This 6 bed 5 bath villa with heated pools ( heating is payable as an extra ), in large private grounds ,was recently described as an absolute gem of a Portuguese villa by the local builder who in late 2008 refurbished and modernised this spacious 1980's built ranch style property. The villa occupies a private secluded plot with large grounds surrounding all sides and lies within an area of several villas. 5 bedrooms have air conditioning . The villa has many terraces for those lazy afternoons, a built in bbq and an alfresco dining area . The main coast with it's superb long sandy beach at Armacao De Pera is less than 5 minutes away and the sea can be viewed from the main upstairs balcony. Two of the Algarves best water parks are within 10 minutes drives as is the Zoomarine park. Golfers are in for a treat at the nearby newly opened Nick Faldo and Christy O' Connor, courses plus Pinto, Gramacho, Silves, Pennina and many more. The pottery village of Porches is also close by as is the larger resort of Carvoeiro. Albufeira is only 15 minutes drive. There are several local restaurants within 10 to 15 minutes walk and many more options within 5 minutes by taxi or car. Whilst the villa comfortably sleeps parties of 12 adults plus cots , we do also have several clients in groups as low as 4 people . These smaller groups tend to stay outside of peak weeks when we can be more flexible with pricing for smaller groups.

Terms And Conditions
Booking Deposit
The booking is confirmed with a deposit of 25 percent of the rent. Long Term Stay booking is confirmed with a deposit that is 25 percent of the rent.
Cancellation Policy
Cancellation within 30 days of arrival, the booking deposit is non-refundable.
Payment Methods
Credit card payments are not accepted. Direct Bank Deposit
Payment Balance
Balance of payment is due 65 days prior to arrival. For a "Long Term Stay", the above payment balance policy is different and should be discussed with the owner.
Security or Damage Deposit
No security/damage deposit is required. Groups of young adults may be subject to a larger deposit.

There is no specific quiet time policy, though guests are asked to be respectful of all neighbours.

There are group or minimum age requirements. Adult guests must be 20 years or older., Allow groups of families or couples.
