Description
Welcome to our luxury villa. We pride ourselves on the care we take to ensure that you enjoy our home as much as we do. Located near Disney, the many restaurants along the 192, Publix supermarket and a Super Walmart, our home is well maintained, very spacious and fully air-conditioned. Equipped & furnished to a high standard, you will not be disappointed from the moment you walk in the front door. The larger than average 30' screened, floodlit pool is landscaped and fully fenced for your total privacy, unlike many other homes where each private pool overlooks another. Extensive planting around the pool screen enhances the seclusion. The pool benefits from year round solar heating and a heating option is also available for the cooler months. The pool deck is furnished with table, chairs, foot-stalls, recliners and sun loungers. There are two separate living areas. The first is an open-plan relaxing lounge with three sofas and a swivel - rocking chair. There is a handy work-station, with a dimmable lamp - phone charger & USB outlets, for work or play. This room leads into a dining room. The additional large family room has electric reclining sofas, entertainment unit housing a 42' plasma HD cable TV, Home Theatre System (Blue-ray, DVD, CD, FM Radio, Ipod dock, surround sound speakers). Large patio doors lead to the pool, access to which is fitted with a child safety alarm. The adjoining fully equipped kitchen, has granite countertops and includes fridge - freezer with door mounted ice & water dispensers, dishwasher, stove with ceramic hob, microwave, waste disposal etc. There is also a breakfast area with table a table and chairs and a breakfast bar with two swivel bar stools. An entertainment unit houses a 42" Plasma TV, HD cable box, Home Theatre System (Blue-ray, DVD, CD, FM Radio, Ipod dock, surround sound speakers). The master bedroom has a US king size bed, chair, dresser, bedside tables, cable TV, DVD, 2 radio alarms, cordless telephone, ceiling fan and spacious closets. The en-suite bathroom has a tiled floor, large walk-in shower, his and her wash basins, LED lighted & anti-demisting mirrors and a granite vanity top. The second & third bedrooms each have twin beds, spacious fitted closets, chair, four drawer chest, ceiling fan and radio alarm. The family bathroom with tiled floor, bath - shower, LED lighted & anti-demisting mirror and granite topped vanity unit is adjacent. All the bedrooms have laminate flooring, area rugs and touch controlled dimmable bedside lamps. A cot - crib & high chair are provided. All linen and towels (including pool towels) are provided . We have an 8ft slate pool table and a full size table tennis - ping-pong table We offer a free wireless high speed internet connection, free long distance calls (USA & Canada) and a generous amount of free International telephone calls. Terms And Conditions
Cancellation Policy
If you cancel anytime, the booking deposit is non-refundable. If the property is re-rented, the cancellation penalty is reduced.
Booking Deposit
The booking is confirmed with a deposit of 25 percent of the rent.
Payment Balance
Balance of payment is due 56 days prior to arrival.
Payment Methods
Credit card payments are not accepted. PayPal, Money Order or Cashiers Cheque, Direct Bank Deposit, Personal Cheque. (Available for guests booking 28 or more days prior to arrival) Short notice requests can only be paid by PayPal. Money orders & bank drafts must be in US funds. For long stays, a payment processing surcharge may apply.
Security or Damage Deposit
A refundable security/damage deposit of 250 USD is due 7 days prior to arrival. When warranted, the deposit (or portion thereof) is refunded within 7 days of departure.
Check In/ Out Times Policies - Property Access
Check IN: 04:00 PM Check OUT: 10:00 AM Flexible Check In/Out times are possible, dependent on outgoing/incoming guests.

Quiet Time Policy
There is no specific quiet time policy, though guests are asked to be respectful of all neighbours.

Smoking is allowed, but outside only.
Telephone Fee
Phone use is included in the rent. Local calls are free. Outbound long distance calls are free to Canada & Europe.
Pet Policy, Deposit & Fees
Pets are not allowed due to bylaws/regulations/policies. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.
Cleaning on Departure
A fee is charged for Cleaning on Departure Fee of 70.00 USD for stays that are 1 to 4 nights in duration.

Linen is included in the rent
Pool Heat Policy & Fees
A fee is charged for pool heat. Fee is 20.00 per night based on 1 night or 140.00 per week. A guest must request this optional service. Guest can conserve heat with the solar blanket provided.
