Cancellation Policy

CANCELLATION POLICY: Cancellations made more than 14 days before arrival will result in a $50 administrative fee and the return of the deposit. Cancellations made less than 14 days before arrival will result in full forfeiture of payment. On monthly reservations the cancellation policy increases to 30 days. We require 25% down at the time the reservation is made. We recommend that the guest purchase CSA Travel Protection. There are no refunds for early departures.

Rental Agreement

This rental agreement constitutes a contractual agreement between the guest and New Braunfels Escapes, LLC, d/b/a New Braunfels Escapes, hereinafter called NBE. In consideration of this mutual agreement, NBE will provide use of property for the period from (Reservation.Arrival) to (Reservation.Departure).

RESERVATIONS: Receipt of 25% of the total reservation is required to hold a reservation. The final balance is due 14 days prior to your arrival.

CHECK-IN/OUT: Official check in time to your rental is 4 o'clock. To check-in to your property, we ask that the guest whose name is on the reservation to please come by the office between 2pm - 5pm Monday- Friday or 2pm - 4pm Saturday and Sunday on your day of arrival. This is where you will pick up your check-in instructions as well as any necessary parking passes, wristbands, or other notes for your stay. At check in, you will need to present your driver’s license to verify that you are at least 25 years of age and present the credit card that paid for the stay. The office is located five minutes from Downtown New Braunfels at the address 1242 W San Antonio St, New Braunfels, TX 78130. If you will not be able to make it to the office by closing time, we ask that you call us at to make other arrangements. You may arrange for an early check-in and/or late check-out, if available, for a fee of $50 per hour. You are responsible to comply with the Check out procedure posted in each property. Failure to complete these items may result in additional fees starting at $50.

CANCELLATION POLICY: Cancellation requests must be submitted via email. Cancellations made more than 15 days before arrival will result in a $50 administrative fee and the return of the deposit. Cancellations made less than 14 days before arrival will result in full forfeiture of payment. On monthly reservations the cancellation policy increases to 60 days. We require 25% down at the time the reservation is made. We recommend that the guest purchase Red SKy Travel Protection. ANY date change on a confirmed reservation, or transfer to a different unit is subject to a $25 change fee. These changes must be made at least 15 days prior to arrival. There are no refunds for early departures. ABSOLUTELY NO REFUNDS or CANCELLATIONS for any reason will be accepted after your final reservation payment has been made 14 days prior to your arrival. Final payment must be paid in full 14 days prior to arrival or your reservation will be canceled with no refund. Reservations are not contingent upon availability or conditions of the water recreational facilities, including but not limited to the Comal, Guadalupe River, or Schlitterbahn.

PAYMENT: Visa, MasterCard, Discover, and American Express credit cards are accepted. Rates quoted do not include applicable lodging tax of 13% (if the rental is over 30 days in length taxes are not applied), Service Charge, pet fees, cleaning fees, trip insurance or early arrival fees or late departure fees.

AGE LIMITS: Guest making the reservation with New Braunfels Escapes must be 25 years of age or older. The guest must have a State Driver’s License or other acceptable ID at check-in and remain at the property for the duration of the stay. New Braunfels Escapes reserves the right to refuse service to anyone.
I understand that I must be 25 for a reservation to be made under my name. If none of my guests or I meet this requirement, I understand that my reservation with New Braunfels Escapes will be cancelled with no refund. (Contract.Initials)

PET POLICY: Pets are only allowed in pet friendly properties. All properties have a 2 pets under 40 lbs limit. There will be a $25 per night or $150 per month, per pet, charge for all pets staying at pet friendly properties. The pets must be leashed at all times when by the river or outside of the home. Violators will be asked to leave without a refund. If a pet is found to be staying at a non-pet friendly property a charge of $250 will be assessed and the guests will be asked to leave. If there is excessive pet hair in the property, you will be billed extra for cleaning. Service pets are allowed at all properties as long as we are made aware prior to your arrival. You must email all documentation/shot records to at the time of booking.

PARKING: Guest agrees to use only the parking spaces provided for the property. If you are staying at one of our condominiums, the HOA will only provide parking for two vehicles. If you will have more than two vehicles, you can park at the New Braunfels Civic Center or you are welcome to park a vehicle at our office. You will be provided with enough wristbands for the maximum capacity of the unit. These must be worn at all times for the duration of your stay. We cannot provide extra parking passes or wristbands. Offending vehicles will be towed at your expense without notice. No motor homes, RV's, trailers or pop up campers are allowed at any of our properties.

OCCUPANCY LIMITS: Occupancy limits are posted on our web site and confirmed at time of reservation. If guest exceeds the occupancy limits agreed upon at the time of the reservation, the guest will be asked to leave without a refund. The maximum occupancy for the property is (Property.Sleeps). The maximum occupancy for each unit is monitored closely by private security or the HOA. Only registered guests may occupy the property. No additional parties, large groups or additional overnight guests are allowed. You may not exceed the maximum occupancy at any time during your stay. No daytime guests allowed.

Grills: If you are staying at a property with a propane grill, a propane tank will be provided, however we do not guarantee that it will be full. Most of our properties are located close to a Blue Rhino, where you can exchange the propane tank for around $20 if it runs out. If you are staying at a property with a charcoal grill, charcoal is not provided. YOU ARE NOT ALLOWED TO BRING YOUR OWN GRILL TO A PROPERTY.

NEIGHBORS: No loud music or parties outside of the property after 10PM. Please respect your neighbors as you would in your own neighborhood. Violations of this rule could result in immediate eviction. Please observe speed limits at all times. Quiet hours are from 10PM to 8AM.

MISC. FEES: Cleaning fees vary by property and are based on square footage. There will be a $25 charge for lock outs, extra keys or non-returned keys. If you leave an item behind, you will need to set up a FedEx pre-paid shipping label and box, and have them pick up the item from our office (1242 W San Antonio St, New Braunfels, TX 78130). Guest is required to pay all shipping fees. A $500 fine and immediate eviction for smoking in a non-smoking property will be charged, no exceptions. Guests are welcome to smoke in designated smoking areas only. If the property is unusually dirty, the guest will be charged an additional $30 per hour cleaning fee, charged to your charge card.

LIABILITY: Unless caused by the home owner, owner is not responsible for personal injuries or property damage caused to renter or renter’s guests or their property. NBE is not responsible for injuries to renter or renter’s guests or their property for unforeseeable or dangerous use of the property. Renter agrees to indemnify NBE and hold harmless in the event of legal action against owners arising from renter’s use of the property or injuries that occur on the property that are not the fault of NBE. NBE is not responsible for any injuries or accidents incured on the rivers or from use of any water toys. Please use caution and swim at your own risk.

RENTER agrees to accept responsibility for all damage caused by negligence or willful disregard by renter or renter’s guests. It is the responsibility of the host to explain all rules and regulations to their guests. NBE is not responsible for renter's or renter’s guest’s personal property or damage in excess of the covered amount. If the property you have rented has bunk beds and you or your guests choose to sleep in the top bunk, do so at your own risk.

Representatives for NBE have the expressed right to enter the properties at any time, with or without the guest’s consent to inspect the property or perform routine maintenance. NBE will make attempt to notify the renter if this should occur.

Venue for any dispute arising out of this agreement or the rental period will lie exclusively in Comal County, Texas. Should any legal action by owners become necessary to enforce this agreement, Renter agrees to pay all legal fees incurred by NBE, including costs and expenses.

BY SIGNING THIS I UNDERSTAND THAT INTERNET IS NOT A GUARANTEED AMENITY. SOMETIMES OUTAGES OCCUR THAT ARE BEYOND OUR CONTROL. You are not permitted to exceed the maximum occupancy at anytime during your stay. No daytime guests allowed.
