Terms And Conditions

Cancellation Policy

If you cancel anytime, payments (less 10 percent) are refunded if the property is re-rented.

Security or Damage Deposit

A refundable security/damage deposit of 500 USD is due immediately.

Check In/ Out Times Policies - Property Access

Check IN: 04:00 PM Check OUT: 10:00 AM Flexible Check In/Out times are possible, dependent on outgoing/incoming guests. Because there is key-less access, you can arrive as late as you wish.

Quiet Time Policy

The quiet time is from 10:00 PM To 07:00 AM

Pet Policy, Deposit & Fees

Pets are not allowed due to bylaws/regulations/policies. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.

Payment Balance

Balance of payment is due 60 days prior to arrival.

Cleaning During Stay

A fee is charged for this service. One-time fee of 75.00 USD for stays of any number of nights or occupants.(Charged per cleaning.) A guest must request this optional service. Daily maid service can be arranged on arrival.

Telephone Fee

Phone use is included in the rent. The free phone is by Magic Jack. Long distance calls are free in mainland US and Canada. It is recommended that if you have a cell phone, to bring it for emergencies. If you are booking is a month or more, you may want to pay for a local phone. This can be arranged, but the client would need to pay for this service through the appropriate provider.

Booking Processing Fee (charged by owner)

For monthly bookings, a one time free is $40.00 per month booked. For example, if you are booking two months, then the booking fee is $80.00

Children Policies

Children of all ages are welcome.

Smoking Policy

Smoking/Vaping is not allowed inside or outside (applies to all occupants & guests). There are places on the grounds that clients can smoke on - however it is not allowed in or near the condo's.

Cleaning on Departure

A fee is charged for Cleaning on Departure Fee of 180.00 USD for stays that are 1 to 30 nights in duration.Fee of 200.00 USD for stays that are 31 to 60 nights in duration.Fee of 260.00 USD for stays that are 61 to 90 nights in duration.Fee of 300.00 USD for stays that are 91 to 149 nights in duration.

Property Heat/ Elec/ Energy Fee

Property Heating is included in the rent This fee includes heat, electricity, water, airconditioning, internet, and T.V. Please contact for a quote if the stay is longer than 149 days....

Payment Methods

For payments made via credit card and/or Paypal, there is a 3.50 percent surcharge. PayPal, Visa, Master Card, Amex, Money Order or Cashiers Cheque, Direct Bank Deposit, Email Money Transfer, Travelers Cheques, Personal Cheque. (Available for guests booking 30 or more days prior to arrival)

Booking Deposit

The booking is confirmed with a deposit of 50 percent of the rent. Long Term Stay booking is confirmed with a deposit that is 50 percent of the rent.
