Located in Pernes les Fontaines, close to the Luberon Park and Mont Ventoux, The MAS, a luxurious 400 m2 property divided into 3 distinct areas, entirely restored with quality materials, welcomes you to its 1500 m2 grounds.


Outside, you'll enjoy a magnificent swimming pool, a large terrace with dining area, lounge and summer kitchen with plancha and barbecue.


There's also a sauna, gym and bike room.


The accommodation

Covering an area of 285 m2 , The MAS is divided over three levels.


On the first floor, you'll find a large kitchen/dining area capable of seating up to 14 people, a pantry with a second fridge, a freezer, a wine cellar and an ice maker, and a laundry room with two washing machines and a tumble dryer.


There's also a living room with TV, a bedroom (BAJA) and a bathroom with shower and toilet.


On the 1st floor, you'll find the CAMARGUE bedroom with its integrated bathroom (shower / wc), the AFRIQUE bedroom communicating with the PITCHOUNE bedroom.


Both rooms have their own private bathroom (shower / wc).


Still on the 1st floor, the large living room is impressive, with its beautiful fireplace, 4-meter high ceiling and cinema-style video projector.


Finally, the Boréale suite makes up the 2nd floor, with its magnificent bedroom and superb bathroom (shower / designer bath / wc).


Outside, a 30 m2 annex with bedroom, living room and bathroom can accommodate a single couple or a couple with children, while a small 85 m2 villa with 2 bedrooms and a living/dining room (with sofa bed) offers comfortable living space.

In addition, you'll enjoy a 100m2 terrace with a shaded arbour (dining area with capacity for 14 people), a sitting area with a hanging sail (capacity for 10 people) and a second sitting area with a parasol (capacity for 5 people) in front of the mas, as well as a large terrace in front of the villa with an electric awning.


A summer kitchen with bar / sink / plancha and barbecue is also at your disposal.


There's also a magnificent swimming pool.


The property can accommodate 16 people in comfort, and up to 24 with the use of sofa beds.


Guest access

You'll have full access to the farmhouse.


Other comments

For a couple with two young children, the Afrique and Pitchoune rooms are ideal. They give them a large private space with their own bathroom.

Terms And Conditions

"This lease is made subject to the following terms and conditions, which the tenant(s) undertakes to comply with:


  1. Occupy the premises only as a dwelling, with the exercise of any trade, profession, or industry expressly prohibited. The tenant acknowledges that the premises covered by this contract are rented to them for temporary residence and leisure purposes only.
  2. Adhere to the housing capacity.
  3. Bring no more than one pet (cat or dog) with them.
  4. Respect the intended use of the dwelling and make no alterations to the layout of furniture and premises.
  5. Not substitute for or sublet to any other person, in whole or in part, even free of charge, without written consent from the landlord.
  6. Maintain insurance coverage for rental risks, theft, fire, water damage, and neighbor claims, and insure the rented furniture either through their own insurance covering vacation rental risks or by obtaining a separate insurance policy for the duration of the rental.
  7. Refrain from disposing of objects in sinks, bathtubs, sinks, or toilets that may obstruct the plumbing. Failure to do so will result in the tenant being responsible for the expenses incurred to restore these facilities.
  8. Report any issues with the facilities within 48 hours of entering the premises. Otherwise, complaints will not be accepted.
  9. Notify the landlord as soon as possible of any damage affecting the dwelling, its furniture, or equipment. Repairs required due to negligence or poor maintenance during the rental period will be the responsibility of the tenant(s).
  10. Authorize the landlord or any third party appointed by them to carry out any emergency repairs during the rental period. The tenant(s) shall not claim any rent reduction in case of urgent repairs that are the landlord's responsibility during the rental period.
  11. Avoid any noise or behavior, whether by themselves, their family, or their associates, that may disturb the neighbors.
  12. Allow the landlord or their authorized representative to inspect the premises if requested.
  13. Waive any claims against the landlord in case of theft and damage to the rented premises.
  14. Maintain the rented accommodation and return it in a clean and well-repaired condition at the end of the rental period. If items listed in the inventory are damaged, the landlord may claim their replacement value.


CONDITION OF PREMISES - INVENTORY


A. Check-in Condition

  • A contradictory check-in condition and an inventory of furniture will be established at the start of the tenant(s)' occupancy and will be checked at the end of the rental period. If the check-in condition and/or inventory are not established contradictorily and signed simultaneously by the landlord (or their representative) and the tenant(s), the check-in condition and/or inventory made solely by the landlord (or their representative) and given to the tenant(s) upon entering the premises can be contested by the tenant(s) within 48 hours of receiving the check-in condition. In the absence of objections by the tenant(s) within this 48-hour period, the check-in condition and inventory established by the landlord and provided to the tenant(s) upon entering the premises will be considered accepted without reservation by the tenant(s).


B. Check-out Condition


  • A check-out condition and inventory will be established by the landlord (or their representative) and the tenant(s) at the end of the rental period, with each party retaining a signed copy. In case of absence of a check-out condition and/or inventory established contradictorily by the tenant(s), the absence of objections by the landlord within 48 hours following the end of the rental period will be considered as the return of the premises in good condition and a complete inventory.


  • Returning the keys to the landlord at the end of the rental period shall in no way constitute a waiver of the tenant(s)' responsibility for rental repairs if it is proven that such repairs are the fault of the tenant(s). If no check-out condition was performed, the tenant(s) is presumed to have received the rented premises in good condition for rental repairs and must return them as such, unless proven otherwise (article 1731 of the Civil Code). If no damage is observed during the contradictory check-out condition, the landlord (or their representative) has 8 days to refund the security deposit.


CANCELLATION POLICY


Either party (tenant(s) or landlord) can cancel without justification up to 30 days before the start of the stay (45 days for stays in July and August). Within this period, the stay is considered fully due. In case of force majeure leading to the cancellation of the stay by the tenant(s), a full refund will be made by the landlord (subject to presentation of an original justification by the tenant(s)).


SECURITY DEPOSIT


Upon arrival, a security deposit of €2,500 will be requested in cash to cover any potential damage caused by the tenant(s) during the stay.


The refund of this security deposit will be made either on the day of departure or within 7 days following the end of the stay. If a deduction is made by the landlord due to damage or breakage, they must provide an invoice or repair/replacement estimate."
