Terms And Conditions

Payment Methods

For payments made via credit card and/or Paypal, there is a 7.00 percent surcharge. PayPal, Direct Bank Deposit, Email Money Transfer, Cash Short notice requests can only be paid by PayPal.

Booking Deposit

The booking is confirmed with a deposit of 100 percent of the rent. Long Term Stay booking is confirmed with a deposit of 13000 THB.

Payment Balance

Full payment is due at booking time.

Cancellation Policy

Cancellation 7 or more days prior to arrival, 00 percent of all payments are refunded.

Quiet Time Policy

The quiet time is from 10:00 PM To 08:00 AM

Smoking Policy

Smoking is allowed, but outside only.

Pet Policy, Deposit & Fees

Pets are not allowed due to bylaws/regulations/policies. A minimum "Fine" of 5000.00 will apply if evidence of a pet is found in the property. NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.

Cleaning on Departure

Cleaning on Departure is included in the rent If property is left in unreasonable condition, extra cleaning fee will apply.

Cleaning During Stay

Daily maid service can be requested for a fee. Linens changed for an additional 100 per maid service.

Linen

A fee is charged for Linen Fee of 100.00 THB is charged on every week(based on a minimum of 4 weeks)

Internet Service & Fee

Internet is included in the rent Password is available at the check-in front desk..

Children Policies

Children of all ages are welcome. Children under the age of 15 must be supervised at the pool/hot tub.

Check In/ Out Times Policies - Property Access

Check IN: 09:00 PM Check OUT: 1:00 PM Guest to notify owner if they expect to arrive after 6 pm. Flexible Check In/Out times are possible, dependent on outgoing/incoming guests. Key is provided at check in.

Parking

Parking is free. No parking permit is required. Parking is on a first come, first serve basis.

Security or Damage Deposit

A refundable security/damage deposit is required. A damage deposit equal to the stay but no more than one month of rent is due. When warranted, the deposit (or portion thereof) is refunded on check-out day., For a Long Term Stay, the deposit is 13000 THB, Long term rentals may be subject to a larger deposit. The security deposit must be paid on arrival in cash..
