The Great Escape – Penthouse 4 - Ixtapa (TGE-P4)
House Rules – June 1, 2022
- CHECK-IN IS 4:00 PM: On your day of arrival, your Check-in will be at this time, unless otherwise arranged for a different time, with our On-Site Manager and confirmed by email beforehand.
- CHECK-IN at Security Gate: Once you have completely booked your stay, our On-Site Manager will send you a QR Code to use at the Security Gate. They will also charge you a $1,000 peso Security Deposit, that is refundable, plus $300 pesos for each bracelet, that is not refundable.
- CHECK-OUT IS 11:00 AM: On your day of departure, please be sure to empty the Condo by 11:00 AM of all of your personal items. Respecting this time will ensure our Cleaning Staff has enough time to get the Condo ready for our next Guests. A late Check-out may be possible. This will depend on when the next booking is, so please check with us first, and get it confirmed by email.
- NO SMOKING INSIDE: There is to be NO smoking inside the Condo. Please enjoy it outside, with the doors and all windows closed and dispose your butts into the trash. It will cost you $10 US$ for every butt we find, after your stay! Any evidence of smoke smelt inside will result in an additional $300 US$ cleaning fee being charged.
- PETS: Are not allowed in either the Condo or on Complex property. Any evidence of this not being complied with will result in a minimum $300 US$ cleaning fee being charged.
- THE BUILDING AND COMPLEX: Please note that the Condo is in privately owned units, property and complex. Please be respectful of both ours and our neighbour's property and their privacy. There are lots of amenities located nearby. Look further through this Welcome Booklet for more detailed information of what is nearby, including some menus.
- BEFORE CHECKING OUT: Please ensure all dishes, glasses, pots, pans, cutlery, utensils and the stovetop and oven are clean and tidy, and all items are placed back where you found them. Set the heat thermostat to 65° F (18° C). Place all soiled towels and cloths in the shower. When you leave, please lock the door, and leave the keys at the front desk.
Detailed information on directions and the features of our Condo such as the access, WiFi network and Password will all be emailed to you before your check-in day for your stay. There is a detailed Guest Welcome Book in the Condo explaining all about the Condo, complex and everything in it and about the surrounding area amenities.
Should the need arise for a maintenance issue, please advise the reception desk and email us, the Managers, as well and we will take care of it promptly. For the quickest communications with us we can be reached by email, text, phone or WhatsApp.

Detailed Terms and Conditions for Booking and Staying in The Great Escape - Penthouse 4 (TGE-P4)
at the Bay View Grand Marina
Ixtapa, GRO, Mexico

1. GENERAL The is a privately owned Condo and the Owners/Managers offers it for rent based on the Terms and Conditions in this document, that has been emailed to guest or guests renting TGE-P4, based on these Terms and Conditions. By opening this document, you have agreed to these Terms and Conditions and shall be bound by them.
2. RESTRICTIONS The Guest agrees to follow the restrictions set forth by the Owners/Managers and shall be responsible for any and all guests, for adherence to these Term and Conditions.
3. PAYMENT Bookings shall be confirmed in writing by e-mail by the Owners/Managers on approval of application and on receipt of all requested completed forma and of credit card information (Visa, Master Card, American Express) that will be charged up to 48 hours before your Check-in date and time, or be in receipt of and completed e-Transfer of funds or cash, for the full amount due for your reservation, including all sundry charges and taxes. The balance is due and payable at that time. The issuance of written confirmation to the Guest by the Owners/Managers shall complete a binding contract between the Guest and the Owners/Managers. All payments are made by cash, e-Transfer, Credit Card or through other Online Travel Agency (OTA).
4. CHANGES IN ACCOMMODATION Request to make changes to earlier planned accommodations arrangement can be made on request. The earlier the better and will be accommodated based on availability and are to be confirmed by email.
5. CANCELLATION If you need to cancel or modify your booking, this must be done at least 7 days before your Check-in time and date (cut off date and time) or as described on your booking OTA’s website for our listing. Any cancellation or reduced length of stay made after the cut-off date and time, you will be charged the full reservation fee.
6. REPRESENTATION The information and images contained in any printed or on-line material is believed to be accurate at the time of publication or posting. The Owners/Managers reserve the right to make any changes it deems necessary to more accurately reflect the TGE-P4 property.
7. LIABILITY The Owners/Managers gives no warranty as to the state of TGE-P4 and accepts no liability for any act, neglect or default on the part of the Owners/Managers. All equipment and amenities in the listing and other such equipment/conveniences are supplied at the discretion of the Owners/Managers as an added feature for the Guest. While every attempt will be made to ensure that such equipment, site amenities and all other appliances are in working order for the Guests stay, should any breakdown or other situation occur whereby any of these items are not available for the term or any part of the term of the rental period, the Owners/Managers take no responsibility for replacing or refunding the Guest for the lack of use of these elements.
8. OCCUPANCY Guests who have overnight guests at the property in excess of those stated prior to check- in at TGE-P4 are only permitted to stay with the prior approval of the Owners/Managers. Guests are welcome to hold gatherings at TGE-P4, provided they adhere to rules with regard to consideration for neighbours in the Complex and Complex Rules and Regulations, in Section 12.
9. SECURITY GATE GUEST LIST A Guest List form will be emailed to the Primary Guest 6 days before Check-in. This form MUST be completed and returned to both Managers, Ian Vantreight ian@tgevr.com and Erik Montero administracion@spazioixtapa.com, with all of the Guests named who will be staying at TGE-P4 during your stay, along with a copy of government photo ID of the Primary Guest.
10. COVID-19 STATUS & AGREEMENT Guests will need to complete a Covid-19 status form and agreement, no more than 3 days before check-in, stating their current health status. This agreement defines the next steps if any Guest contracts Covid-19. This form will state the steps and potential costs associated, should a positive test be received by any Guest at TGE-P4 during your stay. To complete this form there are no formal tests required. Just honest evaluations.
11. PRIVATE USE BY REGISTERED GUESTS Sub-letting of TGE-P4 or TGE-P4 property is not permitted. Please note that ANY person, REGARDLESS of age, 2 years or older, are counted as a person in the maximum of 8 person occupancy of TGE-P4.
12. CHECK-IN AND CHECK-OUT TIMES These are - Check-In time is 16:00 hours, not before. Check-Out time is 11:00 hours, not after. Both are based on local time. Check-in and Check-out times are to be adhered to, with respect for our Cleaning Crews and our next Guests. Unless otherwise arranged with the Owners/Managers in writing and confirmed by email, any early arrival and/or late departure will result in additional charges, at the discretion of the Owners/Managers.
13. SMOKING This is a non-smoking Condo. Please respect that and enjoy your smoke outside on the deck or the surrounding area, with windows and doors closed. Any butts found after your stay will cost you $10 each. Failure to comply with these smoking restrictions will result in a $300 extra cleaning fee.
14. THE CONDO COMMUNITY The Guest acknowledges, has read and agrees to follow by the Bylaws & Rules of the Condo Community as posted in the Welcome Booklet in the Condo. This includes but is not limited to the proper care of the unit.
15. PETS POLICY Pets are not allowed in TGE-P4 or on any Bay View Grand Marina property.
16. INVENTORY/ HOUSEHOLD RULES/ CLEANING The Guest is expected and kindly asked to leave the Condo in the same condition that it was in upon their arrival. The Guest is responsible for cleaning and returning all dishes, utensils, pots, pan and appliances to their stored locations they were removed from. Your garbage and recycling will be looked after by the cleaning crew.
17. READING GUEST WELCOME BOOKLET Guest agrees to read and follow the Guest Information, as stated in the Guest Welcome Booklet posted in TGE-P4, and to use the inventory and equipment in a safe and responsible manner.
18. DAMAGES Any additional cleaning required, breakage or damage to inventory, equipment or any other part of Condo, Condo property or Condo community property, above and beyond normal wear and tear are the responsibility of the Registered Guest and will be, firstly, deducted from the Damage Deposit on file, and may result in additional charges to the Registered Guests credit card or other payment arrangements to recover additional costs.
19. DAMAGE DEPOSIT The damage deposit you paid through a Pre-Authorization on your credit card will be released within 7 days after your check-out date, so long as there is no need for the Owners/Managers to use it or any part of it for repairs needed as a result of your stay or attendance at TGE-P4.
20. OTHER LIABILITIES Guests are advised that lost or stolen personal items are not the responsibility of the Owners/Managers. Guests will have a Door Card for access and will be solely responsible for the locking of the Condo and safekeeping of personal items during their visit. The Owners/Managers will not be liable for any consequential damages, loss or expense arising out of or in connection with the use of the Condo or the inability to use the Condo for any purpose whatever. The Owners/Managers Maximum liability for all damages, losses and causes of action, whether in contract, tort or otherwise, shall not, in any case, exceed, in aggregate, the contract price for the rental.
21. INDEMNIFICATION In addition, the Guest undertakes to indemnify and hold the Owners and Managers harmless against any and all loss, claims, causes of action, demands and/or costs and expenses that may be incurred by the Guest in relation to the Condo rental.
22.JURISDICTION The parties agree that this contract shall be governed by the laws of the Province of British Columbia, Canada and agree to attorney solely to the jurisdiction of the courts of British Columbia, Canada, with respect to any and all disputes arising out of the interpretation and application of this contract and the relationship between the Owners/Managers and the Guest.

Cancel more than 7 days before Check-out = 100% Refund. Cancel 7 or less days before Check-in = 0% Refund.
