As you enter the home you’ll be inspired by the large, open-concept, great room with soaring ceilings, a gas ledgestone fireplace, comfortable couches, and a 60” Smart TV. This room opens up to the spacious deck and lower patio boasting plenty of comfortable seating, a large private hot tub, gas fire pit, and a gas BBQ.

The fully stocked kitchen is ready to provide you everything you will need for fantastic family dinners or feeding a large group. It boasts stainless steel appliances, granite counters, and an oversized island prep area with seating for 6. The large dining table is just steps away and seats 10 comfortably.

The garage game room is a great place for the whole family to hang out and enjoy quality time together. The games include ping-pong, air hockey, a pac-man arcade table, darts, and pop-o-shot.

BEDROOMS AND BATHROOMS
• The main floor master has a king size bed, flat screen TV, and large windows. The attached bath has a large soaking tub, tile shower, and dual sinks.
• The junior master on the 2nd floor has a king bed, flat screen TV, and attached bath with a tile shower.
• The 2nd bedroom on the upper floor has a king bed, and shares a large dual sink bathroom with the bunk room.
• The 2nd floor bunk room has two sets of twin over full bunks, one of which also has a twin trundle underneath. This room also features a full day bed, with a twin trundle underneath.

** Please note, we are unable to offer access to the Suncadia Pools or Fitness Center due to resort regulations that are out of our control. You will not be charged a nightly "resort fee" when renting this home. Suncadia does not allow street parking, so please park all your cars on the paved driveway.

Cancellation Policy

There is a $50 to $100 cancellation fee for reservations canceled with more than a 60 day notice before your scheduled arrival date (90 days for reservations made during Holiday periods). If you cancel your reservation with less than a 60 day notice (90 day notice for Holiday periods) your payments are non-refundable, but you have up to a year to re-book the same cabin during one of our designated Off-Seasons for a 20% re-booking fee.

Rental Agreement

We will email our online rental agreement to you for review and confirmation within 24 hours of your online reservation. Reservations are not confirmed until the rental agreement is electronically signed.

The rental agreement will be substantially similar to the following:

In consideration of the rents received and the individual promises contained herein, the Owner ("Owner") of the property described above ("Property"), through its Agent, All Seasons Vacation Rentals LLC, does hereby lease and rent to Tenant, and Tenant hereby leases from said Owner, the Property under the following terms and conditions:

Check-In:  After 4pm.  Unauthorized early arrivals will be charged a half-day’s rate. 

Check-Out:  Before 11am on the last day of the above-stated rental period.  Tenant and their guests must Check-Out by this time in order for Agent to prepare the Property for the next Tenant.  Unauthorized late check-outs past 11am will be charged a half-day’s rate.   

Payment Terms: The Down Payment, as set forth above, is due and payable along with this signed Agreement in order to reserve your stay. If the Down Payment is not received in the amount and by the dates required, Agent shall have the right to void this Agreement. The remaining balance, as also set forth above, is due sixty (60) days prior to your arrival and must be paid by major credit card (VISA or MasterCard). Agent will automatically charge the card on file sixty (60) days prior to your arrival if other arrangements have not been made by Tenant. *Agent reserves the right to amend the tax rate if and when an increase goes into effect. Therefore, the balance due listed on this Agreement may increase and if so, Tenant will be advised via mail or electronic mail.  All Tenant payments shall be made payable to Agent and shall be deposited in Agent’s interest bearing account at Cashmere Valley Bank in Cle Elum, WA, with all interest accrued payable to Agent.

Change in Number of Guests or Stay: Occupant must inform Agent of any change in the number of guests before arrival.  Additional guests will be charged, and subtraction of guests may be credited prior to arrival.  There will be no refund for removal of guests after the arrival date.  There will be no refund for any unused portion of your stay.

Age Limit / No Parties:  Tenant (or the undersigned signing for Tenant, if Tenant is an entity) must be an adult 28 years old or older (unless otherwise pre-approved by Agent), and must be an occupant of the rental property during the entire reservation period.   No MINORS (alone), CHAPERONED GROUPS, HIGH SCHOOL GRADUATION OR PROM PARTIES, SORORITIES OR FRATERNITIES, BACHELOR OR BACHELORETTE PARTIES, OR SIMILAR PARTIES AS DETERMINED BY AGENT MAY RENT THE PROPERTY. If an unacceptable or non-qualifying Tenant is found occupying the Property, Tenant will be EVICTED with loss of rents and deposits.

Cancellation Policy: If Tenant must cancel their reservation, the cancellation must be via electronic mail (“formal notification”). Oral communication, even in an emergency situation, will not be deemed received until receipt of “formal notification”.

ASVR Website Bookings: Reservations booked directly with All Seasons Vacation Rentals will receive a full refund, minus a $75 cancellation fee, if cancelled 30 days or more before arrival.
VRBO, Homeaway, or Expedia Bookings: If canceled 30 days before arrival the guest will receive a full refund, minus a $75 cancellation fee. VRBO, Homeaway, and Expedia may or may not refund their guest service/booking fee. Their fee is subject to their terms and conditions.
Airbnb Bookings: Airbnb is the merchant of record. The cancellation policy on their site made at the time of booking will apply. If you'd like to cancel you must submit your cancellation request on Airbnb and they will determine if a full or partial refund is applicable.  

It is anticipated that the Property will often be booked several months in advance; therefore, if Tenant cancels within thirty (30) days of the scheduled Date of Check-In Tenant will forfeit 100% of Tenant's deposited funds. HOWEVER, Tenant will have ONE (1) YEAR from Tenant’s original date of Check-In to rebook (one time only) the SAME PROPERTY, subject to availability during one of the Agent’s designated Off-Seasons. PLEASE NOTE: When rescheduling, Tenant will be charged a rescheduling fee equal to 20% of the amount of Tenant’s original rent. There will be no refunds for weather conditions, late arrival, early departure or any other reason outside of the control of Agent.

Damage Waiver: At the time of booking, Tenant may be offered and may elect to purchase a non-refundable Damage Waiver in lieu of paying a Damage Deposit. Damage Waivers are typically not offered at our larger properties, or when the number of guests is at, or close to, the maximum occupancy.  If purchased, the Agent will pay for up to $1,000 of unintentional damage caused by Tenant, provided; (1) that Tenant immediately reports all damage by phone to the Agent at the Agent’s Reservation Office and prior to departure.  If Damages are not reported prior to departure, but are found and reported by our staff, then the entire amount of damage will be the responsibility of the Tenant; (2) that the damage is not a result of Guest or their invitees violating Agent’s rules, notices or instructions or any provision of these Terms & Conditions; (3) that Agent determines the damage was indeed unintentional. Tenant is still obligated to pay for excessive cleaning, damage that does not conform to the terms of this paragraph, cleaning of Hot Tubs, or unintentional damage greater than $1,000.  Damage caused by Pets is not covered by paying a Damage Waiver.  Damages, such as pee stains, carpet tearing, and door scratching, is the full responsibility of the Tenant, and Agent is authorized to charge Tenant's credit card on file for the extra cost of cleaning and/or repairs.

Damage Deposit:  If Tenant has paid a Damage Deposit it is fully refundable within 14 days of departure provided that; the property requires no excessive cleaning, there is no physical damage to the property, real and personal property are in the same locations & condition as when occupancy commenced, and all terms of this agreement are met.  Tenant is liable for all replacements and repairs needed to attain the same condition as when occupancy commenced.  Agent inspects all properties prior to check-in, but to avoid erroneous blame, Tenant is responsible for performing their own inspection within an hour of arrival, and reporting any damages to Agent’s office by phone or email.  Tenant acknowledges that unless Agent is notified upon check-in of any damage or cleaning concerns, then thereafter, all such damages or concerns to the Property will become the financial responsibility of the Tenant, and will be deducted from Tenant’s pre-paid damage deposit.

Occupancy Limitations:  To occupy the Property during the day or night by more persons and pets than set forth above in this Agreement will constitute a material breach hereof by Tenant and will be cause for the immediate termination of this Agreement by Agent and eviction with no refund. Tenant must disclose all children regardless of age.  Any misrepresentations made by Tenant or the undersigned when making this reservation will result in denial of entry at check-in and Tenant will forfeit all rental monies and deposits previously paid unless and to the extent the Property is re-rented.

Pet Policy: If you bring a Pet to a Property that does not allow pets or bring a Pet to a Pet Friendly Property without notifying agent,  you will have violated this agreement, and will be asked to leave the Property (even if the Pet does not enter the house).  NO EXCEPTIONS!  Only a limited number of homes will allow pets, and unless you’ve paid a pet fee at a pet allowable home, no animals of any kind are allowed in the house or on the property.  The presence of undeclared or unauthorized pets in any property will result in a $1000 penalty, as well as eviction and forfeiture of rents paid.  Please DO NOT use any products other than water and soap to remove a stain because certain products will bleach carpets.  Our cleaners monitor this very closely.  Pets are not to be allowed on ANY furniture. There will be extra housekeeping fees when pet hair must be cleaned off of bedspreads/couches, etc. Tenant must also clean up pet droppings, outside too!

Garbage: Each home has a designated number of garbage cans based on the size of the home. You are welcome to fill these cans with bagged garbage. It's ok if you have a couple extra white/kitchen trash bags of garbage, as long as all the garbage is out of the home and bagged neatly by the large garbage cans.
If you plan on opening presents at the home, please do not leave packaging, boxes, or wrapping paper behind. This creates a lot of extra work for our maintenance staff and will incur additional charges and dump fees. 
If you are an avid recycler, feel free to bag your recyculables and take them home with you or leave them neatly bagged up by the garbage cans. Please no loose cans or glass bottles. 

Departure: Please follow the Check-Out Instructions in the property welcome binder.  These same instructions can be reviewed online before arrival in our guest portal and mobile app.  When you depart please close & lock all windows and doors. Return furniture to its original position if you have moved things around. Please place your dirty dishes in the dishwasher. Turn off the fireplace, propane on barbeques, and air conditioning. Turn the heat down to 50 during the winter months. Lock the home upon departure.

Keys:  If applicable, keys must be left in the Property Lock Box at check-out. Failure to return said keys to the Lock Box may result in having house locks replaced; therefore will result in the forfeiture of the Tenant’s damage deposit up to the amount of said replacement. Key(s) must be returned to the Lock Box by 11am on the day of departure.

Restrictions: Tenant and their guests are subject to immediate eviction, AND a $500 fee placed on their credit card, if: 1) Number of occupants (day or night) exceeds the number of contracted guests; 2) Evidence of Smoking in the Property as determined by Agent; 3) Pets are allowed on the Property premise without notifying Agent and paying a pet fee, or Pets are allowed at Non-Pet Friendly rental properties; 4) Fireworks are set off at the rental property; 5) Firearms are discharged; 6) Complaints of noise, loud music, foul language or otherwise disturbing the peace of the neighbors are reported; 7) Noise and disturbance outside the Property after 10pm; 8) There are tents, campers, or motor homes placed on the rental property without prior written approval from Agent; 9) House Parties occur; 10) More than the indicated # of vehicles are parked on-site; 11) Campfires at properties without fire-pits or fire-rings or when fires are banned.  In these instances the entire amount of rent will be forfeited if eviction occurs. 

Maintenance and Repair:  It is expressly agreed and understood that neither Agent nor Owner shall be liable for circumstances beyond their control including malfunction or breakdown of appliances, air conditioning or other home equipment, including TV sets, VCRs, DVDs or due to unfavorable weather, acts of nature, disruption of utility services or any other situation occurring not reasonably under Agent’s control and there will be no refund or rebates of all or any part of the rental fee in such circumstances. Tenant agrees to vacate the Property upon the issuance of a mandatory evacuation or where Agent, in good faith, believes the continued occupancy of the Property to be dangerous.

Agent (on Owner's behalf) will attempt to maintain and make necessary repairs to the Property and appliances contained therein as expeditiously as possible after being notified by Tenant of any needed repairs. Agent, any employee or subcontractor of Agent, shall have the right to enter the Property during reasonable hours to examine and make such repair(s) as may be deemed necessary for the safety or comfort of Tenant. There will be absolutely no rebates or refunds issued to Tenant for any reason due to the malfunctioning of any appliance or service on the Property. Every good faith effort will be made to ensure that the Property is properly maintained. In the event that an advertised, private Hot Tub cannot be repaired by Agent during Tenant's stay, then Agent will refund Tenant $25 per night for each night the Hot Tub was inoperable.

Property Use and Responsibility:  Tenant becomes responsible for the security of the rented home and all of its contents upon check-in, and remains responsible until Tenant vacates and completes their check-out.  The property is inspected and its contents are inventoried prior to each guest arrival.  Tenant becomes financially responsible for any and all damage to the property and its contents from the date and time Tenant checks-in to the date and time Tenant checks-out.  Tenant agrees to properly use and operate all furnishings, including electrical and gas appliances, plumbing fixtures, electronic home entertainment property, fireplaces, BBQs and all other items of whatsoever kind or nature provided to Tenant. TENANT AGREES TO LEAVE THE PROPERTY IN SUCH CONDITION SO THAT NO EXTRAORDINARY HOUSEKEEPING WILL BE REQUIRED AFTER TENANT'S DEPARTURE. Tenant agrees to both notify and reimburse Agent of and for all necessary and reasonable repairs, replacement for damage or destruction of property caused by Tenant and/or Tenant’s guests, agents or invitees and for all extra cleaning required. Agent will notify Tenant of the costs of damages or extra housekeeping within fourteen (14) days after Tenant’s departure. TENANT’S SIGNATURE BELOW AUTHORIZES AGENT TO CHARGE TENANT’S CREDIT CARD ON FILE FOR THESE COSTS THAT EXCEED THE TENANT’S DAMAGE DEPOSIT.

Agent Cancellation / Relocation:  In the event that Agent is unable to deliver the Property to Tenant under this Agreement because of fire, eminent domain, act of nature, or any other cause, or if the Property is unavailable because of delay in construction or because of lack of sewer or water, or if the Property is not in a fit and habitable condition, Tenant hereby agrees that the Owner’s and Agent’s sole liability as a result of any such conditions is to refund all rent and tax previously tendered by Tenant pursuant to the terms of this Agreement, which refund shall be promptly made by Agent. Tenant also agrees that in the case of an accidental double booking (and Tenant is unable to use the Property), Tenant shall be entitled to a full refund of all rent and tax previously tendered by Tenant. In such events, Agent shall attempt to relocate Tenant to another rental property acceptable to Tenant. Tenant expressly acknowledges that should Owner or Agent be unable to provide occupancy to Tenant for any reason, in no event shall Owner or Agent be liable for any consequential, incidental, secondary or other damages, including, but not limited to, any expenses incurred as a result of moving or for any damage, destruction or loss.

Risks and Safety: Tenant understands that there are special risks that may be involved in using special features, e.g.., spa, hot tub, Jacuzzi, whirlpool, pool, gas grills, etc., as well as using other areas of the Property. Tenant agrees to explain the risks of using the special features to any guest the Tenant may have at the Property and Tenant agrees to hold harmless Agent and property Owner for any injury to Tenant or Tenant’s guests resulting from using these special features.  Tenant also understands and agrees that Tenant is responsible and liable and will pay Agent upon request for any damages that occur to such special features and the supporting equipment through the misuse and/or negligence of Tenant or Tenant's guests. Tenant will promptly report any malfunction of any smoke alarm. Tenant waives any requirement that Agent or Owner place new batteries in a battery operated smoke detector at the beginning of the tenancy.

Lost and Found:  Agent is not responsible for items left behind by Tenant or Tenant's guests. Items left behind will be held for a maximum of one (1) month. After such time, all unclaimed items will be delivered to a local charitable organization. Upon request by Tenant, any items left at the Property will be returned for a flat $20.00 handling fee plus packaging/shipping costs at Tenant’s expense through a mailing service.

Seasonal Amenities:  Certain amenities of the Property may be of a seasonal nature, such as, but not limited to, wood/gas fireplaces, screens, pools, etc. For such seasonal items, they will only be available during the appropriate seasons and will not be available year-round.  Tenant acknowledges that there may be fees associated upon entry of community pools, hot tubs, etc. Such fees will be paid by Tenant and/or Tenant’s guests upon entry.

Weather Conditions:  We cannot be responsible for winter weather conditions, so when you make your winter reservations, make sure that you have proper equipment (tires, etc.) to drive in the snow and carry tire chains for driving over the passes.  (Once a winter storm is over, our local roads are kept open and are in good condition for winter travel, and our driveways are plowed as soon as possible.)  There are no refunds for road closures, however if both mountain passes (Snoqualmie and Stevens) are closed for more than eight hours on arrival day, Tenant may receive a credit voucher for that day. 

Hold Harmless:  All Tenants and their guests use the Property at their own risk.  Tenants hereby agree to release the property Owner and Agent and to indemnify, defend, and hold Owner and Agent harmless from and against all liability, claims and causes of actions whatsoever and from all damages to Tenant’s family, licensees, guests, invitees, and/or other persons or property occupying or utilizing the property during the term hereof which occur or arise as a result of the Tenant’s use or occupancy of the Property or Premises.  Tenants further agree to indemnify the property Owner and Agent for any damages claimed, alleged or caused to Tenants or third parties by Tenant’s use or occupancy or the use of Tenant’s family, licensees, invitees, guests and/or third parties.  By endorsing this Rental Agreement, Occupant of Premise (Cardholder), Tenant(s) and/or Invitee(s) hereby forever hold harmless and indemnify Agent and its Property Owners from any liability/responsibility arising therefore.  In any action concerning duties or liabilities of the parties, Tenant agrees to venue in Kittitas County, Washington, and the prevailing party will be entitled to recover reasonable attorney fees and costs. 

Intent of Parties:  The parties to this agreement intend that the property is to be utilized for temporary vacation occupancy and this agreement shall not substitute or create a Landlord/Tenant relationship as described by the Revised Code of Washington 59.18.010 et.seq. and the parties hereby waive any such relationship should it be deemed to apply.
