure to vacate or causes and conditions beyond our control.
